NASHVILLE, TENN. — Third & Urban and FCP have acquired the former Madison Mill, located along Charlotte Avenue in Nashville, with plans to redevelop the site into a 160,000-square-foot office and retail project. Dubbed Sylvan Supply, the project will be divided into six buildings connected by open corridors and terraces, providing outdoor workspaces for tenants. The development will feature 130,000 square feet of creative office space with open floor plans, large windows and outdoor space, as well as 27,000 square feet of retail and dining space. The redevelopment will preserve the existing buildings, which were originally used for the production of high-quality wood products. Centric Architecture and landscape architect Hodgson Douglas are designing the project, and Gay Construction is the general contractor. Bo Tyler, Bill Adair and Ashley Albright of JLL are handling the office leasing, while Elliott Kyle of Equitable Property Co. is handling the retail leasing. The development team will break ground on Sylvan Supply next month, with completion scheduled for the fourth quarter of 2019.

KIHEI, HAWAII — Hunt Capital Partners, in partnership with Urban Housing Communities (UHC), has closed $26 million in federal low-income housing tax credit (LIHTC) equity and $12.9 million in Hawaii state tax credit equity financing for the construction of Kaiwahine Village in Kihei. This is the fourth partnership in Hawaii for Hunt Capital Partners and UHC. Located on the island of Maui, Kaiwahine Village will feature 118 affordable housing units for families earning up to 30, 40 and 60 percent of the area median income. The property will provide two- and three-bedroom units, as well as two employee units. On-site amenities include central laundry facilities, recreation areas, a clubhouse, courtyard and par course. Additionally, Ikaika Ohana, a non-profit managing general partner, will sponsor social and education programs at the community or at surrounding schools and community centers. The $62.8 million project is slated for completion in early 2020. Urban Housing Communities is developing the property, Moss & Associates is serving as the master contractor, Design Partners Inc. is the architect, and Big Island Housing Foundation is the property management agent. ATLANTA — Phoenix-based Alliance Residential Co. has opened Broadstone Yards, a 251-unit apartment community located at 1084 Howell Mill Road N.W. in Atlanta’s West Midtown district. The community includes a mix of studio, one- and two-bedroom units with stainless steel appliances, gas-powered stoves, French-door refrigerators and built-in wine coolers in select units. Community amenities include coworking space; a conference room with video capability; fitness center with a Peloton bike, climbing rope and peg boards; bike storage with repair station; rooftop lounge with bar; outdoor TV, games and grills; resort-style, saltwater pool; dog spa; and a courtyard with a fire pit and fountain. MIDLOTHIAN, TEXAS — Methodist Health System has acquired 67 acres in Midlothian, a southwestern suburb of Dallas, for the development of a 190,000-square-foot acute care hospital and a 45,000-square-foot medical office building. The project is expected to employ about 300 healthcare professionals. Kyle Libby and Michael Collins of MedCore Partners represented Methodist in the land sale. Joe Rust of Joe Rust Co. represented the sellers in that deal. Construction of the new medical development is expected to begin later this year and wrap up in 2020.

NEW YORK CITY — Ackman-Ziff Real Estate Group LLC has arranged a $97 million loan for the site acquisition and development of 540 Sixth Avenue in Manhattan’s Flatiron district. The site is located on the northeast corner of 14th Street and 6th Avenue at the nexus of three downtown submarkets: Flatiron, Chelsea and Greenwich Village.The borrowers, Landsea Homes and DNA Development LLC, acquired the property from Extell Development and plan to build a mixed-use building with residential and retail space at the site. An affiliate of Mack Real Estate Credit Strategies provided the loan, which was arranged by Patrick Hanlon, Sean Meehan and Ross Cumming of Ackman-Ziff Real Estate Group LLC. A timeline for the project was not disclosed.

BAYTOWN, TEXAS — Dallas-based Abby Development has begun work on The Lodge at Pine Creek, a 217-unit seniors housing project in Baytown, an eastern suburb of Houston. The community will offer independent living and memory care services. The 17-acre, resort-style property will feature amenities such as a stocked fishing lake, walking trails, movie theaters, a pool, salon, fitness center, a pharmacy and general store. Completion is slated for the second quarter of 2020.

MOCKSVILLE, N.C. — The Hollingsworth Cos. is underway on a 253,180-square-foot building within SouthPoint Business Park in Mocksville, located roughly 60 miles north of Charlotte. The industrial building is the second in a four-building, 644,644-square-foot expansion within the park, and the 10th building overall. The new facility will feature 30-foot clear heights, 60- by 60-foot column spacing and LED lighting. The ninth building in the park — the first building in the expansion — is a 108,960-square-foot speculative facility. Two additional buildings totaling 152,160 and 130,344 square feet are planned in the park. Both facilities will be able to expand to more than 230,000 square feet. Construction is scheduled to begin on the two buildings in 2019.

DUNWOODY, GA. — Grubb Properties is moving forward with Park at Perimeter Center East, a 19-acre mixed-use project in Dunwoody, roughly 17 miles north of Atlanta. The Charlotte-based company has submitted a rezoning request to the Dunwoody City Council to rezone the site from “Office Industrial” to include residential and retail. The proposed project would include a mix of 900 condominiums, 500,000 square feet of new office space, approximately 12,000 square feet of retail space and three acres of green space. The site is already home to three office buildings totaling 285,000 square feet. After acquiring the site, Grubb Properties refreshed the buildings’ interiors and updated the lobbies. The buildings house tenants such as Veritas Collective, Alzheimer’s Association, Hotel Equities and Marx Okubo Associates. Grubb Properties will focus on making the project walkable and bikeable, encouraging the utilization of nearby transit options such as MARTA. Park at Perimiter East will have a 12-foot shared-use path around the perimeter that will run alongside an existing bike lane. An approval timeline and construction schedule were not disclosed.

MARIETTA, GA. — Publix Super Markets Inc. has announced plans to open the fifth location for its new-format GreenWise Market in Marietta, a suburb roughly 20 miles north of Atlanta. The store will be located at the southeast corner of Sandy Plans and Shallowford roads. Atlanta-based developer Fuqua Development inked the lease with Publix Super Markets. Owned and operated by the Lakeland, Fla.-based grocer, GreenWise Market is a specialty, natural and organic store that features house-prepared meals, grab-and-go items and groceries under its GreenWise brand. The first GreenWise market is scheduled to open in Tallahassee, Fla., next month. Other announced locations include Mount Pleasant, S.C., and Lakeland and Boca Raton, Fla. The Mount Pleasant and Lakeland stores are expected to open in 2019. An opening date for the Marietta location was not released.

ARLINGTON, TEXAS — Adolfson & Peterson Construction has begun work on an $84 million arts and athletics facility for the Arlington Independent School District (ISD). Designed by HKS, the property will be situated on more than 21 acres and serve the entire school district. Individual features will include a 97,963-square-foot performance and demonstration venue, a 1,250-seat concert hall and a 425-seat theater. The 97,548-square-foot athletic complex will offer facilities for swimming, basketball, wrestling, volleyball and gymnastics. The complex is expected to open in fall 2020.
