MIDDLETON, WIS. — Hy Cite Enterprises has opened its 90,000-square-foot corporate headquarters in Middleton, a suburb of Madison. Designed by EUA and built by Ideal Builders, the new office consolidates three offices and multiple departments into one building. Amenities include a fitness center, café, outdoor garden, demonstration kitchen and underground parking. The project incorporates energy-efficient features such as a solar panel array and high levels of insulation. Hy Cite sells kitchenware through a network of 6,000 independent distributors in the United States, Mexico and South America.

COLLEGE PARK, GA. — The City of College Park has opened Gateway Center, a multipurpose sports and entertainment venue that serves as home of the WNBA’s Atlanta Dream team and the College Park Skyhawks, the official NBA G League affiliate of the NBA’s Atlanta Hawks. Designed by Atlanta-based tvsdesign, Gateway Center is located at 2330 Convention Center Concourse in the south Atlanta city of College Park and contains a maximum of 5,000 seats. A partnership between Georgia International Convention Center (GICC) and The Fox Theatre will operate the arena. The 100,000-square-foot property, which has been in progress since February 2018, was funded by the City of College Park and is located next door to the GICC and near Hartsfield-Jackson Atlanta International Airport. In addition to home basketball games, the arena will also be used to host graduations, conferences and conventions. The Fox Theatre will also book a variety of entertainment events including comedy performances, family shows, concerts and lifestyle events at the arena.

RICHMOND, VA. — Thalhimer Realty Partners, the investment and development arm of Cushman & Wakefield | Thalhimer, plans to build the next phase of City View Landing, a residential development situated in Richmond’s Manchester neighborhood. Dubbed City View Marketplace, the $30 million project will include five buildings housing 161 apartments and 13,270 square feet of ground-level retail space. The project will join The Overlook at City View and City View Row within the master development. Thalhimer expects to deliver City View Marketplace in phases, with a full completion set for April 2020. The City View Landing development features a two-acre pad site on Hull Street that could house a 36,000-square-foot grocer or a future mixed-use building, according to Thalhimer.

GYPSUM, COLO. — Bellwether Enterprise Real Estate Capital, the commercial and multifamily mortgage banking subsidiary of Enterprise Community Investment, has closed a $20.6 Fannie Mae loan. The funds will be used for Phase I of Spring Creek Apartments, an affordable multifamily development in Gypsum, 25 miles west of Vail, Colo. Located at 750 Sunny Ave., the first phase of Spring Creek Apartments will include 150 garden-style apartments in a mix of one-, two- and three-bedroom layouts available to residents making between 30 percent and 60 percent of the area median income. Construction is currently underway with completed slated for summer 2020. Once fully developed, Spring Creek Apartments will offer 461 apartments, townhomes, duplexes and single-family homes, as well as a clubhouse and park facility including a leasing office, community room, business center and fitness center. Additionally, the complex will feature community gardens and walking trails to connect residents to the Eagle County, Colo., multi-use trail system. Anthea Martin of Bellwether Enterprise’s Denver office arranged the 24-month forward period followed by a 15-year Fannie Mae M.TEB loan on behalf of co-developers Gerry Flynn and Jeff Spanel. BRATTLEBORO, VT. — The Brattleboro Museum & Art Center (BMAC) and M&S Development have revealed development plans for a proposed $30 million art gallery and museum in Brattleboro, located in southern Vermont. The 55,000-square-foot building will feature art galleries, classrooms, a café and 24 apartment units. Boston-based Schwartz/Silver Architects is designing the project in collaboration with local architect Stevens & Associates. BMAC is currently raising funds for the project, and the timeline of construction was undisclosed.

NEWTON, MASS. — Austin Street Partners, a joint venture between Oaktree Development and Dinosaur Capital Partners, has completed 28 Austin, a 68-unit multifamily development with 5,000 square feet of ground-floor retail space in Newton, a western suburb of Boston. Resident amenities include a fitness room, dog park, resident lounge and rooftop seating with a fire pit. Residents have already moved in. Caffé Nero, a bakery and café, is expected to open in early 2020.

DORAL, FLA. — Miami-based real estate developer Terra has signed several new retailers for Doral Square, a 150,000-square-foot retail center in Doral, about 17 miles west of Miami. The new development will include anchors 24 Hour Fitness and Marshalls and will be built on the southeast corner of Doral Boulevard and 87th Avenue, near Carnival Cruise Lines’ offices and Trump National Doral Resort. Doral Square is over 42 percent preleased, including restaurant tenants World of Beer and Panda Express. The project is scheduled to break ground by the end of this year, with delivery expected in 2021. Terra’s other projects in Doral include the nearby Doral Commons retail center and in-progress retail developments Atrium Doral and District 79.

MABELVALE, ARK. — Hunt Capital Partners and Burleson Development LLC have broken ground on Phase III of an affordable housing project near Little Rock. Hunt Capital Partners has committed $6.3 million in federal low-income housing tax credit (LIHTC) financing for the 48-unit expansion of Valley Estates at Mabelvale, an apartment community located eight miles southwest of Little Rock in Mabelvale. The project, scheduled for completion by November 2020, is intended for households earning up to 30, 50 and 60 percent of the area median income. One unit is reserved for a property employee. Phase III of Valley Estates at Mabelvale is Hunt’s third project with Burleson Development, the developer of the first two phases that were completed in 2011. The project also marks Hunt Capital Partners’ fourth transaction with RichSmith as developer consultant. RichSmith and its affiliates are serving as the general contractor, architect and property manager for Phase III. The total development cost of Valley Estates at Mabelvale Phase III is $7.2 million. Hunt Capital Partners facilitated the LIHTC financing through its proprietary fund with BancorpSouth Bank, which also provided an approximately $4.3 million construction loan. ORANGE, CONN. — Scannell Properties is underway on construction of a 47,178-square-foot distribution center in Orange, a western suburb of New Haven. Located at 161 Marsh Hill Road, the facility will feature 76 loading docks, 5,858 square feet of office space and an additional 9,680-square-foot maintenance facility. Meridian Design Build is the general contractor. Construction is slated for completion in June 2020.

FULLERTON, CALIF. — Goodman Group has acquired a 65-acre manufacturing and distribution property in Fullerton and plans to redevelop the site into a modern logistics campus named Goodman Logistics Center Fullerton. The project will support construction of up to 1.5 million square feet of new space, offering tenants space ranging from 170,000 square feet to 1.5 million square feet across a four-building campus. Slated for delivery in late 2021, the campus will feature potential for cargo/commuter rail service, significant paved trailer parking and cross-dock functionality with multiple points of ingress/egress. Glenn Dyke, Darla Longo and Barbara Emmons of CBRE represented the undisclosed seller, while Sean Ward and Ben Seybold, also of CBRE, were instrumental in the sale of the former distribution center.
