HOUSTON — Wolff Cos. will develop Prairie View Cricket Complex, an 84-acre athletic facility that will be located at the interchange of U.S. Highway 290 and Liendo Parkway in Houston. In January, Wolff sold the 68-acre Liendo Park and an adjoining 16-acre tract to Houston businessman Tanweer Ahmed, who plans to have two cricket fields ready for play next month and all 12 to 14 fields ready by the second quarter of 2019.

NEWARK, N.J. — HFF has arranged $16.2 million in financing for the development of a speculative industrial project at 256 Vanderpool St. in Newark. The borrower is a joint venture between Penford Group and Penwood Real Estate Investment Management, through its fourth value-added investment vehicle, Penwood Select Industrial Partners IV. Situated on 14.8 acres, the 290,063-square-foot building will feature 40-foot clear heights, 64 loading docks, 79 trailer stalls and 8,702 square feet of office space. Michael Klein and Matthew Pizzolato of HFF worked on behalf of the borrower to place the construction loan with Principal Real Estate Investors.

HANAHAN S.C. — West-Signal, a joint venture between an affiliate of North Signal Capital LLC and a fund managed by Westport Capital Partners LLC, has broken ground on a 340,000-square-foot industrial facility within North Pointe Commerce Park in Hanahan, roughly 15 miles northwest of Charleston. The partnership is developing the warehouse and production facility for Science Applications International Corp. (SAIC), a technology integrator in the engineering, technical and information technology markets. SAIC’s primary client is the U.S. federal government. The LEED-certified building will feature tilt-up concrete construction, 32-foot clear heights, an ESFR sprinkler system and LED lighting. The building will also have the capacity to expand an additional 74,000 square feet. Evans General Contractors will design and build the facility, and Bank of America is providing construction financing for the project. West-Signal expects to deliver the facility in the fourth quarter. The joint venture acquired three developable sites along North Pointe Industrial Boulevard — collectively referred to as North Pointe Commerce Park — in late 2017 and is developing each one. NEW YORK CITY — Westbridge Realty has arranged the sale of a vacant lot located at 187 Cook St. in Brooklyn’s Williamsburg neighborhood. Nehalkumar Gandhi, a New Jersey-based developer, purchased a 99-year ground lease at the site for $1.3 million from Loketch Group and Joyland Group. The developer plans to build a more than 26,000-square-foot, 92-key hotel on the site. The brand of the hotel has not been announced. Hen Vaknin of Westbridge Realty represented the buyer and seller in the off-market transaction.

DALLAS — Transwestern has brokered the sale of approximately 2.7 acres at 2105 and 2211 W. Davis St. in the Oak Cliff area of Dallas for the development of a mixed-use project. Headed by GroundFloor Development, the project will feature an undetermined amount of retail space and multifamily units. The site is currently zoned for the development of 20 townhomes and a five-story apartment building with ground-floor retail. Other terms of the land sale were not disclosed.

PATCHOGUE, N.Y. — Spellman Brady & Co. has completed interior design work for Village Walk, a five-story assisted living community in the Long Island village of Patchogue. Carlisle Senior Living Communities, an affiliate of The D&F Development Group, is developing the 87,700-square-foot community. Spellman Brady & Co. is a St. Louis–based interior design firm specializing in senior living, healthcare and higher education.

DETROIT — Galley Group has unveiled plans to open a food hall in the Federal Reserve Building, owned by Bedrock and located in downtown Detroit. The 8,646-square-foot space will feature an open floor plan with four kitchen spaces and a centralized full bar. Completion is slated for this fall. Applications are now open for chefs to submit their restaurant ideas and vie for a kitchen space. Galley Group is also opening a location in Cleveland this year following its two food halls in Pittsburgh.

HILLSBORO, ORE. — The Wolff Company has announced plans for Revel AmberGlen, a 140-unit independent living community in the Portland suburb of Hillsboro. Wolff plans to break ground later this year for a planned completion in 2020. The four-story property will be located in the Tualatin Valley on the west side of Portland. Revel AmberGlen is the 12th senior living community that The Wolff Company has developed since 2016. The company plans to invest $300 million to $400 million annually in the development of new independent and assisted living communities, in addition to the purchase and renovation of existing communities.

CORONA, CALIF. — A joint venture between Wermers Properties and Watermarke Properties has developed The Metro, a mixed-use property located in the center of the Main Street Corridor in Corona. The transit-oriented development features 286 residential units and more than 70,000 square feet of retail space. Currently signed retailers include Starbucks Coffee, Z-Pizza Tap Room, Poke Cat, Burgerim, America’s Best Eyeglass, Citibank, Organic Junkie, Paws at Main, Nail & Spa Today, D’Vine Mediterranean, Meraki Salon and Union Barber.

NEWARK, DEL. — The Chemours Co. is developing Chemours Discovery Hub, a 312,000-square-foot research facility located on the University of Delaware’s Science Technology and Advanced Research Campus in Newark. IMC Construction broke ground on the $150 million project in December 2017. Designed by L2 Patridge, the 15-acre project will consolidate laboratories and offices for approximately 330 scientists, engineers and researchers who will be relocated from Chemours’ New Castle County facilities. The new facility will include more than 100 labs, 50 specialty rooms, cafes, conference rooms and 20 huddle rooms for small group meetings. Project members include Tetra Tech, RDK and O’Donnell & Naccarato. Completion of the four-story building is slated for early 2020. Trammell Crow is representing the owner in the project.
