COLUMBIA, MO. — ThermAvant Technologies is set to open a 33,000-square-foot facility in Columbia in May. The facility will more than quadruple the thermal management company’s engineering and manufacturing space. Last year, ThermAvant received $400,000 in funding from Missouri Technology Corp. to promote entrepreneurship and foster the growth of new and emerging high-tech companies.

GARLAND, TEXAS — Colony Industrial, in partnership with Huntington Industrial Partners, has acquired 21 acres in the northeastern Dallas suburb of Garland for the development of a two-building, 355,071-square-foot light industrial project. The buildings will feature 32-foot clear heights, cross-dock configurations and ample on-site trailer storage. Construction is scheduled to begin in late April and wrap up by the end of the year.

StoneCreek-Flying-Horse-Colorado-Springs-CO

COLORADO SPRINGS, COLO. — Civitas Senior Living, a senior living management company, and StoneCreek Real Estate Partners, a senior living developer, have announced plans for StoneCreek of Flying Horse, an upscale senior living community in Colorado Springs. This will be the fifth collaboration between the two companies.  The 115,000-square-foot project will feature nine detached villas and 16 flats for independent living, 73 assisted living apartments, and 16 memory care residences. The community will be located in the master-planned Flying Horse neighborhood near the United States Air Force Academy with views of Pikes Peak. The official groundbreaking for StoneCreek of Flying Horse is scheduled for March 2019, with construction expected to begin April 1. Completion is anticipated in either late spring or early summer of 2020.  This community is a joint venture for the two companies, with StoneCreek Real Estate Partners as the developer and Civitas Senior Living as the management company. Other project partners include D2 Architecture, Brinkmann Constructors and Senior By Design will provide the interior and exterior design.

OREM, UTAH — A joint venture between PEG Cos. and Woodbury Corp. has broken ground on The Green on Campus Drive near Utah Valley University in Orem. The five-building community will offer 1,605 beds and feature a pedestrian tunnel for direct, walkable access to campus. Phase I of development will include the construction of the first three buildings, set to open in fall 2020. The remaining two buildings are scheduled to open in fall 2021. R&O Construction is the general contractor for the project, which Humphreys & Partners Architects designed.

NEW YORK CITY — Madison Realty Capital (MRC) has provided a $14.5 million loan to refinance a mixed-use property in Brooklyn. Located at 1357 Flatbush Ave., the seven-story, 37,133-square-foot, mixed-use building includes 36 apartment units as well as 7,000 square feet of retail space. Madison Realty Capital provided the financing to Hello Living, a developer and repeat MRC borrower. Terms of the financing were not disclosed.

CHICAGO — USG Corp. has extended its lease for an additional 10 years at 550 W. Adams St. in Chicago. The building materials manufacturer will remain in 220,000 square feet on floors 11 through 18. Chris Wood, David Stefancic and Brian Duffy of Cushman & Wakefield represented USG in the lease transaction. Joy Jordan and Emily Marquardt of Telos Group represented the landlord, GLL Real Estate Partners. Cushman & Wakefield will also provide project management services to USG as part of a renovation to the office space.

LEXINGTON, MINN. — Dominium has broken ground on Landings of Lexington, a 180-unit affordable housing property in Minnesota. The two-building property will include a clubhouse along Lovell Road and Lexington Avenue. Additional amenities include a fitness center, activity area for kids, storage lockers and outdoor obstacle course. Construction is slated for completion in spring 2020. Units will be restricted to residents earning up to 60 percent of the area median income.

WEST JEFFERSON, OHIO — The Pizzuti Companies and Centerpoint Development LLC have unveiled plans to develop an 848,160-square-foot speculative industrial facility in West Jefferson. The warehouse will be constructed on a 55-acre site near I-70. Construction is expected to begin this spring, with completion slated for the end of the year. The facility will feature a clear height of 36 feet, 300 trailer spaces and LED lighting. Pizzuti will provide property management and leasing services for the new building.

TROY, MICH. — Juniper Capital Group has arranged a $10.5 million bridge loan for the acquisition of Cross Creek, a 141,468-square-foot shopping center in Troy. Bob’s Discount Furniture recently signed a lease for the former Babies ‘R’ Us space. Kohl’s also occupies the property. Nate Lowy of Juniper Capital arranged the nonrecourse loan on behalf of the borrower, Weissman Corp. C3 Capital Partners provided the loan.

TORRANCE, CALIF. — CalBay Development has acquired a freeway-oriented land site located at the northwest corner of 190th and Western avenues in Torrance. Irvine, Calif.-based Sares-Regis sold the 5.3-acre development site for $12 million. CalBay plans to develop the site into hotel, health club, retail and/or restaurant uses. The site was part of a 110-acre Toyota Headquarters, which was recently vacated. The campus comprises 18 buildings with more than 2 million square feet of office and industrial space. The campus served as Toyota’s North American headquarters since 1967 until it was sold to a partnership led by Sares-Regis. Jeff Adkison and Geoff Tranchina of JLL arranged the transaction.
