ORLANDO, FLA. — Exeter Property Group has broken ground on a 561,750-square-foot distribution center located at 9775 Air Commerce Parkway in Orlando. Situated adjacent to Orlando International Airport, the speculative building will feature 36-foot clear heights, 535-foot building depth, cross dock configuration, an ESFR sprinkler system, 185-foot truck court, 60-foot concrete truck apron, storage spaces for 112 trailers, 312 auto parking spaces and spec office space. GMA Architects designed the building, which is situated within the 230-acre Air CommercePark. Tampa-based ARCO Murray is the general contractor for the project, and Orlando-based Florida Engineering Group is the project’s civil engineer. Exeter expects to wrap up construction on the facility in February 2019.

AURORA, CO. — Hillcrest Development and Pathfinder Partners have completed a $1.6 million renovation and rebranding program at V-Esprit, a 100-unit seniors housing independent living community in the Denver suburb of Aurora. Previously known as the Shalom Park Senior Living Campus, the two companies acquired the property in 2017. Situated on 14 acres, the community features 40 patio homes and 60 apartments ranging from 725 to 1,373 square feet. Residents are restricted to those aged 55 and older. Renovations to the community include converting four one-bedroom apartment units into a clubhouse and card room, as well as refurbishing and modernizing the theater room, library, communal dining area and leasing office. Apartment interiors were also upgraded along with hallways and corridors. Hillcrest Development Group LLC is a Denver-based development company. Pathfinder Partners LLC is a San Diego-based firm specializing in opportunistic and value-add real estate investments.

LAKE CHARLES, LA. — Doster Construction Co. has delivered Springs at Country Club, a 252-unit multifamily community located in the southwest Louisiana city of Lake Charles. Continental Properties developed the community, which includes a mix of studio, one-, two- and three-bedroom units. Community amenities include a resort-style pool, clubhouse, complimentary coffee bar, 24-hour fitness center, dog park and a pet spa area.

Plainview-Business-Park

PLAINVIEW, TEXAS — Lonestar Dirt & Paving has broken ground on The Plainview-Hale County Business Park, a 140-acre industrial development in Plainview, a city in West Texas roughly midway between Lubbock and Amarillo. The rail-served site, which is located along the Interstate 27 corridor, formerly housed a beef packing plant that closed in 2013. The timetable for completion of the project, which officially broke ground on Monday, April 23, is nine months.

DALLAS — Northwood Retail, an affiliate of national investment advisory firm Northwood Investors, has begun the renovation of Hillside Village, a 169,229-square-foot shopping center in Dallas. Northwood is upgrading the facades, lighting and roofs of the spaces, as well as delivering a new parking and sidewalk system. The renovation project is expected to be complete by year’s end. New tenants joining the property, which was built in 1954, include Session Pilates, Villa Nail Spa and Hillside Tavern.

PHOENIX – BridgeWater Assisted Living has opened BridgeWater Assisted Living Midtown, a 140-unit affordable seniors housing community in Phoenix. This is BridgeWater’s second affordable community in the Phoenix metro. The property is seven stories tall and offers assisted living and memory care services using the Medicaid ALTCS program, which allows Medicaid to pay for services that are normally private pay. Veterans eligible for Wartime Pension may also qualify for supplemental aid and benefits.

IRVING, TEXAS — A partnership between Dallas-based development firm Jackson-Shaw and Boston-based investment firm GID has broken ground on Parc SouthWest, a 292,700-square-foot industrial project in Irving. Situated on 28 acres, the Class A development will consist of two buildings totaling 112,200 and 180,500 square feet. Parc SouthWest will be marketed to tenants seeking 20,000- to 60,000-square-foot spaces with 30- to 32-foot clear heights and abundant trailer storage and car parking. Ridgemont Commercial Construction is serving as general contractor for the project, which is slated for a fourth-quarter completion. GSR Andrade is designing the property, and Stream Realty Partners will lease and manage it.

VIRGINIA BEACH, VA. — Virginia Beach-based Suburban Capital Inc. has unveiled plans to build a 127-room Hyatt-branded hotel in Virginia Beach. Hyatt Place at Pembroke Park will be located at 281 Independence Blvd. and will serve as a catalyst for the redevelopment of the 14-acre Pembroke Park into a higher density mixed-use development, according to the project’s developers. The Virginia Beach Development Authority has approved an Economic Development Investment Program Grant in the amount of $200,000 based on Suburban Capital’s $26.3 million investment. The funds will be used for enhanced streetscape improvements. The 92,000-square-foot hotel is slated for completion in April 2019.

BAYTOWN, TEXAS — Houston-based E.E. Reed Construction LP has completed a 712,740-square-foot warehouse/distribution center situated on 170 acres in the eastern Houston suburb of Baytown. Built on behalf of Ravago Americas, a supplier of rubber and plastic, the property features a tilt-wall configuration, 30,000 square feet of office space, a 200-car railyard and a truck maintenance facility. Houston-based Powers Brown Architecture designed the property.

FARRAGUT, TENN. — Ziff Properties Inc. has acquired the former U.S. Golf & Tennis Center in Farragut with plans to convert the building into a 65,000-square-foot self-storage facility. The building is located on six acres, roughly 17 miles west of Knoxville. ExtraSpace Storage will manage the facility, which will include climate- and non-climate-controlled units. A construction timeline was not disclosed.
