TAUNTON, MASS. — Atlanta-based Portman Holdings will undertake a redevelopment project in Taunton, located south of Boston and east of Providence, that will convert the site of the former Silver City Galleria mall into a 1.1 million-square-foot industrial park. The mall closed in 2020 after nearly 30 years of operation. For the first phase of the project, Portman plans to demolish existing structures and construct a 248,435-square-foot-building with a clear height of 32 feet, 38 dock positions, two drive-in doors and parking for 270 cars and 29 trailers. On behalf of Portman, Jody Thornton, Brett Paulsrud, Ryan Parker and Ari Bogen of JLL arranged a $29 million construction loan through BMO Harris for the first phase of the redevelopment.

HOCKLEY, TEXAS — Industrial suppliers provider Grainger (NYSE: GWW) will open a 1.2 million-square-foot distribution facility in Hockley, about 40 miles northwest of Houston. Houston-based Hines will develop the build-to-suit facility, which will be situated on a 108-acre site that is currently vacant. Grainger expects the project to add about 400 jobs to the local economy. Construction is scheduled to begin this spring, and the facility is expected to be operational by 2026. Grainger already operates more than 45 locations in Texas, including six branches within the city of Houston and a 374,000-square-foot distribution center and 441,000-square-foot bulk warehouse, both of which are located outside of Dallas.

SPICEWOOD, TEXAS — Wasatch Premier Properties has acquired 58 acres within the Thomas Ranch master-planned community in Spicewood, about 35 miles west of Austin, for the development of a 600-unit multifamily project. Designed by Dallas-based Hensley Lamkin Rachel Inc., the development currently calls for 100 townhomes and 500 apartments. Townhomes will come in two- and three-bedroom formats and range in size from 1,400 to 1,700 square feet. Apartments will come in one-, two- and three-bedroom floor plans and range in size from 650 to 1,400 square feet. Amenities will include a pool, fitness center, clubhouse and a dog park. Areté Collective, the master developer of Thomas Ranch, sold the land to Wasatch Premier. A construction timeline was not disclosed.

FORT WORTH, TEXAS — LG Electronics, a division of South Korean conglomerate LG Corp., has opened a 100,000-square-foot manufacturing facility in Fort Worth for the assembly of electric vehicle (EV) charging stations. According to local broadcast news outlet WFAA, the facility is located at 2153 Eagle Parkway in the Alliance submarket on the city’s north side. The facility will have an annual production capacity of more than 10,000 units and has been designed with support for future expansion in mind.

PORTLAND, TEXAS — McLeod Cobb Investments has revealed construction updates and new tenant signings at Oliver’s Way, the firm’s $100 million multifamily and retail development in the South Texas city of Portland. A 128,500-square-foot Target store that will anchor the retail component is nearing completion and will open late this summer. Construction will also soon begin on a 13,800-square-foot freestanding retail building. McLeod Cobb has secured deals with retailers such as Jack in the Box, Brake Check, Raising Cane’s, Chipotle Mexican Grill, Aspen Dental, Five Guys, James Avery and Wells Fargo. The development team expects to begin construction on the apartments later this year.

DENISON, TEXAS — Craig International, a locally based developer that is perhaps best known for the $5 billion Craig Ranch project in McKinney, has closed on 3,114 acres in Denison for the development of Preston Harbor, a $6 billion master-planned community. The site on Lake Texoma is located about 75 miles north of Dallas. Preliminary plans for Preston Harbor call for approximately 7,500 residential units, a resort hotel, retail, restaurants and a marina. The residential component will include single-family, active adult and multifamily uses. Plano-based Aimbridge Hospitality will develop the $100 million hotel, which will be operated under the Margaritaville brand. Steve Cook of Steve Cook & Co. and Jim Meara of Jim Meara Co. represented the sellers, entities doing business as Preston Harbor LP and Preston Harbor Homeplace LP, in the disposition of the land. Both entities are part of the estate of George Schulte, the developer who originally amassed and assembled the site. John Auletta and Kaitlyn Sogga of JTA CR Group represented Craig International. NEW YORK CITY — CAMBA Housing Ventures has broken ground on Clarkson Avenue Estates, a 328-unit affordable housing project in Brooklyn. GZA GeoEnvironmental Inc. led the remediation efforts for the site at 329 Clarkson Ave., which most recently housed a parking facility operated by SUNY Downstate Medical Center. The nine-story building will offer one-, two- and three-bedroom units for renters earning up to 30, 40, 50 and 70 percent of the area median income. Half of the units will be reserved as supportive housing for formerly homeless or incarcerated individuals. Amenities will include community rooms, a computer room, basketball gym and onsite laundry facilities. The development will also feature 30,000 square feet for supportive facilities for initiatives such as workforce training, financial literacy, youth education and development and childcare. Delivery is slated for 2026.

HOUSTON — Developer Henry Richardson, founder and CEO of wellness concept Define Living, is underway on construction of a 260-unit multifamily project in West Houston. The site at 1888 Brittmoore Road spans six acres, and the four-story complex will house one- and two-bedroom units. Amenities will include a fitness center, business center, clubhouse and a bark park. Ted Trout Architect & Associates is designing the project, and Blazer Building is the general contractor. Preleasing is underway, and full completion is slated for the summer.

FORT WORTH, TEXAS — A partnership between Keystone Group and Larkspur Capital is planning a mixed-use redevelopment project in Fort Worth. The 35-acre site is an assemblage of parcels that includes the former home of the Fort Worth Independent School District. Preliminary plans call for multifamily, hospitality, office, retail, restaurant and entertainment uses, as well as public green space. The partnership has begun demolition of vacant structures and will submit plans to the city’s Planning & Zoning Commission Board later this year, at which time additional project details will be announced.

EL PASO, TEXAS — A partnership between two California-based firms, PCCP LLC and Panattoni Development, along with Hunt Cos., is underway on construction of a 939,612-square-foot speculative industrial project in El Paso. Project Grande, which represents the first phase of a larger, 1.8 million-square-foot development, will consist of two buildings on a 45-acre site at the southeast corner of Pellicano Drive and Aircoupe Way on the city’s east side. Features of the rear-load and cross-dock buildings will include 36- to 40-foot clear heights, ESFR sprinkler systems and ample trailer parking. Completion of Phase I, which is 50 percent preleased, is slated for the second half of the year.
