HUNTSVILLE, ALA. — The Beach Co. has unveiled plans for a mixed-use development in Huntsville’s westside that will span 13 acres. The project will include 260 multifamily units, 14 townhomes, a 100-room hotel and 26,000 square feet of retail and office space. Residential amenities will include a pool, fitness area, clubhouse and ample green space with a dog park. In addition, 620 parking spaces will be included for both resident and public parking, as well as attached garages for resident parking. Nashville, Tenn.-based Smith Gee Studios is the architect. The Beach Co. acquired the land from Improving Huntsville LLC. Wesley Crunkleton of Crunkleton Commercial Real Estate Group represented the seller in the transaction. The Beach Co. expects to break ground this summer.

Erickson Breaks Ground on 84-Unit Expansion at Maris Grove Seniors Housing Community in Pennsylvania

GLEN MILLS, PA. — Erickson Living has broken ground on an expansion at Maris Grove, a continuing care retirement community in Glen Mills, located approximately 20 miles west of Philadelphia. The three-story, 76,000-square-foot project will be named Evergreen Pointe and will feature 84 new assisted living units. Evergreen Pointe is part of Erickson’s multi-year plan to expand and renovate Maris Grove’s existing residences. The new building will be located adjacent to the existing continuing care building, Rose Court, which will be renovated to include a dedicated memory care neighborhood and redesigned lobby and bistro. Construction of Evergreen Pointe is estimated to take 18 months. Three independent living neighborhoods, with more than 1,200 independent living apartment homes, are also located on the 87-acre campus. Architectural firm SFCS designed the project.
Cale Enterprises Breaks Ground on 142,180 SF Mountain Gateway Industrial Park Near Denver

ARVADA, COLO. — Los Angeles-based Cale Enterprises has broken ground for Mountain Gateway, a two-building industrial park in Arvada, a suburb 10 miles northwest of Denver. Slated for completion in third-quarter 2020, Mountain Gateway will feature 142,180 square feet of speculative industrial space. Located at West Ridge Road and Robb Street, the facilities will feature 20 dock-high doors, 11 drive-in doors, 24-foot clear heights, an ESFR fire protection system, office spaces to suit and 290 parking spaces. Building 1 will feature 59,710 square feet, while Building 2 will offer 82,470 square feet. Tyler Carner and Jeremy Ballenger of CBRE are handling marketing for the development.
SUNNYVALE, CALIF. — Sares Regis Group of Northern California (SRGNC) has broken ground for 75 new apartments at The Flats, a multifamily property in downtown Sunnyvale. The 125,000-square-foot building will expand the property’s existing, fully leased 198 units to a total of 273 apartments. Slated for delivery by late 2021, the new apartments will be located along W. Iowa Avenue, adjacent to the three existing Flats buildings. Nine of the new units will be designated as affordable. The Flats features a mix of one-, two- and three-bedroom apartments, ground-floor retail and numerous indoor and outdoor amenities. Current retail tenants include Pacific Catch, Urban Plates, AT&T and Namaste Nail Salon. The development is part of CityLine Sunnyvale, which is being developed by STC Venture LLC, a joint venture between SRGNC and Hunter Properties.
Resort Lifestyle Communities Plans $30M Active Adult Community in Columbia, South Carolina

COLUMBIA, S.C. — Resort Lifestyle Communities (RLC) has unveiled plans for Lakeview Retirement Community, an active adult property in Columbia. The 180,000-square-foot property will offer units ranging from studios to three-bedroom apartments. Development costs are estimated at $30 million. A groundbreaking ceremony is scheduled for Tuesday, Feb. 11. Although services will not be offered directly, residents needing care are free to contract with a home health provider, according to RLC.
PFLUGERVILLE, TEXAS — The City Council of Pflugerville on Tuesday approved a rezoning ordinance for a 94-acre tract that will house a 3.8-million-square-foot Amazon distribution center, according to multiple news outlets. The City of Pflugerville, located northeast of Austin, has not confirmed Amazon’s involvement, referring to the project as “Project Charm” in City Council documents, but both the Austin Business Journal and the Austin-American Statesman have named Amazon as the facility’s end-user. Amazon also operates an 850,000-square-foot distribution in San Marcos, located midway between the state capital and San Antonio.
Moss Construction Completes 368-Unit Multifamily Community in Downtown St. Petersburg

ST. PETERSBURG, FLA. — Moss Construction has completed Icon Central, a 368-unit multifamily community in downtown St. Petersburg. The Related Group was the developer of the redevelopment project, which included updating the 94-year-old Union Trust Bank building. Moss Construction also added 15,000 square feet of retail space bringing the total to 19,000 square feet at the 15-story property. Unit sizes range from 542 to 1,470 square feet. Communal amenities include a pool, indoor fitness center, residence club, outdoor terrace on the eighth floor, spa and a virtual game simulator. Icon Central is situated at 855 Central Ave.
McShane Starts Construction of 238-Unit Affordable Seniors Housing Community Near Atlanta

STONECREST, GA. — McShane Construction Co. has broken ground on Stonepointe, a 238-unit affordable seniors housing community in Stonecrest, approximately 15 miles east of Atlanta. Dominium is developing the four-story building on an 11.3-acre site. Construction is scheduled for completion in July 2021. Units are reserved for residents over age 55. The property will offer one- to three-bedroom floor plans. McShane is also performing site work for Stonepointe, including the construction of a 210-space parking lot. The architect of record is Martin Riley Associates.
Boston Properties, Alexandria Real Estate to Develop 1.7 MSF Life Science Campus in South San Francisco

SOUTH SAN FRANCISCO, CALIF. — Boston Properties has entered into a joint venture with Alexandria Real Estate Equities to develop, own and operate approximately 1.1 million square feet of existing office and lab properties in South San Francisco. Additionally, the partnership will have an opportunity to expand the campus through approximately 640,000 square feet of future development. Upon completion of the master development plan, the joint venture expects to own a 1.7 million-square-foot life science campus, including a mix of office and lab buildings. Boston Properties and Alexandria will each have an approximately 50 percent ownership in the joint venture once complete. Under the agreement, Boston Properties contributed 601, 611 and 651 Gateway Blvd., three existing office properties that total approximately 768,000 square feet, plus developable land. Alexandria contributed approximately 313,000 square feet of existing properties, including lab, office and amenity buildings, as well as developable land.
Moss Construction Completes 19-Story Multifamily Property in Downtown Miami’s Brickell District

MIAMI — Moss Construction has completed Maizon at Brickell, a 19-story, 262-unit multifamily property in downtown Miami. The property offers apartments ranging from 490 square feet to 1,234 square feet. Maizon at Brickell also features an attached parking garage, 15,000 square feet of retail space and 3,400 square feet of amenity and leasing space. RD Jones designed the amenity and public spaces to include a pool, fitness center, dog run and smart package lockers. ZOM Living was the developer, and MSA Architects designed the building.
