KYLE, TEXAS — Dallas-based Montfort Capital Partners (MCP) will develop a 550-unit expansion project at its CubeSmart-operated self-storage facility located on Cromwell Drive in the Central Texas city of Kyle. The expansion building will span 55,000 square feet of net rentable space and will offer both climate- and non-climate-controlled units. The groundbreaking is scheduled for July, and the project is expected to be complete by early 2021.

Larken Associates Breaks Ground on 191-Unit Luxury Apartment, Retail Project in Hillsborough, New Jersey

HILLSBOROUGH, N.J. — New Jersey-based developer Larken Associates has broken ground on Hillsborough Village Center, a 191-unit luxury apartment building in Hillsborough, approximately 25 miles north of Trenton. Located at 650 U.S. Highway 206, the nine-building community will feature one-, two- and three-bedroom floor plans and approximately 28,000 square feet of ground-level retail space. Amenities will include a fitness center and a standalone clubhouse with a business center, game room, theater and pool. Larken Associates expects te first units to be available for occupancy in mid-2021.
STRONGSVILLE, OHIO — Scannell Properties is underway on the development of an 180,000-square-foot speculative industrial facility at Mills Business Park in Strongsville, a southern suburb of Cleveland. Peak Construction Corp. is the general contractor for the project, which will feature a clear height of 32 feet, 33 dock doors, three drive-in doors and parking for 198 cars. Peak is also completing a 70,000-square-foot interior buildout for an undisclosed e-commerce company. Other project team members include HSB Architects + Engineers and Weber Engineering Services. A timeline for completion was not disclosed.
SEATTLE — Terreno Realty Corp. has completed the $15.9 million redevelopment of an industrial property located on Sixth Avenue South in Seattle. The redeveloped property consists of a newly renovated, 51,000-square-foot distribution facility on approximately 1.7 acres two miles from downtown Seattle. The asset is adjacent to Seattle’s Port and SoDo districts. Additionally, Terreno has executed a lease for 100 percent of the property with a leading manufacturer of electric vehicles.
Brookwood Properties to Open 1,100-Unit Self-Storage Facility Near Baton Rouge in June

DENHAM SPRINGS, LA. — Brookwood Properties LLC will open a 1,100-unit self-storage facility the first week of June in Denham Springs. The four-story building will span 130,000 square feet and offer climate-controlled units. The Baton Rouge, La.-based developer broke ground on the project in May 2019. Baton Rouge-based Rosehill Construction LLC is the general contractor. Buffalo, N.Y.-based Life Storage will manage the property upon completion. The facility is located at 100 Rushing Road, 15 miles east of downtown Baton Rouge. This will be Brookwood’s 50th facility in its portfolio.
Berkadia Arranges $9.1M Construction Loan for Multifamily Development in Downtown Fort Lauderdale

FORT LAUDERDALE, FLA. — Berkadia has arranged a $9.1 million construction loan for The Forge, a 35-unit multifamily community within FATVillage in downtown Fort Lauderdale. The developer and borrower, Urban Street Development, expects to break ground this year and open the seven-story complex in late 2021. An undisclosed bank provided the loan at a 55 percent loan-to-value ratio. The Forge will offer one- and two-bedroom loft-style floor plans ranging from 781 to 1,350 square feet. Apartments will feature 12- to 14-foot ceilings, finished concrete floors, Bauhaus-inspired windows, open entertainment kitchens, quartz countertops and smart home technology. Community amenities will include a CrossFit-inspired gym, garage parking and shared access to the Foundry Loft’s pool deck next door. Additionally, the property is located one block away from the Fort Lauderdale’s Brightline/Virgin Trains Station, offering direct service to Miami and West Palm Beach. FATVillage (Flagler + Arts + Technology Village) is a neighborhood that includes dozens of eateries, markets, boutiques and galleries.
Highridge Costa, SVA Architects Plan Twin Oaks Seniors Housing Community in Oakley, California

OAKLEY, CALIF. — Highridge Costa Development Co. and SVA Architects Inc. have released plans for Twin Oaks Senior Residence, a mixed-use project in Oakley, located between Sacramento and the Bay Area. The three-story community will feature 98 one-bedroom and 32 two-bedroom units for people age 62 and older. Units are reserved for those earning between 50 percent and 80 percent of the area median income. The project will also include 5,667 square feet of street-fronting commercial space, 188 parking spaces and over 63,000 square feet of open space on the 5.85-acre site. The Oakley City Council approved the project in October 2019, and the development team expects to break ground the second half of 2020. A timeline for completion was not released. SVA and Highridge Costa are partnering on several high-profile affordable housing projects, including the $130 million Kulana Hale project in Hawaii.
SHREWSBURY, MASS. — Massachusetts-based Casa Builders and Developers is underway on construction of Wyman Farms, a 26-unit senior living community in Shrewsbury, an eastern suburb of Worcester. The property will feature 13 duplex-style residences with two bedrooms each that will be restricted to residents age 55 and older. The property is located near UMass Memorial Medical Center University Campus, multiple golf courses and retailers such as Wegmans, Walmart and Whole Foods Market. The project is slated for completion in 2022.
Frampton Construction Breaks Ground on 50,000 SF Office Redevelopment in Metro Charleston

MOUNT PLEASANT, S.C. — Frampton Construction has begun demolition and broken ground on The Shelmore, a planned 50,000-square-foot office redevelopment in Mount Pleasant. The site is the former home of a Bi-Lo grocery store. The redevelopment will include adding a lobby with a two-story “jewel box” entry and installing 30 new windows and 10 skylights. The redeveloped property will feature 18-foot ceilings and the potential for a variety of floor plans suitable for both small and large office users. The existing retail surrounding the building will also receive exterior upgrades to match the new façade. The property is located at 774 S. Shelmore Blvd., six miles north of downtown Charleston. The developers are Collett Capital, Lions Gate Capital LLC and WECCO Development. LS3P Associates is the architect. Completion is slated for this fall.
C.W. Driver Breaks Ground on $38M Reconstruction of Menifee Valley Middle School in California

MENIFEE, CALIF. — C.W. Driver Cos. has broken ground on the reconstruction of Menifee Valley Middle School, located at 26255 Garbani Road in Menifee. The $38 million, 71,277-square-foot project will help transition the campus to a magnet school focused on visual and performing arts. The redevelopment includes the addition of two new classroom buildings, restorations to the Visual and Performing Arts Center, construction of an open-concept library and renovations to existing locker rooms. Slated for completion in spring 2021, the renovated campus will also feature the reconstruction of temporary portable classrooms into permanent classrooms and lab spaces that create a centralized academic courtyard and cohesive community. Additional modifications include a new music and choir space, a renovated stage in the Visual and Performing Arts Center, introduction of outdoor learning spaces, large classroom windows and active learning spaces optimized for use in the arts, music and sciences known as flex labs. Menifee Valley Middle School’s new library will include a flexible plan configuration, collaboration spaces to facilitate group work and soft seating areas for students.
