GOODYEAR, ARIZ. — Minnesota-based Andersen Corp., a window and door manufacturer, along with Opus Development Co., has broken ground on a manufacturing facility within Goodyear Crossing Industrial Park in Goodyear. Situated on 26 acres, the 550,000-square-foot facility will feature 21 truck bays on the east side of the building, four truck bays on the southeast corner, rail service by two lines and a front entrance with two stories of glass windows. As lead developer, designer and constructor, Opus expects the building shell to be completed in October, and Andersen aims to have the facility fully operational by first-quarter 2020. The project team includes Opus Development Co. as developer, Opus Design Build as design-builder and Opus AE Group as architect and structural engineer of record. Cushman & Wakefield represented Andersen, while JLL represented Opus in the lease deal.

PRAIRIE VILLAGE, KAN. — Tutera Senior Living & Health has completed construction of Mission Chateau Senior Living Community in Prairie Village, just south of Kansas City. Development costs for the 214,800-square-foot, 18.4-acre development were estimated at $55 million. The community features 22 independent living villas, 121 independent living apartments, 40 assisted living units and 40 memory care units. Other offerings include on-site home healthcare and several Tutera rehabilitation and skilled nursing facilities nearby. Tutera has also teamed up with 20/20 Fitness in Prairie Village to offer residents wellness services. Partners on the project included interior design firm studioSIX5, engineering firm BHC Rhodes, Nearing Staats Prelogar & Jones Architects and Luke Draily Construction Co.
Sudberry Properties Starts Construction of Hampton Inn & Suites in Imperial Beach, California

IMPERIAL BEACH, CALIF. — Sudberry Properties and Tharaldson Development and Hospitality has started construction of Hampton Inn & Suites by Hilton at Breakwater Town Center, located at 771 Palm Ave. in Imperial Beach. Scheduled to open in early 2020, the four-story, 62,000-square-foot hotel will feature 100 guest rooms, beach modern architecture, a fitness center, breakfast and lounge area, business center and swimming pool. Situated on 1.5 acres and including 100 parking spaces, the hotel is the final phase of Breakwater Town Center, public-private partnership by the city of Imperial Beach and Sudberry Properties. The development team includes Las Vegas-headquartered Design Cell Architecture and Carlsbad, Calif.-based Watkins Landmark Construction. Heritage Inn of Imperial Beach LLC will own the hotel, while Sudberry Properties will serve as a managing partner.
RICHMOND, CALIF. — Denver-based Black Creek Group has acquired an approximately 30-acre land site, located at 500 Pittsburg Ave. in Richmond, for an undisclosed price. Commonly referred to as Parkway Logistics Center, the developable land offers access to Interstates 580 and 80 and the San Rafael-Richmond Bridge, and has close proximity to the Port of Oakland and San Francisco Bay Area. Black Creek Group has received approval for the construction of a 482,000-square-foot, Class A distribution facility, divisible up to four tenants, for the site. The cross-docked warehouse will feature 36-foot minimum clear heights, 75 dock-high doors, 12 grade-level doors, an ESFR sprinkler system, trailer parking and 534 parking spaces. Construction is slated to begin the second half of 2019. Todd Severson and Bruce Bauer of Colliers International represented the buyer and undisclosed seller in the deal.
SUGAR LAND, TEXAS — Sprouts Farmers Market, a specialty grocer based in Phoenix, plans to open a new store in Sugar Land on Wednesday, Jan. 16. The 30,000-square-foot store will be located at 13550 University Blvd. and will staff roughly 140 employees. According to the Houston Chronicle, the grocery store will anchor Phase II of University Commons, a shopping center owned by Houston-based Vista Properties. Other tenants coming to the 109,000-square-foot second phase include Ulta Beauty, Luna Grill, U’Maki and Tropical Smoothie. Phase I of University Commons spans 150,000 square feet and is leased to tenants including Burlington, Michaels, CVS/pharmacy and The Tile Shop. University Commons’ design team includes O’Brien Architects and Arch-Con Construction. The new Sugar Land store will donate unsold and edible groceries to Houston Food Bank through the grocer’s Food Rescue program. Sprouts employs more than 28,000 team members and operates more than 300 stores in 19 states.
LOS ANGELES — Prologis is developing a two-building industrial park located at 5215 S. Boyle Ave. in Los Angeles. Dubbed Prologis Vernon Business Center 1 and 2, the asset will include a 113,952-square-foot building and a 232,229-square-foot building. Slated for completion this fall, the facilities will each feature more than 10,000 square feet of corporate office build-out space, 36-foot clearance, ESFR sprinkler system, concrete truck courts and 2.5 percent skylights. Business Center 1 will include 20 dock-high positions, 13 trailer stalls and 111 car parking spaces, while Business Center 2 will include 38 dock-high positions, 54 truck stalls and 184 car parking spaces. John McMillan, Jeff Sanita, Danny Williams and Greg Stumm of Newmark Knight Frank are handling the leasing for industrial center.
Cushman & Wakefield Secures $28M Construction Loan for Industrial Facility in Hicksville, New York

HICKSVILLE, N.Y. — Cushman & Wakefield has arranged a $28 million construction loan for the development of a 195,610-square-foot distribution facility in Hicksville. Located at 344 Duffy Ave., the ground-up construction project sits on an approximately nine-acre lot. John Alascio, Sridhar Vankayala and Noble Carpenter III of Cushman & Wakefield secured the financing for the borrower, Lincoln Equities Group. The lender was Heitman Capital Group. Terms of the financing were not disclosed.
FARMERS BRANCH, TEXAS — Irving-based JPI has broken ground on Jefferson East Branch, a 390-unit multifamily property in Farmers Branch, a northern suburb of Dallas. Units will feature 10-foot ceilings, balconies and washers and dryers, and amenities will include a pool, fitness center and yoga studio, a 2,400-square-foot sky lounge and dedicated office space. The first units are slated for a third-quarter 2020 delivery. Texas Capital Bank provided financing for the project. WDG Architecture, Dement Designs and Kimley-Horn and Associates collaborated as the design team.
ALLEN, TEXAS — Texas-based Thakkar Developers, in partnership with CricRealty Co., will develop a 15,000-seat cricket stadium and 80-acre mixed-use development in Allen, a northeastern suburb of Dallas. The project, which has been branded Allen Sports Village, will deliver 500,000 square feet of Class A office space, 1,000 residential units, 165,000 square feet of retail and restaurant space, an event center and two hotels. The stadium will also be used for other sporting events and concerts. Construction is expected to begin in 2019. The first phase, which includes the stadium, is slated for a 2021 completion.
MINNEAPOLIS — The Opus Group has acquired Target Corp.’s former west corporate campus in Minneapolis. Opus plans to convert the single-tenant office building into multi-tenant office space. Tactile Medical will anchor the development, according to the Minneapolis/St. Paul Business Journal. The building spans 310,000 square feet and is situated on 24 acres. In addition to the conversion project, Opus will also modernize and improve the common areas. Plans call for improved lighting, a new cafeteria and a rooftop amenities deck with a clubhouse, entertainment space, pool table and conference room. The improvements are slated for completion by spring 2019. Perkins+Will provided interior design consulting services for the project. Paige Rickert and David Marschinke of CBRE will market the property for lease on behalf of Opus and also represented Target in the sale. Target still maintains its headquarters in Minneapolis along Nicollet Mall.
