SUMNER, WASH. — Bridge Development Partners has acquired a 2.9-acre land parcel, located at 1710 136th Ave. East in Sumner, from an independent seller for an undisclosed price. The company plans to develop Bridge Point Sumner 60 on the site. The project will feature 64,574 square feet of industrial space, 30-foot clear ceiling heights, an ESFR sprinkler system, three grade-level doors, 10 dock-high doors, a 120-foot truck court and parking for 54 cars. The facility will offer flexible space options ranging from 20,000 square feet to 65,000 square feet. Construction is slated to begin in the next 30 days, with delivery by first-quarter 2020. Kermit Jorgensen and Scott Price of Neil Walter Co. represented Bridge in the acquisition and will serve as leasing agents for the project.

HOUSTON — Local firm Davis Commercial Development has broken ground on Cypress Preserve Logistics Center, a 560,000-square-foot distribution center in Houston. The 31.9-acre site offers proximity to Interstate 45 and Hardy Tollway. Cypress Preserve Logistics Center will feature two cross-dock buildings that will offer spaces ranging in size from 64,500 to 258,000 square feet. The development will also include two tilt-wall buildings totaling 41,500 square feet. The cross-dock buildings will feature 32-foot clear heights, 165 trailer parking spaces and office space, while the tilt-wall buildings will have 24-foot clear heights, ESFR sprinkler systems and custom office finishes. Delivery is slated for October. Walker Barnett and Ryan Byrd of Colliers International will handle leasing of the development.
KENT, WASH. — Bridge Development Partners has purchased a 4.7-acre development site, located at 26524 79th Ave. in Kent, from an independent seller for an undisclosed price. Bridge Development plans to construct Bridge Point Kent 100, a 97,522-square-foot industrial facility, on the site. Slated for delivery in first-quarter 2020, the facility will feature 30-foot clear ceiling heights, 14 dock-high doors, two grade-level doors, flexible size configurations and an ESFR sprinkler system. Steve Brunette, Shawn Childs and Andrew Stark of CBRE represented Bridge in the acquisition. Childs and Stark will serve as leasing agents for the property.
URBANDALE, IOWA — Hy-Vee Inc. will open a “Fast & Fresh” store at Prairie Tower Business Park in Urbandale. The West Des Moines-based supermarket chain will also open an accompanying gas station and drive-up coffee shop. Prairie Tower Business Park is the latest of R&R Realty Group’s developments within the area. The 74-acre project will include retail and office buildings along Meredith Drive.
Trez Capital Closes $15M Construction Financing for 128-Room SpringHill Suites Near Phoenix

AVONDALE, ARIZ. — Trez Capital has closed in $15 million construction financing for Phoenix-based Virtua Partners’ first-ever Opportunity Zone project. Virtua Credit arranged the loan, which will finance the development of a SpringHill Suites by Marriott in Avondale, a western suburb of Phoenix. Located off North 99th Avenue, the 128-suite hotel will anchor a 58-acre mixed-use development that will include retail, restaurant, multifamily and single-family developments. Slated to open in summer 2020, the hotel will feature a fitness center and pool, free Wi-Fi, in-suite workspaces and an on-site business center. Hotel Equities will manage the hotel.
DAUM Commercial Negotiates Acquisition of Industrial Infill Parcel in North Orange County

LA HABRA, CALIF. — DAUM Commercial Real Estate Services has arranged the sale of an 8.67-acre land parcel, located at 551-555 S. Harbor Blvd. in La Habra. Torrance, Calif.-based West Harbor Capital acquired the property from Harbor Blvd Investments LLC for an undisclosed price. The buyer plans to develop the site for surface industrial use. Construction is slated for completion in third-quarter 2019. Additionally, the site presents the opportunity for further build-to-suit development of a 150,000-square-foot warehouse. The site is now available for lease or sale, and has the potential to be divided into two parcels. Chris Migliori and Paul Gingrich of DAUM represented the buyer and seller in the deal.
ANTELOPE, CALIF. — Community Preservation Partners (CPP) has completed the rehabilitation of Danbury Park Apartments, a 140-unit affordable housing community in Antelope, approximately 15 miles north of Sacramento. Located at 7840 Walerga Road, the community consists of 84 two-bedroom and 56 three-bedroom apartments. The $35.6 million rehabilitation includes an $18.5 million purchase and nearly $5 million in construction. Upgrades to the community include Energy Star appliances in each unit, an enhanced security system and new roofing. Built in 1996, without any units conforming to the Americans with Disabilities Act, CPP remodeled 14 units (10 percent of the community) to bring the units into compliance, widen the path of travel and make the amenities accessible. CPP acquired the property from Danbury Park LLC in 2018, with an equity investment from CPP’s parent company, WNC & Associates and Foundation for Affordable Housing.
Savannah’s Industrial Market, Port Among Fastest Growing in Nation, Says Local Economic Development Head

SAVANNAH, GA. — The Port of Savannah and the surrounding industrial market are both growing exponentially. That trend was reinforced with the $172 million investment announced last week by Plastic Express to build two new manufacturing facilities in nearby Pooler. “They’re going to export plastic resins out of our port to the tune of 100,000 TEUs (twenty-foot equivalent units) per year,” said Hugh “Trip” Tollison, president and CEO of Savannah Economic Development Authority (SEDA). “Plastic Express has instantaneously become one of the port’s largest customers.” Tollison was one of the featured speakers at a luncheon hosted by SEDA on Wednesday, May 1 at 5Church restaurant in Midtown Atlanta’s Colony Square. The event brought together several of Savannah’s top businesses, including Savannah Bourbon, Visit Tybee Island, Georgia Grown, The Salt Table and Leopold’s Ice Cream, which is turning 100 years old this year. Tollison highlighted many economic drivers in the Savannah region, including aerospace giant Gulfstream Aerospace Corp. hiring its 12,000th employee; healthcare system St. Joseph’s/Candler opening a new hospital in Pooler last month; and the film industry that last year doubled its 2017 economic spend thanks to productions of films like the upcoming “Gemini Man” starring Will Smith. SAN DIEGO — An undisclosed developer has broken ground on RB Vista, the first new speculative industrial building in Rancho Bernardo area of San Diego in 10 years, according to JLL. Situated on 10.1 acres on Via Del Campo, RB Vista will feature a 141,027-square-foot industrial building that can accommodate a variety of requirements ranging from 70,000 square feet to 141,027 square feet. The facility will include 32-foot minimum warehouse clear height, 36 dock-high loading doors, manufacturing power, 135-foot court, ESFR sprinklers and a highly secure site. Completion is slated for first-quarter 2020. JLL’s Andy Irwin and Jay Alexander are overseeing leasing of the property.
NAP Begins Vertical Construction at Colony Square in Midtown Atlanta, Announces May Openings

ATLANTA — North American Properties (NAP) has begun vertical construction on the redevelopment of Colony Square, a massive mixed-use campus in Midtown Atlanta. The two components going vertical include the Main & Main food hall operated by Oz Rey and the new IPIC movie theater. In May, NAP plans to open a new 10,000-square-foot urban park named The Grove and a new Starbucks in Building 100. Reopenings at Colony Square in May include a Chick-fil-A, the bike house C-Cycle for Colony Square’s office tenants, the lobby of Building 400 and Establishment, which will debut its patio and outdoor bar this summer. Opening later this year is sushi restaurant Sukoshi, and NAP has commissioned an all-female team to paint a mural titled “Moon Goddess” that front Peachtree Street. Colony Square at full buildout will include 912,000 square feet of Class A office space, 160,000 square feet of retail and restaurants, a 466-room W hotel, outdoor space and 262 luxury residences.
