DANVILLE, CALIF. — Trammell Crow Residential (TCR) and Barings Real Estate Advisers are co-developing Alexan Downtown Danville, an apartment community located in Danville’s historic downtown district. Framing has commenced at the $90 million project, located at 375 Diablo Road, and completion is scheduled for summer 2020. Situated on 3.75 acres about 22 miles west of downtown Oakland, Alexan Downtown Danville will feature 144 apartments in a mix of one-, two- and three-bedroom apartments and townhomes, ranging in size from 500 square feet to 1,600 square feet. Community amenities will include a clubhouse with a lounge, conference room, business center, fitness center and package concierge. Outdoor amenities will include a resort-style swimming pool and spa, fire pit, outdoor kitchen, grill stations and dining area, a children’s play area, pet park and a vista overlooking the adjacent San Ramon Creek. Additionally, the property will feature private, gated subterranean parking with electric vehicle charging stations. The project team includes Wells Fargo as construction lender, LCA Architects as architect, Gates + Associates as landscape designer and Carlson, Barbee & Gibson as civil engineer.

SUGAR LAND, TEXAS — MARCEL, a privately owned development firm based in The Woodlands, has broken ground on a 68,785-square-foot office and retail property in Sugar Land, a southwestern suburb of Houston. The property, which will be located adjacent to Johnson Development’s Riverstone master-planned community, is slated for a spring 2020 completion. Approximately 41,785 square feet will be dedicated to retail and restaurant uses, while 27,000 square feet will be earmarked for office uses.
MANHATTAN BEACH, CALIF. — Two new restaurants are joining the tenant roster at Manhattan Village, a 573,000-square-foot indoor/outdoor mixed-use dining and retail property located in Manhattan Beach. The restaurants are: • dan by ROC (Republic of China), a new concept from ROC that offers home-cooked Chinese food, specializing in dumplings and noodles. Situated within the Village Shops, the 3,500-square-foot location is scheduled to open in fall 2020. • edo Little Bites, which is the newest creation of Chef Edoardo Baldi, creator of e.baldi. Located in Village Shops, the 642-square-foot eatery is slated to open in fall 2020. Kristin Grove and Devin Klein of JLL secured the new tenants. In January, the second phase of redevelopment at Manhattan Village started and includes the Village Shops, which encompasses more than 60,000 square feet of retail and restaurant space, two parking decks, a large green space for community gatherings, a water feature, clock tower, seating areas and lush landscaping. SHELBYVILLE, IND. — Ranger Power has unveiled plans to build a $175 million, 199-megawatt solar project in Shelbyville, about 30 miles southeast of Indianapolis. Ranger Power plans to begin building the project in 2022 with completion slated for 2023. Upon completion, the plant will generate enough power to serve 35,000 households. Electricity generated by the project will be distributed exclusively through Indianapolis-based Wabash Valley Power Association, a wholesale electric supplier to 19 non-profit electric cooperatives in Indiana. The agreement extends through 2057. Approximately 1,014 acres of the 1,200-acre project are devoted to solar panels. Ranger has signed 17 lease agreements with private landowners within Shelby County. The project is called Speedway Solar, a reference to the Indianapolis 500 racing tradition. Shelby County Council approved the development in March.
PHOENIX —Wood Partners has broken ground on Alta Warehouse District, a multifamily property in Phoenix. Located at 402 W. Lincoln St., the four-story property will feature 300 apartments, a double-height clubhouse area and game room, oversized fitness center, resort-style pool, rooftop entertainment space and a library and music room, as well as cultural, community-based amenities and programming. Scheduled to open in the second quarter of 2020, Alta Warehouse District is expected to begin pre-leasing in spring 2020.
OVERLAND PARK, KAN. — Pediatric Associates has signed a lease to open a 7,430-square-foot practice at AdventHealth South Overland Park. The practice, which provides comprehensive pediatric care for all childhood health issues, will be located on the third floor. Construction within the space is expected to start later this month with completion slated for the fall. Mark McConahay of Block & Co. Inc. represented Pediatric Associates in the lease transaction. COLUMBUS, OHIO — Casto is underway on construction of the first retail phase of Hamilton Quarter in Columbus. This phase includes a 250,000-square-foot shopping center anchored by Target and Hobby Lobby. Both the 125,000-square-foot Target and the 55,000-square-foot Hobby Lobby are slated to open in October. Other planned tenants include Five Below, Aqua Tots Swim School, Beerhead Bar & Eatery, The Nail Boutique, Clean Juice, Sprint and Great Clips. The 40-acre retail site is immediately adjacent to The Ohio State University Wexner Medical Center’s planned medical campus. Hamilton Quarter is a 200-acre mixed-use development slated to include 600,000 square feet of office and hotel space and 1 million square feet of retail, restaurant and entertainment space.
AUSTIN, TEXAS — A partnership between South Florida-based investment firm PointOne Holdings and Cleveland-based developer/general contractor NRP Group will develop The Knoll at South Congress, a 308-unit multifamily community in Austin. Units at the Class A property, which will be situated on 13.3 acres, will feature stone countertops, designer cabinetry, stainless steel appliances and hardwood-style flooring. Amenities will include a pool, fitness center, resident clubhouse, business center, dog park and spa, sky lounge and package concierge service. Construction is expected to begin in the next few weeks.
Eisenberg Co. to Deliver Two Industrial Projects in Metro Phoenix in Fourth-Quarter 2019

AVONDALE AND TOLLESON, ARIZ. — Phoenix-based Eisenberg Co. plans to complete two industrial projects in metro Phoenix in fourth-quarter 2019. Construction for the projects — Avondale 107th and Washington 83 — is slated to start this quarter. Combined, the properties will offer a total of 533,541 square feet of industrial space. On behalf of Eisenberg Co., Andy Markham, Mike Haenel and Phil Haenel of Cushman & Wakefield negotiated the purchase of the land for the two developments in separate transactions. Eisenberg Co. acquired 24 acres at 107th Avenue and Pierce Street in Avondale from El Malon Partners and 8.5 acres at the northwest corner of Washington Street and 83rd Avenue in Tolleson from Cohen Asset Management. Terms of the acquisitions were not released. Avondale 107th will be a four-building industrial development totaling 405,656 square feet. At 81,533 square feet each, Buildings A and B will feature 107th Avenue frontage, 28-foot clear heights, truck-well and grade-level loading, 200-foot truck maneuverability. Totaling 121,295 square feet each, Buildings C and D will feature 32-foot clear heights, dock-high/grade-level loading and optional fenced/gated security. SCOTTSDALE, ARIZ. — Capital One is slated to open its first Capital One Café location in Arizona at Macerich’s Scottsdale Fashion Square in early 2020. As the first of its kind in Arizona, Capital One Café integrates digital tools and in-person interactions focused on customer needs. Open to both Capital One account holders and non-account holders, the café will offer customers a place to get help with their accounts, learn about new digital and financial tools, free Wi-Fi, and coffee and pastries made by a local baker. The 5,792-square-foot Capital One Café in Scottsdale will join 15 other locations around the country.
