SAN FRANCISCO – CIM Group, in partnership with fifteenfortyseven Critical Systems Realty (1547), has commenced construction for its 240,000-square-foot data center campus on 7.3 acres at 400 Paul Ave. in San Francisco. The first phase of development will include the renovation of two existing 1930s-era buildings. Totaling 54,225 square feet, the buildings will be modernized to provide creative office and support space for data center tenants. Additionally, construction will start immediately for the campus, including a 187,000-square-foot purpose-built data center. The two-story building will feature a secure and scalable data center with 24 MW of power capacity.

SAVANNAH, GA. — Savannah-based Foram Group has received approval from the Savannah City Council for zoning amendments needed to move forward with Starland Village, a planned $40 million mixed-use development in Savannah. Located on a two-block stretch along the historic Bull Street in the city’s Starland District, the development will be home to artist studios, an event venue, retail and restaurant space, a rooftop park, coworking space and 90 residential units. Other team members for the project include architecture firm Lynch Associates, DPR Construction, engineering firm Thomas & Hutton and Kaufman-Heinz LLC, which will manage the development upon completion. A construction timeline for the project was not disclosed.

ATLANTA — Grove Street Partners, in a joint venture with Batson-Cook Development Co. (BCDC), has broken ground on Gateway Center Two, a 51,000-square-foot office building located a half-mile from Hartsfield-Jackson Atlanta International Airport. The building is part of the second phase of Gateway Center, a $230 million, 1.1 million-square-foot mixed-use project that Grove Street Partners is developing. The development also houses the 128,396-square-foot Gateway Center One and three Marriott-branded hotels spanning 754 rooms. Gateway Center Two marks the first joint venture between Grove Street Partners and BCDC. In addition to the groundbreaking, the joint venture inked a lease with ECFMG, a nonprofit medical certification and training provider based in Philadelphia. ECFMG will occupy a full floor, or 24,000 square feet, upon completion in March 2019. Lee Evans of Colliers International represented the landlord in the lease, and John Behm, Jim Byrd and Jason Jones of Cresa represented the tenant. Alfie Means, Wilson Rogers and Jimmy Warren of iCap Realty Advisors arranged construction financing through Protective Life Insurance Co. Gateway Center offers direct connectivity to Hartsfield-Jackson and MARTA via the airport’s SkyTrain commuter rail.

CLOVERDALE, Calif. — Walker & Dunlop Inc. has provided $10 million in HUD financing for the construction of Vine Ridge, a 51-unit assisted living community in the Sonoma County city of Cloverdale. The community will consist of a two-story, 42,000-square-foot building on a 2.5-acre site. Western Living Concepts is developing and will operate the property, the second seniors housing community in its portfolio. Vine Ridge is scheduled for completion in 2019. Walker & Dunlop’s team, led by Kevin Giusti, closed the loan through HUD’s Section 232 loan program, which provides financing for nursing homes, assisted living facilities, memory care, independent living, and board and care facilities. The program provides the borrower with a non-recourse, fixed-rate mortgage throughout the construction period and 40-year permanent term of the mortgage.

NEW ORLEANS — Golf entertainment concept Drive Shack has unveiled plans to open a 62,000-square-foot venue at the site of the former Times-Picayune building at 3800 Howard Ave. in New Orleans. Drive Shack will demolish the facility to make way for the new three-story entertainment complex, which will feature 90 indoor driving range bays, a restaurant, corporate and group event space, additional lounge areas and parking. The $29 million project is expected to be up and running by 2019, according to local media reports. Ryan Pécot and Saban Sellers of Stirling Properties represented Drive Shack in the lease negotiations. The New Orleans facility is one of five planned locations in the United States. Drive Shack opened its flagship location in Orlando earlier this month. Other planned locations include West Palm Beach, Fla.; Raleigh, N.C.; Marietta, Ga.; and Richmond, Va.

ROMEOVILLE, ILL. — Principle Construction Corp. has broken ground on a 43,227-square-foot, speculative office development in Romeoville, about 30 miles southwest of Chicago. Known as the OWL 3 Spec Office, the property is located at 1250 Windham Parkway. The project, slated for completion this October, will be able to accommodate 10 tenants. This will be the first LEED-certified office building in Romeoville, according to Principle. The project is being developed in partnership with Lakeview Realty Investors LLC. SKJN Architeckten is providing architectural services.

JOLIET, ILL. — Meridian Design Build has completed construction of a 112,500-square-foot truck terminal for CenterPoint Properties in Joliet. The new facility is situated on a 46.4-acre site within the CenterPoint Business Center. The redevelopment project includes 17,930 square feet of office space, 169 loading positions and two drive-in doors. An adjacent 22,176-square-foot maintenance building features 17 fully equipped service bays. Cornerstone Architects provided architectural and structural design services, while Manhard Consulting completed civil engineering design.

GSW-North-Industrial-Park-Dallas

IRVING, TEXAS — Liberty Property Trust will develop a 172,210-square-foot industrial facility within GSW North, an industrial park in Irving. The facility will be located near Dallas-Fort Worth (DFW) International Airport and offer convenient access to State Highways 161, 360 and 183. Construction of the facility, which is slated to begin this month and wrap in December, marks Phase III of development. Cushman & Wakefield will handle leasing of the building, completion of which will bring the total size of the park to 709,000 square feet.

TEJON RANCH, CALIF. — Dollar General has expanded its presence at Tejon Ranch Commerce Center (TRCC) just south of Bakersfield with the addition of more than 240,000 square feet of warehouse space. The dollar store currently operates out of a separate building at TRCC. This expansion will allow retailer to increase its footprint by nearly 40 percent. Dollar General has used the Tejon Ranch Commerce Center as the hub of its California distribution operations for the last six years. With its expansion into the new Tejon Ranch-Majestic Realty-developed facility, it will now occupy a total of more than 850,000 square feet of space within TRCC.

LAS VEGAS — A partnership between Henley USA and Tower 16 Capital Partners has created Altura, a new brand of multifamily apartment communities in Las Vegas. The initial property under the new brand will be called Altura on Duneville and feature 228 apartments. A second property acquisition will be announced in May, with plans for additional acquisitions later this year. Each Altura property will be renovated to bring a modern, contemporary look and upgraded amenities to the community. Every Altura property will have a completely refurbished clubhouse, a 24-hour fitness center, new laundry equipment and enhanced common spaces, including the lobby and pool. Apartment interiors will also be upgraded with contemporary finishes and residential technology.
