NEW YORK AND BOSTON — Swedish construction company Skanska has begun a $40 million rehabilitation project for railway company Amtrak. The project will include structural modifications and industrial equipment upgrades for three maintenance facilities located in Boston, New York and Washington D.C. Skanska originally built the facilities 20 years ago and was contracted again to upgrade them to accommodate the upcoming Acela 21 high-speed rail service trains. Construction is slated for completion in the first quarter of 2021, and the new trains will be placed into service late next year.

CEDAR PARK, TEXAS — MedCore Partners, a Dallas-based healthcare development and brokerage firm, has broken ground on Hill Country Medical Plaza, a 29,600-square-foot medical office project in the northern Austin suburb of Cedar Park. The two-story building will be located adjacent to a 93-bed hospital and is 77 percent preleased to tenants such as Texas Digestive Disease Consultants and Hill Country Endoscopy Center. Felder Group Architects is designing the project, and IE2 Construction Inc. is the general contractor. Completion is slated for October.

PRIOR LAKE, MINN. — Vincent Development has received approval from the city of Prior Lake for the development of Summers Ridge Senior Living. Comprising 40 units of assisted living and memory care, the senior living facility will be located at 4285 Fountain Hills Drive in Prior Lake, about 20 miles southwest of Minneapolis. Great Lakes Management will manage the one-story property, which will feature 24-hour support, private bedrooms and bathrooms, home-cooked meals, physical and mental exercises, outings and activities, housekeeping and laundry services.

WESTMINSTER, CALIF. — Los Angeles-based Meta Housing Corp., in a joint venture partnership with Western Community Housing, has broken ground on Westminster Crossing, an affordable and permanent supportive housing multifamily community located ta 7122 Westminster Blvd. in Westminster. The $42 million development will provide 65 units with fully equipped kitchens with dishwashers, private bathrooms and a mix of hardwood and carpet flooring. Additionally, the project will include 89 parking spaces, 10 bicycle parking spaces, a community garden, outdoor lounge with barbecue area, synthetic turf play area and a children’s play area. The community spaces will include a homework room, conference rooms, art studio/maker space, gym/fitness/dance room and a community room, as well as management and service-provider offices. Upon completion in fall 2021, John Stewart Co. will manage the three-story property. The development team includes Meta Housing and Western Community Housing as co-developers and general partners, KPRS Construction Services as general contractor, IMG as construction manager, Y&M Architects as architect and MJS as landscape architect. DENVER — AMLI Residential, a multifamily developer and owner based in Chicago, has purchased 2.7 acres of land on South Broadway in Denver for a new 300-unit apartment community. The property is situated within Broadway Park, a mixed-use, infill redevelopment totaling 75 acres and entitled for up to 10 million square feet of development. Denver-based D4 Urban is the master developer of Broadway Park and sold the land to AMLI. Chris Cowan and Mackenzie Walker of Newmark Knight Frank (NKF) Multifamily represented D4 Urban in the land sale. The sales price was not disclosed. Community amenities at the project, named AMLI Broadway Park, will include a rooftop deck; two-story fitness and clubhouse area; pool; barbecue and lounge area; dog run; and several courtyards. The property is designed to achieve LEED Gold certification, which is a hallmark of AMLI communities nationwide. Building 3 offers 137,000 square feet of speculative industrial space. Located at 2065 Sanyo Ave., the concrete tilt-up building features a 32-foot minimum clear height, 4,000 amps of 277/480 volt power, manufacturing sewer and water capacity, ESFR sprinklers, concrete truck courts and wide column spacing. Additionally, the facility has 33 dock-high doors and 10 short-yard expansion docks. The business park is a fully fenced, secure site with on-site security and C-TPAT qualification. LOS ANGELES — Counterpointe Sustainable Real Estate (CounterpointeSRE) has closed a Commercial Property Assessed Clean Energy (C-PACE) transaction totaling $14.5 million in financing through the California Statewide Communities Development Authority’s Open PACE program. The financing will support energy efficiency, seismic strengthening and water conservation measures at a new multifamily property, which LiveWorkCreate is developing. Located at 2870 W. Olympic Blvd. in the Koreatown neighborhood of Los Angeles, the seven-story multifamily development will feature 126 units, ground-floor retail space and a parking garage. Upgraded sustainability features are projected to reduce electricity and water consumption, as well as greenhouse gas emissions. The upgraded multifamily property is slated for completion in 2022. The $14.5 million in C-PACE funding for the project is being used to directly support energy-efficient infrastructure investments throughout the building, including building envelope, interior lighting, HVAC, low-flow fixtures and high-efficiency domestic hot water.

BELLEVUE, WASH. — SummerHill Apartment Communities has acquired a 1.4-acre transit-oriented development site, located at 1600 132nd Ave. NE in Bellevue. The property is situated next to the planned Bel-Red/130th East Link light rail station. A private family office sold the asset for $12.3 million, or $200 per land square foot. SummerHill received approval in March to construct a 249-unit multifamily building. Runberg Architecture Group designed the project, which will feature a courtyard that will face the new light rail station. Dylan Simon and Jerrid Anderson of Kidder Mathews’ Seattle office represented the seller, while the buyer was self-represented in the deal.

HONOLULU — The Howard Hughes Organization has received a $356.8 million construction loan for Kō’ula, the sixth residential mixed-use tower at Ward Village in Honolulu. The loan features a three-year initial term with a one-year extension. US Bank and seven other participating lenders provided the capital. Total project costs are estimated at $485.1 million, exclusive of land costs. Developed by The Howard Hughes Corp., Ward Village is a 60-acre, master-planned community in Honolulu. At full build-out, the development will include approximately 1 million square feet of retail and thousands of residential homes. Current mixed-use residential towers at Ward Village are Waiea, Anaha, Ae’o and Ke Kilohana. New residential buildings that are in development or under construction include A’ali’I, Kō’ula and Victoria Place. Ward Village is the first-ever LEED-ND Platinum-certified master-planned community in the country and the only in Hawaii.
