GARLAND, TEXAS — Under the auspices of a limited partnership, Henry S. Miller Cos. (HSM) will open a 763-unit self-storage facility at 1200 State Highway 66 in Garland, a northeastern suburb of Dallas. The grand opening of the facility, which totals 77,000 net rentable square feet, is set for Monday, May 7. Approximately 88 percent of the units will be climate-controlled and 12 percent will be non-climate-controlled. Pennsylvania-based self-storage REIT CubeSmart will manage the facility.

POMPANO, FLA. — The Cordish Cos. and Eldorado Resorts Inc. have formed a 50/50 joint venture to plan, design and develop a new 223-acre mixed-use project in Pompano. Located 35 miles north of Miami and roughly 10 miles north of Fort Lauderdale, the project will encompass the site of the existing Isle Casino Racing Pompano Park. Eldorado Resorts owns the 223-acre site around the casino and racing track. The development will include a corporate office campus, residential units, retail, dining, entertainment space and a hotel. The Cordish Cos. develops and operates hotels, casino, retail and restaurant projects across the country. In Florida, the Baltimore-based firm developed the Seminole Hard Rock Hotel & Casinos in Hollywood and Tampa, and in April the company unveiled plans to co-develop a $2.5 billion mixed-use village surrounding EverBank Field in Jacksonville. Eldorado Resorts, a Nevada-based casino entertainment company, owns and operates 20 properties in 10 states.
MILTON, WIS. — Badger Property Investments is developing a 60,000-square-foot industrial building for SSI Technologies Inc. in Milton, about 35 miles southeast of Madison. The property will be located in the Crossroads Business Park. Construction is expected to begin in May with completion slated for this fall. Janesville, Wis.-based SSI Technologies is a designer and manufacturer of a variety of sensors and control systems for the international automotive and heavy vehicle markets. Locally, the company has 1,000 employees and currently operates from three facilities in Janesville, with more than 400,000 square feet of combined manufacturing and office space. FREMONT, CALIF. — Conor Commercial Real Estate and American Realty Advisors (ARA) have broken ground on Pacific Commons Industrial Center, a distribution center located at the southwest corner of Cushing Parkway and Bunche Drive in Fremont. Slated for completion in second-quarter 2019, the 814,852-square-foot logistics and fulfillment center will feature 36-foot clear heights, cross-dock configurations, an ESFR sprinkler system, 141 dock doors, 143 trailer parking stalls and flexible office space. Designed to achieve LEED Silver certification, the property will also feature 68 electric vehicle charging stations. Situated on 41 acres, the property is in close proximity to interstates 880 and 680, Warm Springs BART station and Pacific Commons Shopping Center. The developers have retained Rob Shannon, Chip Sutherland and Doug Norton of CBRE to market the property for lease.
NEWARK, N.J. — Marcus & Millichap has orchestrated the sale of a 43,869-square-foot tract of land in Newark for the development of an 84-unit condominium community. Carlos Zapata represented the seller, a developer in the transaction. The buyer was undisclosed. Located at 73-87 Clay St., the land is approved for 84 residential units and 4,630 square feet of retail space. The city will be adjusting the surrounding landscape and traffic patterns to encourage retail shopping in the area.
CELEBRATION, FLA. — Delray Beach, Fla.-based Big Rock Partners has opened Windsor at Celebration, a 239-unit seniors housing community in Celebration, the Disney-originated master-planned community in Central Florida. Windsor at Celebration features a mix of independent living, assisted living and memory care units. Community amenities include dining venues, a theater, rooftop bar, indoor aquatic center, fitness center, salon, spa and entertainment and leisure programs. Life Care Services, an LCS Company, is managing the community. Balfour Beatty was the project’s general contractor, and Gensler was the architect. Walker & Dunlop arranged a $41 million construction loan through Bank of the Ozarks for the project.
DURHAM, N.C. — Durham-based New South Ventures has unveiled plans to redevelop the NC Mutual Building, a 183,000-square-foot office building located at 411 W. Chapel Hill St. in downtown Durham. The 14-story tower — originally constructed in 1965 — will be renamed The Tower at Mutual Plaza. Planned renovations for the building include 16,000 square feet of newly constructed space on the first floor and a new mezzanine; a remodeled and expanded lobby with a glass curtain wall and revolving doors; stone flooring and wrapped columns; LED lighting; grab-and-go coffee and concessions; exterior façade restoration; skylights in the concourse and lower level; and the addition of new conference rooms, a fitness center, tenant storage rentals and indoor bike parking. In addition, New South Ventures plans to add 15,000 square feet of shared office and coworking space and an enhanced plaza that allows for outdoor work and gatherings. SHENANDOAH, TEXAS — Everson Developments has broken ground on a 58,000-square-foot medical office building at 121 Vision Park Blvd. in Shenandoah, a northern suburb of Houston. Designed by Ziegler Cooper, the three-story, Class A property is slated for completion by year’s end. The J. Beard Real Estate Co. is handling leasing of the property and recently secured its first tenant, Gill Plastic Surgery & Dermatology.
TAMPA, FLA. — Strategic Property Partners (SPP) has broken ground on the 519-room JW Marriott Tampa hotel within its planned Water Street Tampa development. The $3 billion mixed-use project is a multi-phase, 50-acre development that at full build-out will include more than 9 million square feet of commercial, residential, hospitality, educational, entertainment, cultural and retail space. JW Marriott Tampa represents the first of 10 buildings that SPP plans to begin building over the next year. Designed by Florida-based architecture firm Nichols Brosch Wurst Wolfe & Associates, JW Marriott Tampa will feature 100,000 square feet of meeting and event space, including the largest hotel ballroom in Tampa Bay at approximately 30,000 square feet. The hotel will also feature a full-service spa and fitness center, pool and sun terrace, ground-floor restaurant with indoor and outdoor seating and a rooftop lounge and terrace on the 26th floor. TEXAS CITY, TEXAS — Edifis Group, a Houston-based development and investment firm, will redevelop Palmer Plaza, a 98,816-square-foot shopping center in Texas City, about 40 miles southeast of Houston. The redevelopment of the center, which was built in 1987, will upgrade the center’s landscaping, decorative lighting and signage. New tenants including Aldi, Ross Dress for Less and Chick-il-A will join Palmer Plaza upon completion of the project.
