O’FALLON, MO. — Cosmos Corp., a pet care manufacturing company, has unveiled plans to expand its presence in Missouri with a $25.7 million new headquarters in O’Fallon, about 17 miles east of St. Louis. The 240,000-square-foot property will serve as the site for all administration, manufacturing and distribution operations. The new facility will create approximately 60 full-time jobs. Wentzville-based Cosmos provides a variety of pet grooming, dental and natural flea and tick products under its TropiClean and Naturel Promise brand lines. The company currently employs more than 100 people locally and has outgrown its existing facility. Its nonprofit organization, Gifts of Love, will be co-located at the new O’Fallon headquarters. Completion of the new facility is slated for early 2020.

SCOTTSDALE, ARIZ. — The Phoenix office of Irgens has broken ground on 17 Three Hundred at Perimeter Center, a two-story office/healthcare building in Scottsdale. Located at 17300 N. Perimeter Drive, the property will feature 47,322 square feet of Class A office and healthcare space. Additionally, the building will feature extensive glass lines, contemporary horizontal window shades, balconies, operable windows and mature landscaping. Slated for completion in October, the building will be the second property in the Irgens Perimeter Center project. The project team includes Irgens Partners as developer, Vertical Design Studio as architect, RSG Builders as contractor and Greg Mayer of Cushman & Wakefield as leasing agent.

CAVE CREEK, ARIZ. — Scottsdale, Ariz.-based 1784 Capital Holdings has purchased a five-acre land parcel, located at 4725 E. Dynamite Blvd. in Cave Creek. P&G Properties LLC and Arizona LLC sold the property for an undisclosed price. The buyer plans to develop Tatum Self-Storage, a 120,182-square-foot self-storage property, on the site. The Class A, climate-controlled development will include two stories of above-ground storage and one below-ground level. Completion is slated for first-quarter 2020.

GENOA TOWNSHIP, MICH. — Lockwood Cos., a builder, manager and investor of apartments in Michigan and Ohio, has opened the third phase of Lakeshore Village Apartments in Genoa Township, about five miles southeast of Howell, Mich. The $24 million investment adds 144 units to the 240-unit complex. Phases I and II were completed in 2000. Phase III features one-, two- and three-bedroom units with monthly rents ranging from approximately $850 to $1,000. The development was financed through the Michigan State Housing Development Authority, resulting in monthly savings for residents. In addition to the existing pool, clubhouse and playgrounds, Lockwood added a new fitness center and business center.

LITTLETON, MASS. — Nauset Construction, a locally based general contractor, will soon begin construction of a 60,000-square-foot office project in Littleton, about 35 miles west of Boston, that will serve as the new headquarters for Workers Credit Union. Designed by Maugel Architects, the project will renovate the existing 44,000-square-foot structure and deliver an additional 16,000 square feet of Class A space. Amenities will include a conference room, café, outdoor dining patio and a fitness center.

RENO, NEV. — Albertsons Cos. has closed escrow on a 5.4-acre land site at the Damonte Ranch Town Center In Reno. Kelly Bland of NAI Alliance assisted in the sale of the property. The seller and terms of the transaction were not disclosed. The buyer plans to build a 63,000-square-foot Safeway store on the site by 2021. The store will be the fourth anchor tenant in the 50-acre shopping center. Other tenants include The Home Depot, RC Willey and Office Depot. Safeway Northern California is a division of Albertsons Cos., which operates more than 280 stores across northern California, Nevada and Hawaii under four banners: Andronico’s, Safeway, Safeway Community Markets and Vons.

RENO, NEV. — Carson City, Nev.-based Mission Senior Living has broken ground on Mountain Lakes Estates Retirement Community in Reno. The 121,000-square-foot, four-story building will feature 130 active adult apartments for residents of at least 55 years of age. The project is scheduled for completion in spring 2020. The new property will be one of six Mission Senior Living communities, with additional locations in Nevada, Arizona and Oregon.

ALBUQUERQUE AND SANTA FE, N.M. — ARCO/Murray has completed the construction of Ladera Storage in Albuquerque and Vegas Verde Storage in Santa Fe for Titan Development. Ladera Storage is a the three-story, 103,350-square-foot property offering fully climate-controlled units. The four-story Vegas Verda Storage features 88,184 square feet of climate-controlled self-storage space and two interior covered loading docks. Extra Space Storage will manage both facilities. ARCO/Murray provided design-build services, including architectural, structural and MEP design, as well as permitting and construction for each property.

SEWARD, NEB. — Scoular, an Omaha-based company that offers supply chain solutions for grain, feed and food ingredients suppliers, has unveiled plans to build a new freeze-drying manufacturing facility in Seward. The facility will establish Scoular’s new freeze-dried pet food ingredients platform. Scoular will invest approximately $50 million to build the facility, which is expected to create nearly 100 new jobs. A groundbreaking ceremony is expected to take place in June. Construction of the 105,000-square-foot building will take approximately 14 to 16 months to complete and be operational by early fall 2020. An indirect, wholly owned subsidiary of the company will construct the facility.

PLAINFIELD, IND. — A joint venture between Distribution Realty Group LLC and a private real estate fund advised by Crow Holdings Capital have unveiled plans to develop a 338,520-square-foot speculative industrial building in Plainfield. The property will be located at 9500 Bradford Road and known as Plainfield Distribution Center. The building will feature a clear height of 32 feet, LED lighting, up to 74 dock doors and 67 trailer stalls. Brian Buschuk and Steve Schwegman of JLL will market the property for lease. Arco Murray will serve as general contractor.
