ST. PAUL, MINN. — Dougherty Mortgage LLC has provided a $5.6 million HUD 221(d)(4) loan for the construction of Thomas Avenue Flats in St. Paul. The 40-year loan is fully amortized. The 51-unit affordable housing property is slated to open in spring 2019. All units are restricted to residents earning 60 percent or less of the area median income. The project will also receive equity from the sale of low-income housing tax credits and funds from the St. Paul Housing & Redevelopment Authority. Thomas Avenue Flats LP was the borrower.

FRISCO, TEXAS — Dallas-based hospitality developer Sam Moon Group has broken ground on The Hyatt Regency Stonebriar, a 303-room hotel in the northern Dallas metro of Frisco. The 18-story property will be attached to the Stonebriar Centre mall, which owner GGP is currently redeveloping. The new hotel will include a 54,585-square-foot conference room, an 800-space parking garage and a 3,000-square-foot library that will connect to the mall. Architecture firm HKS Inc. is designing the hotel and Brasfield & Gorrie is serving as general contractor. Completion is scheduled for the first quarter of 2020.
HATTIESBURG, MISS. — Sina Cos. has broken ground on a new medical office building for the Hattiesburg Clinic in Hattiesburg. The 57,221-square-foot Orthopaedic & Sports Medicine facility will be the second property developed for the clinic, following the development of Women’s Center at 28th Place in 2006. The new facility will house clinical practice space for 14 orthopedic providers, a 9,000-square-foot physical therapy suite, community conference center and an imaging suite. In addition, the building will be connected to a 14,310-square-foot indoor sports center with weight systems, a half-court basketball court, batting cage and a partial turf football field that opens to an exterior natural turf field. MSTSD Architects is designing the project, and Freese-Johnson is the general contractor. Sina expects to wrap up construction on the facility in April 2019. Hattiesburg Clinic is a physician-owned, multi-specialty practice with more than 350 providers serving 19 counties across southern Mississippi.
POOLER, GA. — Virginia-based Middleburg has unveiled plans to develop Mosby Lakeside, a 316-unit apartment community located near the intersection of Pooler Parkway and Interstate 16 in Pooler, roughly 10 miles west of Savannah. The community will feature a mix of one-, two- and three-bedroom units ranging from 748 square feet to 1,405 square feet. Units will feature stainless steel appliances, granite countertops, patios and balconies, Nest thermostats, wood plank flooring in living areas and nine-foot ceilings. Community amenities will include a clubhouse, fitness center with yoga studio, outdoor fire pit and kitchen, saltwater pool, dog parks and pet spa, community garden, boat house and a hammock garden. Humphreys & Partners Architects LP is the architect of record for the project, DEI is providing interior design services and Thomas & Hutton is the landscape architect and civil engineer. Middleburg plans to break ground on Mosby Lakeside this fall and begin leasing the community in spring 2019.
CHARLESTON, S.C. — Pollack Shores Real Estate Group has unveiled plans to develop a 231-unit apartment community at 107 Brigade St. in Charleston’s North Morrison (NoMo) neighborhood. The property, which sits on a former steel yard, will include a mix of studio, one- and two-bedroom floor plans. Units will feature nine-foot ceilings, granite countertops, stainless steel appliances, vinyl plank wood flooring and patio French doors that open to private balconies. Community amenities will include a pool with outdoor grilling stations, fitness center, yoga studio and electric vehicle charging stations. Matrix Residential, a subsidiary of Pollack Shores, will manage the property upon completion in July 2019.
GRAND PRAIRIE, TEXAS — Stream Realty Partners has begun work on Parkway Logistics Center, a 271,794-square-foot industrial development in Grand Prairie, a western suburb of Dallas. Built on a speculative basis, the Class A space will be divisible into 50,000-square-foot blocks and will feature 44 dock-high bays as well as dedicated parking for 69 trailers and more than 100 vehicles. Stream Realty acquired the site in February through a joint venture with LaSalle Investment Management, a subsidiary of JLL. Completion is scheduled for later in the year.
REMINGTON, VA. —Canada-based PointOne Development Corp. is underway on Remington Technology Park (RTP), a 234-acre data center campus in Remington, a city in northern Virginia. PointOne is investing $1.6 billion to develop the project, which will be supported by 300 megawatts of utility power and will have connectivity to terrestrial and undersea fiber-optic cables. Diode Ventures, in conjunction with Enfinite Capital, secured initial funding for RTP and will continue to provide financial modeling support and capital assembly for the balance of the project. Black & Veatch is providing design-build services. The Diode/Enfinite partnership will operate and maintain the campus upon completion. The project marks PointOne’s first investment in the U.S. data center market. A construction timeline was not disclosed.
SEVIERVILLE, TENN. — JMJ Development LLC will deliver Overlook at Allensville Square II, a 144-unit apartment community in eastern Tennessee’s Sevierville. Developers broke ground on the project in January, and expect to wrap up construction in July 2019. Total project costs for the development are projected to be $21.9 million. The three-story community includes a mix of one-, two- and three-bedroom units and features a clubhouse, resort-style pool with sundeck, playground, business center, car wash and a dog park.
Fisher Brothers, Beneville Studios Break Ground on Retail, Entertainment Complex in Las Vegas

LAS VEGAS – Fisher Brothers and Beneville Studios have broken ground on AREA15, a retail, art and entertainment complex located along West Desert Inn Road in Las Vegas. Weaving together immersive experiences, music and corporate events, art installations, restaurants, bars and nightlife, the 126,000-square-foot complex is slated to open in late 2019. The complex will appeal to a variety of clientele, including gamers, comic-con and sci-fi enthusiasts, artists and music and festival lovers.
OTSEGO, MINN. — Stahl has broken ground on a $9.6 million renovation project for Prairie View Elementary and Middle School in Otsego, about 30 miles northwest of Minneapolis. The 124,000-square-foot facility, which serves students ranging from early childhood through eighth grade, will be expanded by an additional 42,000 square feet to include a classroom wing, gymnasium, support spaces and an exterior storage building. Interior renovations and site work will also be completed. Wold Architects and Engineers designed the project in collaboration with the school district. Completion is slated for May 2019.
