DALLAS — The Legacy Senior Communities, a not-for-profit organization based in Plano, has broken ground on The Legacy Midtown Park, a $175 million seniors housing community in Dallas. Situated on 10 acres just off North Central Expressway, the property will consist of 184 independent living apartments, 50 assisted living units, 36 memory care residences and 54 suites for short-term rehabilitation or long-term care. Amenities will include multiple dining options and a fitness, aerobics and aquatic center. The project is expected to create approximately 350 jobs upon completion. The developer expects the community to begin opening for some services in fall 2019 with other levels of care becoming available in 2020. SunTrust Bank served as the lead lender for the project with Frost Bank as a participating lender.

WASHINGTON, D.C. — A joint venture between Akridge, Corporate Office Properties Trust (COPT) and Argos Group has broken ground on the redevelopment of Thaddeus Stevens Elementary School in Washington, D.C. Akridge and D.C. officials have collaborated for 19 years to establish a plan for the historic school, which was one of the District’s first public schools built for the education of African American children. As part of the redevelopment, the joint venture broke ground on a 190,000-square-foot office building, located at 2100 L St., on what previously served as the school’s playground. Designed by Martinez & Johnson Architecture, the building features floor-to-ceiling glass, 20,000-square-foot floor plates, a landscaped rooftop terrace and lounge, penthouse conference center, fitness center and an art gallery with outdoor terraces. The building will feature a rotating art gallery of works from African American artists, as well as a statue outside the building and a feature wall commemorating the property’s namesake, Thaddeus Stevens, who was a U.S. congressman. Law firm Morrison & Foerster LLP has preleased 43 percent of the building. COMMERCE, GA. — GE Appliances will invest $55 million to build a new Southeast Region Appliance Distribution Center in Commerce, a city roughly 70 miles northeast of Atlanta. Georgia Gov. Nathan Deal announced Thursday, June 14 that the household appliances manufacturer will create 100 new jobs at the new facility upon completion in April 2019. GE Appliances will have the ability to deliver products in three days or less to 90 percent of U.S. homes from the new center. Louisville, Ky.-based GE Appliances already has a strong presence in Georgia, with 1,960 employees at Roper Corp., a wholly owned subsidiary in LaFayette, and 50 employees supporting its Factory Service Operations based out of Atlanta. GE Appliances’ offerings include refrigerators, freezers, cooking products, dishwashers, washers, dryers, air conditioners and water filtration systems.

CHARLOTTE, N.C. — Cambridge Properties plans to convert a former Kohl’s department store at 9315 N. Tryon St. in Charlotte into an 87,000-square-foot office building. The transit-oriented development is located across the street from the main entrance to University of North Carolina at Charlotte and near the JW Clay Boulevard light-rail station. In addition, the building is situated within walking distance to more than 30 restaurants. The property features high ceilings and a mezzanine level and has the ability to accommodate a new glass storefront, collaborative meeting space, employee lounge/game area and an outdoor back patio. Alexandra Mann, Barry Fabyan and Charley Leavitt of JLL are handling the building’s leasing assignment. Last year, JLL leased roughly 96,000 square feet of creative office space to Verizon Wireless at the site of a former Super Kmart in east Charlotte.

KENNESAW, GA. — Varner Developers has submitted plans to the City of Kennesaw for a $65 million mixed-use project located at the current site of Kennesaw Crossing, a shopping center located roughly 27 miles northwest of Atlanta in Kennesaw. The proposed project would include a 140-room hotel, two single-story retail buildings totaling 22,000 square feet, three multifamily buildings with a total of 274 units, two office condominium buildings totaling 9,750 square feet and the positioning of future pedestrian connectivity to the Noonday Trail and other planned pedestrian infrastructure. If approved, Kennesaw Crossing would be completely demolished to make way for the new development. Applications are scheduled to be heard and considered by the mayor and city council for final action on Monday, June 18.

DALLAS — Irving-based multifamily developer JPI has begun work on Phase II of Jefferson West Love, a project that will deliver an additional 354 units to the Dallas apartment property. Amenities at the community, which currently consists of 368 units, include a pool, fitness center and bike storage. The community is part of a $200 million mixed-use development that upon completion will include up to 200,000 square feet of office space, 65,000 square feet of retail and restaurant space and a 244-room hotel.

PHOENIX — Akara Partners has completed the purchase of a development site at 355 N. Central Ave. in downtown Phoenix. The buyer plans to develop Kenect Phoenix, a mixed-use residential and retail property, on the site. Designed by Tempe, Ariz.-based RSP Architects and the Chicago office of Perkins + Will, the 23-story building will feature 320 residential apartments units and approximately 8,000 square feet of ground-floor retail space. The residential component will feature a mix of floor plans from studio to three-bedroom units. On-site community amenities will include integrated furnishings with food and beverage options throughout the building, social and co-working lounges, fitness center, and a rooftop deck with a swimming pool, grills and fire pits. The first apartments are slated for completion in fall 2019. Acquisition details were not released.

ORANGE VILLAGE, OHIO — AC Hotel Cleveland Beachwood will open at the new Pinecrest development in Orange Village, a suburb of Cleveland, this August. The 145-room hotel, designed by Meyers + Associates Architecture, will be owned and operated by DelMonte Hotel Group. The hotel will include a cocktail bar, library, business center, fitness center and ballroom. Pinecrest is an 80-acre, mixed-use project that includes apartment and office space.

ANAHEIM, CALIF. — The Anaheim Planning Commission has approved BPM Real Estate Group’s plan to develop a Radisson Blu on a 3.3-acre site at Interstate 5 and South Anaheim Boulevard. The 12-story hotel will feature 326 guest rooms; a 353-stall garage; an outdoor rooftop deck bar, restaurant and social pool; a fitness facility; small conference facility; gift shop; and game room. Additionally, the property will be within walking distance of Disneyland Resort’s main entrance. Designed by GBD Architects, the hotel is slated for completion in spring 2020.

LANSING, MICH. — Harley Ellis Devereaux (HED) has been selected to serve as the executive architect and engineer for a new hospital for McLaren Greater Lansing. The 500,000-square-foot, 240-bed medical center will be built adjacent to Michigan State University on a 39-acre site. The project is expected to move from the design phase into construction by the end of this year with a 2021 opening. McLaren is investing $450 million to consolidate its two current Lansing hospital facilities at the new campus.
