BOSTON — Cottonwood Management Group is opening a new Boston regional office at 101 Seaport Blvd. in the city’s Seaport district. The California-based asset management and development company has also commenced pre-construction on its Seaport Square Parcel M1M2 development, which is located next door. The M1M2 project consists of 1 million square feet of mixed-use development over 3.5 acres in Seaport Square. The residential component includes 730-plus units in two condominium towers and one luxury rental tower. In addition to the residences, the project includes 125,000 square feet of two-story retail and restaurants centered around a vibrant public courtyard. Construction is scheduled to span three years with phased completion dates in late 2019 to early 2020. In addition to serving as its regional office, part of Cottonwood’s Seaport Boulevard space will be used as the sales center for the project’s residential component. The company is preparing for an official groundbreaking for the project in May.

NEW YORK CITY — Brookfield Property Partners and JLL today announced that Rauxa, an independent advertising agency, will expand and relocate its New York operations with a move to 225 Liberty St. at Brookfield Place New York in Lower Manhattan. The company has signed a 50,000-square-foot, 11-year lease at the Class A, 2.7 million-square-foot office tower. The agency will relocate its New York office from SoHo. JLL’s Paul Glickman, John Wheeler, Michael Berman and Clayton Kline represented Brookfield Properties in the transaction. JLL’s Steven Rotter, Justin Haber and Richard Miller represented Rauxa. Rauxa will occupy part of the 43rd floor and the entire 44th floor at 225 Liberty St., which is located at the intersection of Liberty and West streets. The 44-story building was constructed in 1987.
FLORHAM PARK, N.J. — A new Pastosa Ravioli restaurant has opened in Regency Plaza at 186 Columbia Turnpike in Florham Park. With stores already open in New York City, Cranford and Manalapan, N.J., the Florham Park location became Pastosa’s 11th overall. Pastosa is a family-owned business specializing in ravioli and specialty Italian products, sauces, mozzarella cheese and prepared foods. Alison Horbach of Ripco Real Estate identified the location and brokered the transaction on behalf of Pastosa. Florian Suserman, also of Ripco, represented the owners of Regency Plaza.
LONG BRANCH, N.J. – Conceptual renderings of the interiors and common areas are now available for South Beach at Long Branch, a luxury residential project. Currently under construction, South Beach at Long Branch occupies 1.7 oceanfront acres between Ocean Avenue and Ocean Boulevard at the intersection of North Bath Avenue. FEM South Beach Urban Renewal is the developer for the project, which will include 47 one- to five-bedroom multifamily residences ranging from 1,352 to 3,382 square feet, with pre-construction pricing starting at $1.2 million. Completion is slated for spring 2019. Construction crews will pour concrete and place footings and foundations in the next 90 days. Members of the architectural, construction and design teams include construction managers David Ulassin and Jared Yorder of Cornerstone Construction, interior designers Brian Dumervil and Steven Gurowitz of Interiors by Steven G., site engineer John Buletza of Nelson Engineering and architect Stephen Carlidge of Shore Point Architecture.
GRAND PRAIRIE, TEXAS — IKEA has announced that construction on its 290,000-square-foot location in Grand Prairie, set to open in fall 2017, has progressed to the point of installing the company’s iconic blue panels. The Swedish furniture outlet, which already operates one DFW location in Frisco, will be situated on 30 acres along the eastern side of Highway 161 and Mayfield Road, roughly midway between downtown Dallas and downtown Fort Worth. IKEA recently announced plans for two new Texas locations to be opened in summer 2019 as well, one in Fort Worth and the other in San Antonio.
POOLER, GA. — Image Hotels has broken ground on a four-story, 120-room Courtyard by Marriott located at 419 Pooler Parkway in Pooler, a suburb of Savannah. The Courtyard Pooler/Savannah Airport hotel will be situated near the Savannah/Hilton Head International Airport and the new Tanger Outlet Savannah. The property will feature 6,820 square feet of banquet and event space, as well as a fitness center, guest laundry services, business center, restaurant and a 24-hour snack shop. Set to open in September 2018, the hotel will operate as a Marriott franchise and will be owned by Image Pooler LLC. Image Hotels will manage the hotel upon completion.
CAMDEN, N.J. — American Water Works Co. has broken ground for the company’s new headquarters at One Water Street at the master planned Camden Waterfront in Camden. Slated for completion in late 2018, the five-story, 220,000-square-foot property will house more than 600 employees, consolidating four locations in Southern New Jersey. Robert A.M. Stern Architects is serving as architect, while Gensler is designing the interior of the building. Liberty Property Trust is developing Camden Waterfront, a mixed-use neighborhood.
ROCHESTER, MINN. — Welsh Construction has completed construction of the Lofts at Mayo Park in Rochester in southern Minnesota. The apartment property is located within the Destination Medical Center Development District between 107 and 121 Sixth Ave. Southeast. Helen and Chris Roland, trustees of the George F. Pougiales Trust, are developing the four-story project. Welsh Construction worked with the duo to execute their vision for the residential development near Mayo Clinic. A ribbon-cutting ceremony was held on Tuesday, Feb. 21. The development features 29 units and was designed by Minneapolis-based Snow Kreilich Architects.
FORT WORTH, TEXAS — Trademark Property Co. has announced the addition of Bartaco to WestBend, its mixed-use development in Fort Worth’s university district. Of WestBend’s 670,000 square feet of retail, multifamily and office space, the Latin-themed eatery, operated by Barteca Restaurant Group, will occupy 4,853 square feet overlooking the Trinity River. The deal is part of WestBend’s Phase II expansion of WestBend onto a 3.5-acre tract south of the property.
DALLAS — Stoneleigh Cos. has opened One Uptown, a 20-story, 196-unit high-rise apartment building on McKinney Avenue in Uptown Dallas. With more than 18,835 square feet of retail space, the complex currently houses Brazilian steakhouse Fogo de Chao and will lease space to Circo, a five-star European restaurant, this summer. OneUptown’s amenities include a rooftop pool, private fitness studio, entertainment room, lounge, and a demonstration kitchen. Move-ins began on February 18.
