AUSTIN, TEXAS — CIM Group is nearing completion of Fifth + Tillery, a 182,700-square-foot office project in East Austin. The Los Angeles-based developer acquired the property in October 2019 shortly after construction began and expects to open the building in July. Spaces at Fifth + Tillery will be marketed to creative office users and will feature outdoor balconies with heightened levels of natural light. The building will also offer a landscaped courtyard with various outdoor amenities.

LOS ANGELES — Panorama Senior Housing has released plans for an assisted living and memory care community on Holt Avenue, 200 feet south of Los Angeles’ Beverly Hills neighborhood. KTGY Architecture + Planning designed the 61,000-square-foot project. Construction is slated to start in early 2021, with delivery planned for late 2022. The community will have a total of 80 resident rooms, 62 for assisted living and 18 for memory care. The memory care units will be on the second floor of the five-story building, with a dedicated common area, dining room and patio. “[My goal is to] come up with buildings that reflect the urban setting,” says Daniel Kianmahd, founder and principal with Panorama. “That’s where baby boomers want to age, in the same urban neighborhood where they raised their families.” “I’m keenly aware of the scarcity of developable sites,” continues Kianmahd. “The solution is to get creative with layouts so we can build the housing needed to combat the housing crisis. Bringing this and other senior-focused developments to fruition is essential to achieving balanced housing solutions for the entire region.”
AUSTIN, TEXAS — Rastegar Property Co., a private real estate owner and developer, has purchased two parcels in South Austin for the development of a new mixed-use project. The sites are located at 505 and 507 W. Live Oak St. and are the final leg of a 2.5-acre land assemblage that began with Rastegar’s purchase of a site last September. In January, the company bought two sites at 508 and 511 W. Live Oak St. that totaled a little more than a half-acre for an undisclosed price. The new development will sit at the corner of South 1st Avenue and West Live Oak Street near Barton Springs Road. The site is a few blocks from South Congress Avenue, as well as Austin’s central business district. Merritt Properties Acquires 51 Acres in Durham to Build Four-Building Industrial Park

DURHAM, N.C. — Merritt Properties has acquired 51 acres in Durham for Merritt TW Crossing, a planned four-building, 282,400-square-foot industrial park near Research Triangle Park. Merritt expects to deliver the asset in the fourth quarter of this year. The four buildings will range in size from 36,120 to 106,100 square feet. The land is situated at 3100 S. Miami Blvd., seven miles south of downtown Durham. The buildings will offer 18- to 24-foot ceiling heights, 110- to 180-foot truck courts, dock-high and drive-in doors and free surface parking. Merritt Construction Services is the general contractor. Ann-Stewart Patterson and Austin Nagy of CBRE | Raleigh will handle leasing efforts on behalf of the owner.
ST. CLOUD, MINN. — Miller Architects & Builders has broken ground on Encore on the Park Apartments, a 105-unit luxury apartment complex in St. Cloud, about 65 miles northwest of Minneapolis. Located next to Heritage Park, the three-story project will include a courtyard, walking path and parking garage. The ground floor will house a mail center, community room and fitness center. The second and third floors will include a business center, yoga room and game room. Completion is slated for summer 2021.
ANKENY, IOWA — Ankeny Community School District has hired Stahl to build additions to Ankeny High School and Ankeny Centennial High School. Combined costs for the two projects are $24 million. Stahl will begin construction this summer with completion scheduled in time for the 2021-2022 school year. The additions will increase capacity at each school from 1,400 to 1,860 students. Last year, Ankeny ranked as the 10th-fastest growing city in the country, according to the U.S. Census Bureau.
AUSTIN, TEXAS — A joint venture between national developer Patrinely Group and San Antonio-based USAA Real Estate has broken ground on Aspen Lake Three, a 128,990-square-foot build-to-suit office project in Austin for Q2 Holdings, a provider of cloud-based banking solutions based in the state capital. The four-story building will be located on the city’s north side and is expected to be complete in April 2021. Will Douglas, Russell Young and Harrison Schumacher of JLL represented Q2 Holdings in its site selection and lease negotiations for Aspen Lake Three, which is part of a three-building complex located on the city’s northwest side. Dennis Tarro of Patrinely Group represented the landlord internally along with Ben Tolson of local firm AQUILA Commercial.
MIAMI — A joint venture between AJP Ventures and Mas Group will develop MedSquare Place, a planned 37,000-square-foot medical office building in Miami’s Westchester neighborhood. The developers plan to break ground this summer at the property, which is situated at 9101 SW 24th St., 11 miles west of downtown Miami and five miles north of Baptist Hospital of Miami. WellMed Medical Management, a healthcare delivery company, has signed a 19,000-square-foot lease to anchor the property. The site was formerly an AT&T corporate office, the demolition of which will begin this month. The property will feature valet and reserved parking, a covered patient drop-off area at the main lobby, floor-to-ceiling hurricane impact windows and a safety back-up generator.
AUSTIN, TEXAS — Texas Children’s Hospital will open a new, $450 million freestanding hospital for women and children near Lakeline Mall in North Austin. The 48-bed, 360,000-square-foot facility will include neonatal intensive care and pediatric intensive care services, as well as a children’s urgent care center and numerous pediatric subspecialty services. In addition, the new hospital will offer approximately 1,200 free parking spaces. International architecture firm Page is designing the project, and McCarthy Building Cos. is the general contractor. The project is expected to be complete in late 2023 and to bring as many as 400 new jobs to the Austin area.
LOS ANGELES — Panorama Senior Housing has unveiled plans for Eagle Rock Assisted Living and Memory Care Center in the Eagle Rock neighborhood of Los Angeles. KTGY Architecture + Planning is the architect of the new community. Groundbreaking is scheduled for early 2021, with completion in late 2022. The property will feature 87 assisted living units and 22 memory care units in a five-story building and a four-story building with a rooftop deck. A ground-level courtyard and subterranean parking structure will connect the two buildings. “This site was quite challenging because we had to fit a commercial kitchen, large dining room and a ton of other amenities in two separate buildings,” says Daniel Kianmahd, founder of Panorama. “In fact, about 45 percent of the gross area of the building is dedicated to common area compared to 15 percent for typical apartment buildings.” The planned community fits in with Eagle Rock’s “Rock the Boulevard” campaign, a $16.2 million makeover of the neighborhood’s main thoroughfare.
