PIEDMONT, S.C. — A partnership between Atlanta-based TPA Group, Greenville-based Appian Investments and Irvine, Calif.-based Passco Cos. has broken ground on Grove Reserve, a 158,886-square-foot, speculative industrial building in Piedmont. The building will feature 30-foot clear heights, 60-foot speed bays, a 135-foot truck court, 34 dock doors, more than 150 parking spaces, ESFR sprinklers and LED lighting. The asset is situated within Augusta Grove Business Park, a 1,100-acre industrial park located nine miles south of downtown Greenville. The developers expect to deliver Grove Reserve this fall. Wakefield Beasley & Associates is the architect, BlueWATER Civil Design is the civil engineer and Harper Corp. is the general contractor. Grice Hunt, Clay Williams and Ford Borders of NAI Earle Furman are handling the leasing efforts.

CHANDLER, ARIZ. — VanTrust Real Estate has started construction on Chandler Corporate Center II, the second phase of its 26-acre business center in Chandler. Located at 4100 W. Chandler Blvd., the two-story, 118,000-square-foot office building will feature a two-story glass entrance enhanced with stone, wood and ceramic tile lobby finishes, along with integrated LED light fixtures. Designed by Butler Design Group, the building will consist of precast concrete perimeter bearing walls and steel frame super structures with 10- to 14-foot floor-to-floor heights. The property will be adjacent to Chandler Fashion Center and is easily accessible by nearby freeways. Slated for completion by September, the building will complement a similar building constructed in the first phase, which Allstate Insurance occupies. Future phases may include additional build-to-suit or speculative office and on-site retail space. Steven Leinweber is constructing the office project, which Colliers International is marketing.

EATONTOWN, N.J. — A partnership between Miami-based homebuilder Lennar Corp. and U.S. Home Corp. has acquired a 73-acre site in Eatontown, located approximately 50 miles south of New York City for the development of a $125 million mixed-use project. The Fort Monmouth Economic Revitalization Authority approved the sale of Parcel B, which is located on a former military installation, on Feb. 24, though the deal is subject to a 10-day veto period. Preliminary plans call for 302 residential units and 150,000 to 250,000 square feet of commercial space. A tentative construction timeline was not released.

PHOENIX — A public-private partnership between Arizona State University and Capstone Development Partners has broken ground on a $118 million mixed-use development located within the university’s downtown Phoenix campus. The project — titled the Downtown Phoenix Residence Hall and Entrepreneurial Center — will feature 75,000 square feet of academic space in the form of design studios, flexible classroom space, fashion studios, fabrication labs, music practice rooms, recording studios and live event space. The 207,000-square-foot residential component of the community will house up to 530 students in two- and four-bedroom, apartment-style units. The design-build team for the project includes architect Studio Ma and general contractor DPR Construction. Development is scheduled for completion in fall 2021.

DENVER — McCaffery, Ivanhoé Cambridge and Hines have started construction of T3 RiNo, a six-story T3 (timber, transit and technology) office building in Denver. Situated in the River North Art District (RiNo), the 240,000-square-foot building will feature common, hospitality-driven social areas; large, private tenant terraces on each floor; a modern fitness facility and bicycle facility; 17,000 square feet of retail space; and convenient access to the Regional Transportation District (RTD) commuter rail system. Designed by Pickard Chilton Architects and DLR Group, T3 RiNo is slated for completion in spring 2022.

JERSEY CITY, N.J. — Wallabout Realty Holdings is developing Parkview Apartments, a 170-unit multifamily project in Jersey City. The project will consist of two adjacent, seven-story buildings located at 87-99 Van Horne St. and 72-78 Woodward St. near Berry Lane Park. The buildings will feature a total of 65 one-bedroom, 95 two-bedroom and 10 three-bedroom units. Dresdner Robin and Montefiore Architectural Studio are serving as project and landscape architects, respectively. Construction is slated to complete by the end of 2021.

DALLAS — Locally based firm De La Vega Development has completed demolition of the former Affiliated Computer Services building at 2828 N. Haskell Ave. in Dallas. The property was temporarily known as The Leaning Tower of Dallas following a failed demolition attempt on Feb. 16 that left part of the building standing at a sharp angle. The site is the future home of The Central, a 27-acre mixed-use development that will feature about 5 million square feet of residential, hospitality, retail, restaurant and entertainment space, as well as a 3.5-acre park. Lloyd D. Nabors Demolition LLC is the contractor that handled the demolition work.

LAS VEGAS — LaPour Cos. and G2 Capital Development, both based in Las Vegas, have broken ground on Narrative, a Class A office building located in Las Vegas. Situated in the southwest portion of the valley near the 215 Beltway and South Durango, Narrative will feature 100,184 square feet of office space in a four-story building. Slated for completion in fourth-quarter 2020, the development is the first of its kind in the area since the recession, according to the developers. DETROIT — Ciena Healthcare has opened Regency at Chene, a $23 million rehabilitation and skilled nursing center located at 2295 E. Vernor Highway in Detroit. The property includes 46 private suites, 55 semi-private suites and four bariatric suites. Each has a private bathroom. Amenities include three dining rooms, lounges, a café, library, beauty shop and salon. More than 200 full-time and part-time employees will work at the 93,652-square-foot facility.
