RIALTO, CALIF. — Lewis Retail Centers, part of the Lewis Group of Companies, has opened the first portion of Renaissance Marketplace, a 430,000-square-foot shopping, dining and entertainment center located off the 210 Freeway in Rialto. Anchored by a 13-screen Cinemark Theatres, a 38,000-square-foot 24 Hour Fitness and a 43,000-square-foot Burlington, the center features modern architecture, tenanting and marketing specifically for today’s millennials. Additional signed tenants include The Habit, California Fish Grill, Ahi Poke Bowl, Pho ’77, Panera Bread and Septembers Taproom and Grill, Five Below, Ross Dress for Less and a Grocery Outlet. Currently, six tenants are open, and an additional 26 tenants are scheduled to open in September.

CONCORD, N.C. — Avison Young has brokered the sale of a 48-acre parcel located at 431 Goodman Road in Concord, roughly 25 miles northeast of Charlotte. Chris Skibinski, Henry Lobb and Tom Tropeana of Avison Young arranged the sale on behalf of the buyer, The Silverman Group, which plans to build a 600,000-square-foot speculative industrial building on the site. Dubbed Concord Industrial Center, the facility will feature 36-foot clear heights designed to suit a single tenant or multiple tenants. Avison Young will handle the property’s leasing assignment. The Silverman Group expects to wrap up construction on the project in early 2019. Concord Industrial Center is the ninth speculative industrial project in Charlotte — totaling more than 3.1 million square feet — for the development company.

SAVANNAH, GA. — Jaguar Land Rover Classic will open a new operations hub in Savannah, creating 75 new jobs, Georgia Gov. Nathan Deal announced Wednesday. The industrial facility —the British automobile company’s first outside of Europe — will be located near Savannah/Hilton Head International Airport and the Port of Savannah. The new facility will house a range of authentic Jaguar and Land Rover Classic cars, as well as offer services, parts and guest experiences. In addition, the facility will include a 42-bay workshop for vehicle health checks, service and repairs for all Jaguar and Land Rover vehicles out of production for a decade or more. The investment in the new facility will be more than $10 million and is expected to generate more than $45 million in revenue, according to the Atlanta Business Chronicle. Construction on the operations hub is scheduled to begin in fall 2019.

LOS ANGELES — George Smith Partners has secured $22.3 million in financing for the ground-up development of a workforce multifamily property located in Los Angeles’ Koreatown district. The borrower and property developer is a joint venture between Index Real Estate Investments and Ketter Construction. Located at 3057 W. Pico Blvd., the project will feature 51 workforce apartment units and 3,350 square feet of ground-floor retail space. Construction is underway on the development, with a slated completion in early 2020. Jonathan Lee and Shahin Yazdi of George Smith Partners arranged the transaction. The financing includes a $17.3 million senior loan priced at LIBOR plus 375.5 basis points for the 36-month term, while the $5 million tranche was priced at a 12.25 percent annual interest rate.

SCOTTSDALE, ARIZ. — The Wolff Co. has purchased Scottsdale Tennis Court, including 11 tennis courts and a pool, for $9 million. The buyer plans to redevelop the property into Revel Scottsdale, a 159-unit seniors housing community. The asset is situated on 5.5 acres on Inland Bend Road. Larry Kush of Orion Investment Real Estate represented the seller, Robert Hing, in the transaction.

AIRWAY HEIGHTS, WASH. — KeyBank Real Estate Capital and KeyBank Community Development Lending and Investment has provided $43.2 million in financing for the development of Salish Flats Apartments, a workforce housing community located in Airway Heights. The borrower is TWG Development. Key’s Community Development Lending and Investment Group provided a $21.2 million KeyBank construction loan, and Key’s Commercial Mortgage Group originated a $22 million forward commitment through Freddie Mac’s Targeted Affordable Group. The 216-unit Salish Flats Apartments is part of the master development plan of the Northern Quest Resort & Casino, owned and operated by the Kalispel Tribe of Indians. Upon completion, the market-rate property will operate with a self-imposed income restriction, requiring 20 percent of the units be set aside for households earning less than 80 percent of the area median income.

RESTON, VA. — CoreSite Realty Corp. has received final approval from the Fairfax County Board of Supervisors to expand the scope of its planned data center campus in Reston. With the approval, CoreSite can build an additional 289,000 square at the campus, bringing the total square footage to 900,000, or more than 100 megawatts. CoreSite acquired the 21.2-acre light industrial/office park in 2016. The data center provider already owns an existing facility in Reston. Upon full build-out of the expansion, its Northern Virginia data center footprint will span nearly 1.4 million square feet. CoreSite is one of the world’s largest data center providers, with 20 facilities under management across New York, Boston, Denver, Chicago, Miami, Silicon Valley, Los Angeles and Northern Virginia.

ATLANTA — The City of Atlanta and Atlanta BeltLine Inc. (ABI) have acquired 1.8 miles of former railroad corridor from freight rail operator CSX on Atlanta’s Westside to expand the city’s BeltLine urban trail. Upon full build-out in 2030, the 22-mile loop trail will connect 45 intown neighborhoods. The $6.3 million acquisition of the stretch of track formerly known as “the Kudzu Line” represents the final purchase of inactive rail corridor in the Atlanta BeltLine loop. The purchase will provide points of contact for potential spur trails that would connect the neighborhoods of Bankhead, English Avenue, Knight Park and Howell Station. In addition, the corridor will allow access to the Bankhead MARTA station, Maddox Park, the future Westside Park at Bellwood Quarry and the newly opened Proctor Creek Greenway. The funds to pay for the land came from TSPLOST, a transportation sales tax Atlanta voters approved in 2016. Under the purchase agreement, the City of Atlanta and ABI control approximately 80 percent of the corridor needed to construct the BeltLine trail and transit loop. LOUGHMAN, FLA. — Halvorsen Holdings has unveiled plans to develop Loughman Crossing, a 78,200-square-foot retail center that will be located along Poinciana Parkway in Loughman, a city roughly 30 miles south of Orlando. Publix will anchor the $23 million development, which is approximately 40 percent preleased. Committed tenants include pending deals with a national hamburger restaurant chain, a national dental service provider and a national gas/convenience store operator. Three of the six outparcels around the perimeter of the site are available for sale or ground lease. The newly opened Poinciana Parkway is a nine-mile extension of Ronald Reagan Parkway. A construction timeline for Loughman Crossing was not disclosed.

AURORA, COLO. — Kimco Realty Corp. has unveiled plans for its $14.5 million redevelopment of Village on the Park, a 179,862-square-foot shopping center in Aurora. As part of the redevelopment, Kimco will demolish and reconstruct the four currently vacant retail spaces located south of Ross Dress for Less. The company has signed a lease with Old Navy to occupy a 13,800-square-foot space in the new section. America’s Best Contacts & Eyeglasses will fill a 3,515-square-foot space located on the pad adjacent to TJ Maxx. Kimco will break ground on the redevelopment this fall, with completion scheduled for summer 2019. America’s Best Contacts & Eyeglasses is expected to open this year.
