NEW YORK CITY — Developer Optima Real Estate has topped out construction for its boutique 21-story hotel located at 333 W. 38th St. in Manhattan’s Midtown West neighborhood. Designed by Gene Kaufman Architect, the 34,000-square-foot hotel will feature 79 rooms, a roof deck, a fitness center and breakfast rooms. The $10 million hotel was designed with four rooms per floor, allowing abundant natural light and views of the city.

HINGHAM, MASS. — The Town of Hingham, a suburb of Boston, has approved the construction of The Residence at Penniman Hill, a 90-unit independent living, assisted living and memory care community. LCB Senior Living LLC is developing the 89,000-square-foot building. All programming was developed in collaboration with the Harvard Medical School, McLean Hospital and Brigham & Women’s Hospital. LCB Senior Living is a Massachusetts-based seniors housing operator and developer with communities throughout New England and the Mid-Atlantic states.
SEATTLE — Hilton Hotels has announced plans to construct the Sound Hotel Seattle Belltown, a 142-room hotel in Seattle. The hotel is being developed as part of a 42-story mixed-use building. The new property will also house Arrivè apartments. The hotel will be situated on floors one through 10 with a first-floor lobby and restaurant. A bar/lounge, pre-function space and 770 square feet of meeting space, which will divide into two rooms, will all be available on the seventh floor. The Sound Hotel Seattle Belltown is part of the Tapestry Collection by Hilton. The Hotel Group will manage the asset.
ROSEMONT, ILL. — Meridian Design Build has relocated its corporate headquarters from Deerfield to Rosemont. The design build general contracting firm will occupy 11,500 square feet at Pointe O’Hare, an 11-story office building located at 9550 W. Higgins Road. The new space features collaborative work areas, a café, wall-mounted TVs and LED lighting. Partners in Design Architects provided architectural services. Michael Flynn, Jason Wurtz and Larry Much of NAI Hiffman represented Meridian in the lease transaction. Equity Office owns and manages the office building.
CLEMSON, S.C. — Valeo Groupe US, in conjunction with equity partner Harrison Street Real Estate Capital LLC, has unveiled plans to deliver Epoch Clemson, a 310-unit, 994-bed student housing community serving Clemson University in Clemson. Ed Coco, Matt Casey and Libby Malloy of HFF secured a floating-rate construction loan for the property on behalf of the developers. Other terms of the deal were not disclosed. Epoch Clemson will be situated along the shoreline of Lake Hartwell, just off U.S. Highway 123/Clemson Boulevard. The property will comprise 15 buildings with a variety of cottage, townhome, brownstone and apartment units. Community amenities will include a resort-style pool and clubhouse, volleyball court, 24-hour fitness center, computer center and landscaped courtyards. With more than 3,600 feet of Lake Hartwell frontage, the community will also feature waterfront amenities including a private beach, boat docks, lakeside pedestrian paths and select units with lake views. The community is slated for completion in summer 2019.
NEW ORLEANS — Roy Anderson Corp., a subsidiary of Tutor Perini Corp., has unveiled plans to construct the Hall of Democracy at the National WWII Museum’s campus in New Orleans. The $17 million pavilion will total 34,800 square feet and will be dedicated to the museum’s research, WWII content, expertise and outreach. The pavilion will house a special exhibits gallery; the Institute for the Study of War and Democracy, which is expected to be the hub of World War II knowledge and education for the museum and the general public; a WWII Media and Education Center with production studios and broadcast capabilities; and a library. Construction on the project is expected to commence later this month or in early February, with completion slated for the summer of 2019.
PITTSBURGH — KeyBank Commercial Development Lending & Investment has provided $16.6 million in total financing for Allegheny Dwellings Phase I, a new affordable housing project in Pittsburgh’s Fineview neighborhood. The first of three phases, Allegheny Dwellings Phase I involves replacing existing public housing with 65 new mixed-income units. TREK Development Group, in partnership with the Housing Authority of City of Pittsburgh, is developing the project. The first phase will feature 47 affordable and 18 market-rate townhome, walk-up and apartment-style units. Kyle Kolesar of KeyBank arranged the financing. City Real Estate Advisors, Allies and Ross Management, Housing Authority City of Pittsburgh and the Urban Redevelopment Authority of Pittsburgh contributed 4 percent Low-Income Housing Tax Credits, tax-exempt bonds and other gap financing.
PHILADELPHIA — Boynton Beach, Fla.-based Trez Forman Capital Group has arranged a $6.7 million loan for the development of a mixed-use project located in Philadelphia. The borrower, Gagandeep Lakhama of 1413 Germantown LLC, plans to develop a six-story, 50-unit apartment building with 5,500 square feet of ground-floor commercial space on a 14,625-square-foot site at 1413 Germantown Ave. Ryan Howard of Trez Forman originated the loan. This is the first time Trez Forman has done business in the state of Pennsylvania.
SPRING, TEXAS — Caldwell Cos. will develop Lakeview Oaks, a 330-unit multifamily community at the corner of Gosling Road and FM 2920 in the northern Houston metro of Spring. The Class A property will be situated adjacent to the site of a new H-E-B grocery store. Community amenities will include a resort-style pool, community center, coffee bar and a fitness center. Construction is expected to begin early this year with units becoming available for occupancy in 2019.
REDMOND, WASH. — WoodSpring Hotels has opened the 120-room WoodSpring Suites Seattle Redmond. West 77 Partners LLC developed the hotel, which WoodSpring Hotels Property Management will operate. Each room contains an in-room kitchen equipped with a full-size refrigerator, two-burner stovetop and microwave. The hotel is pet-friendly and offers free wireless Internet, vending machines and guest laundry. The hotel is located at 7045 180th Ave. NE in Redmond. It is situated near Microsoft’s office campus.
