KONA, HAWAII — The Davies Group at Los Angeles-based George Smith Partners has arranged both a $51.7 million senior construction loan and $16.2 million in mezzanine debt for the ground-up development of Niumalu Marketplace, a shopping center in Kona. The borrower is Commercial Real Estate Development Enterprise (CREDE). Safeway will anchor the 204,275-square-foot retail property, which is slated for completion by fourth-quarter 2020. Malcolm Davies, Zachary Streit, Evan Kinne, Alexander Rossinsky, Rachael Lewis, Aiden Moran and Maxwell Shedlosky of George Smith Partners facilitated the transaction. Centennial Bank provided the construction financing portion and Pearlmark Real Estate Partners provided the mezzanine debt.

PLAINVIEW, TEXAS — The City of Plainview and Hale County are nearing completion of Hale County Business Park, a 150-acre industrial development in West Texas. The site is located along the Interstate 27 corridor in Plainview, roughly midway between Amarillo and Lubbock. The park is also situated on the BNSF Rail Line, which runs adjacent to the southern boundary. An official ribbon-cutting ceremony will be held on Tuesday, March 24. Western Equipment, a provider of John Deere tractors and parts, has signed a 45,000-square-foot lease as the park’s first tenant.
FRENCH VALLEY, CALIF. — Southlake, Texas-based United Development Co., in partnership with Pasadena, Calif.-based Halferty Development Co., has started construction of French Valley Marketplace, a shopping center in French Valley, approximately seven miles northeast of Temecula. Situated on 22 acres, French Valley Marketplace will offer 132,500 square feet of leaseable space in 16 buildings, with 44,300 square feet of retail space still available, four drive-thru pads for ground lease or build-to-suit and 5,000 square feet of grocery store and planned pharmacy space. Pre-leased tenants include Grocery Outlet, LA Fitness, McDonald’s, 7-Eleven and AutoZone, all of which are slated to open later this year. Romspen provided the construction financing, which Dallas-based Metropolitan Capital Advisors sourced. Nick Wirick and Miranda Fifield of Lee & Associates are handling leasing for the property.
NEW YORK CITY — SL Green Realty Corp. has entered into a 99-year ground lease with the owner of 126-132 Nassau Street, a construction site in Lower Manhattan. The developer plans to build a 215,000-square-foot residential building at the site after demolishing an existing 98,412-square-foot office building. Additional details of the construction plans were not disclosed. However, this land acquisition follows several recently completed SL Green mixed-use projects in New York City, including a student residence hall at 33 Beekman St.; a student residence hall at 180 Broadway in Brooklyn; and a multifamily building at 185 Broadway in Brooklyn.
SAN JOSE, CALIF. — McCarthy Building Cos., in collaboration with FLAD Architects, has topped out the Interdisciplinary Science Building (ISB) at San Jose State University in San Jose. The project is the first new academic building to be built on campus in more than 30 years and the first new science facility in almost 50 years. The eight-story building will serve the 3,000 undergraduate and graduate students within the College of Science and STEM and is the first phase of the San Jose State University’s new Science Park, a science and innovation center. In addition to research and teaching labs, the 161,200-square-foot facility will feature specified rooms provided for student research teams to gather and work away from chemicals and instrument setups to discuss the results of projects. Each floor of the ISB will also include collaborative hubs for students and faculty to work together. Targeting LEED Gold certification, ISB will feature modern, state-of-the-art science laboratories and research capabilities in order to meet the needs of students within the disciplines of biology, chemistry, biochemistry, biotechnology and high-performance computing.
AUBURN HILLS, MICH. — Demolition work has begun at the Palace of Auburn Hills, the former home of the Detroit Pistons basketball team. The venue, which also hosted concerts, opened in the late 80s and closed in 2017. The Pistons now play at Little Caesars Arena in Detroit along with the Detroit Red Wings. The Palace of Auburn Hills sold to Livonia-based development firm Schostak Brothers & Co. for an undisclosed price last year. Specific future development plans have yet to be released, but the property has been zoned for research and development, technology and office use.
PORTAGE, MICH. — Jaqua Realtors has opened its new office on Milham Avenue in Portage, located about five miles south of Kalamazoo. The new 7,622-square-foot building will be home to the company’s commercial real estate, corporate relocation and property management divisions. It is situated next door to Jaqua’s residential real estate office. The brokerage firm is approaching 45 years in the real estate business.
NEW YORK CITY — StorQuest Self Storage has opened a 1,092-unit facility in the Brownsville neighborhood of Brooklyn. Located at 507 Osborn St., the facility offers month-to-month rentals for climate-controlled units and business storage. StorQuest is a subsidiary of The William Warren Group Inc., an owner and operator of self-storage assets.
JENKS, OKLA. — Simon Property Group Inc. has broken ground on Tulsa Premium Outlets, a 340,000-square-foot, open-air retail and dining destination. The property is located just off the Creek Turnpike in Jenks, a southern suburb of Tulsa, and will be Simon’s 91st Premium Outlets development. Construction of the property is expected to generate 400 jobs, and the opening of the center is anticipated to create 800 new full- and part-time jobs. A completion date was not released.
PHOENIX — ViaWest Group has broken ground on Superior Logistics Center, which will occupy a 9.2-acre land site at the northwest corner of Superior Avenue and 44th Street just south of Sky Harbor Airport in Phoenix. Superior Logistics Center will consist of two mid-bay industrial buildings: 71,500 square feet and 79,200 square feet, with divisibility down to 15,000 square feet. The development team includes Alliance Bank of Arizona, Deutsche Architecture Group, Kimley-Horn and Nitti Builders. John Werstler and Cooper Fratt of CBRE’s Phoenix office are handling the leasing of the project.
