FORT WORTH, TEXAS — Ascendant Commercial, a Dallas-based investment and development firm, has purchased land at the northwest corner of Interstate 35 and State Highway 1187 in south Fort Worth for a 2.2 million-square-foot industrial project. Construction of Phase I of the project is expected to commence this summer and to feature an 850,000-square-foot speculative distribution center. Delivery is slated for May 2021. CBRE is handling leasing of the new facility.

NORTH LAS VEGAS — Portland, Ore.-based Harsch Investment Properties has completed the development of Speedway Commerce Center IV, a 168,000-square-foot industrial building located at 6101 N. Hollywood Blvd. in North Las Vegas. The facility is the latest addition to the existing 2.6 million-square-foot Speedway Commerce Center. This development brings Harsch’s holdings in North Las Vegas to 4 million square feet. Speedway Commerce Center IV features office build-outs in each unit, 32-foot minimum warehouse clear heights, 1.4/1,000-square-foot parking ratio, 50-foot concrete aprons and LED warehouse and office lighting. The property also offers ample dock-high and grade-level loading, ESFR sprinklers with K17 rating, 60-foot speed bays and energy-efficient evaporative coolers. Jason Simon, Rob Lujan and Xavier Wasiak of JLL negotiated three leases, totaling 76,926 square feet, for the property, bringing it to 46 percent occupancy. Q Corp. will occupy 37,918 square feet, Proslat will utilize 15,738 square feet and Vogue Tyres will take 23,270 square feet at the facility.
BISMARCK, N.D. — CBL Properties has unveiled the first phase of redevelopment plans for the former Herberger’s department store at Kirkwood Mall in Bismarck. Three fast-casual restaurants, including Five Guys, Blaze Pizza and Chick-fil-A, will join the mall. As part of the project, roughly 40,000 square feet of the former Herberger’s will be demolished. The remaining 52,000 square feet will be utilized in future phases of redevelopment. An additional pad site will be created in the parking area. Construction is set to begin this spring.
NEW YORK CITY — Ariel Property Advisors has arranged the $8.1 million sale of a nine-parcel residential development site in the Red Hook neighborhood of Brooklyn. Located at 185-199 Conover St. & 135 Dikeman St., the parcels offer a total of 27,436 developable square feet. Sean Kelly, David Khukhashvili and Jiani Zhou of Ariel Property Advisors represented the seller, Red Hook Building Co. The team also procured the buyer, Diamond Development Group.
PORTLAND, ORE. — Hyatt Hotels Corp. has opened Hyatt Centric Downtown Portland, located at 601 S.W. 11th Ave. in Portland. The property is the first Centric-branded hotel in the Pacific Northwest. Situated in Portland’s West End district, the hotel features 220 guest rooms, a 24-hour fitness center and three meeting spaces, including the 1,368-square-foot Pettygrove Room and the 428-square-foot technology-driven boardroom. The hotel’s signature restaurant, MASIA, serves Catalan- and Spanish-inspired cuisine. The property also features MASIA Bar, the hotel’s lobby bar, and 180 Xurros, which serves as the hotel’s 24-hour market. Portland-based Mortenson, in partnership with Sera Architects, designed the property.
TEMPE, ARIZ. — Trinitas has acquired a development site located at 707 S. Forest Ave. near Arizona State University in Tempe. The company plans to develop a 530-bed student housing community offering studio, one-, two-, three- and four-bedroom units above street level retail. Shared amenities at the development will include a swimming pool, fitness center, collaboration spaces and an open-air skydeck. A joint venture between Trinitas and Harrison Street provided equity financing for the site acquisition. PNC Bank provided construction financing. The project is scheduled for a 2021 opening.

DENVER — 9th Avenue (Denver) Land, a joint venture between Continuum Partners and CIM Group, has opened Milo, a market-rate multifamily building at 9+CO, a mixed-use property in Denver. Designed by Shears Adkins Rockmore Architects, Milo features 319 micro, studio, one-, two- and three-bedroom apartments across two buildings. The units range from 370-square-foot micro units with built-in wardrobes and murphy beds to 1,590-square-foot three-bedroom flats. Ground-floor units include walk-up private entrances and two-story townhomes. Additional unit finishes include stainless steel appliances, walk-in closets, in-unit washers/dryers and balconies in select units. Community amenities include co-working office space; roof deck with grills, fire pits and seating; a hot tub; heated lap pool; resident lounge with entertaining kitchen; shuffleboard table; 24-hour fitness center; secured parking garage; bicycle and ski repair center; pet and bicycle wash; and storage units on every floor. Milo is the second market-rate residential building at 9+CO, joining the 275-unit Theo development that opened in May 2018. SAN ANTONIO — Winston Hotels LLC has purchased Riverview Towers, a 20-story- building in downtown San Antonio that previously served as a 298,000-square-foot office property. The new ownership will convert the building into a mixed-use development with 342 hotel rooms, 60,000 square feet of office space and 3,000 square feet of ground-floor retail space. The hotels will carry the dual brands of AC by Marriott and Element by Westin. A timeline for completion was not disclosed. Whit Jordan of CBRE represented Winston Hotels in the acquisition. BONDURANT, IOWA — Amazon has unveiled plans to open its first fulfillment center in the state of Iowa in the city of Bondurant, which is northeast of Des Moines. Amazon expects to create 1,000 full-time jobs at the 645,000-square-foot warehouse. Workers will work alongside Amazon robotics to pick, pack and ship small items such as books, electronics and toys. A timeline for completion was undisclosed.
IDAHO FALLS, IDAHO — ShowBiz Cinemas plans to develop one of its Bowling, Movies and More! entertainment centers at Jackson Hole Junction in Idaho Falls. This location will be ShowBiz Cinemas’ first complex in Idaho; the company currently operates locations in Texas, Oklahoma and Florida. Slated to open in December, the entertainment center will be located at Sunnyside Road #116 Exit off Interstate 15. Construction is currently underway, with the official groundbreaking ceremony scheduled for Feb. 27. Bowling, Movies and More! entertainment center at Jackson Hole Junction will feature 14 boutique bowling lanes, an arcade with redemption center, multiple party rooms, a lane-side café with expansive food and drink options, full bar, concessions area and eight movie auditoriums with recliner seating. Additionally, the development will feature a Superior Digital Experience auditorium with 4K digital laser projection, Dolby Atmos surround sound and a four-story, 70-foot-wide screen. ShowBiz Cinemas will anchor the 44-acre Jackson Hole Junction commercial project at Sunnyside Road and Interstate 15. The development will also feature retail, business, dining and hospitality space.
