MCCARRAN, NEV. — Mohr Capital has completed the development of a speculative cross-dock building, located at 1500 Waltham Way in McCarran. The 596,400-square-foot was fully leased during construction and sold to Dalfen Industrial upon its completion. ARCO Murray served as general contractor for the building, which will serve as a distribution facility. Additionally, Mohr Capital acquired two land sites in the North Valleys submarket and nearby Fernley for future industrial development.

SUMMERVILLE, S.C. — Frampton Construction has delivered a 204,000-square-foot speculative industrial facility within Portside Distribution Center in Summerville, about 25 miles northwest of Charleston via I-26. Randolph Development is the developer of the facility, the second building within the industrial park. Colliers is leasing the property for lease. The rear-load, tilt-wall facility features clear heights of 32 feet, 38 dock doors, four drive-in doors, 142 car parking spaces and 52 trailer parking spaces. The design-build team includes civil engineer Thomas & Hutton and architect McMillan Pazdan Smith.

NEW ORLEANS — Cronheim Mortgage has secured an undisclosed amount of acquisition financing for The California Building in downtown New Orleans. Originally an office building, the property has been converted to Class A multifamily, with units leased as a combination of both multifamily and short-term rentals due to the building’s advantage of holding a hotel license. The sponsor, Servio Capital, plans to convert the building to condos and sell units to both short-term rental investors and owner-occupants. An undisclosed lender provided the loan, which was underwritten at 75 percent loan-to-cost. The California Building is located adjacent to the French Quarter, Superdome and Tulane Medical Center.

MINNEAPOLIS — LS Black Development recently broke ground on the $71 million Canvas Apartments affordable housing development in Northeast Minneapolis. The property’s 160 units will all be reserved for residents earning between 30 to 80 percent of the area median income (AMI). The project will feature one-, two- and three-bedroom units, as well as 23,000 square feet of production space, which encompasses both commercial and industrial uses. Completion is slated for spring 2024. The Minneapolis Public Housing Authority is providing 11 project-based Section 8 vouchers for the project. Canvas Apartments is LS Black’s first development project since adding a housing division. The St. Paul, Minn.-based company was formed in April 2020 to build, acquire and own affordable and workforce housing properties. It is a subsidiary of LS Black Constructors, a Minnesota-based construction and development services provider.

LOUISVILLE, KY. — Publix Super Markets has purchased land at the northwest corner of Flat Rock and Shelbyville roads in Louisville with plans to develop the market’s third Publix location. The Courier-Journal reports that the grocer purchased the site from an entity doing business as Shoppes at Gardiner Park LLC for more than $5.5 million. Plans call for a 48,387-square-foot store with a pharmacy and an adjacent Publix Liquors store that will offer beer, wine and spirits. The stores are anticipated to open in the second quarter of 2024. In addition to the three Louisville locations, the company has previously announced another location in Lexington, Ky. The Lakeland, Fla.-based grocer currently operates 1,315 stores in Florida, Georgia, Alabama, Tennessee, South Carolina, North Carolina and Virginia. Kentucky is the eighth state of operation for Publix.

DANA POINT, CALIF. — Sonnenblick-Eichner Co. has arranged the sale of the fee simple interest in the Cannon’s Hotel development site in Dana Point. The former home of Cannon’s Restaurant, the site is fully entitled and has received California Coastal Commission approval for a 100-room hotel. A private investor acquired the asset for an undisclosed price. Located on a bluff-top overlooking the Dana Point Harbor and Marina, the site is one block south of Pacific Coast Highway and approximately 2.5 miles west of Interstate 5. The Dana Point Harbor and Marina features more than 2,400 boat slips, several restaurants and various marine-oriented activities. The harbor and marina are undergoing a $338 million revitalization, including the addition of approximately 110,000 square feet of destination retail, restaurant, hotel and office space. ATLANTA — Jamestown plans to begin leasing units at Signal House, a 21-story active adult community underway at Ponce City Market in Atlanta’s Old Fourth Ward, in first-quarter 2023. The Atlanta-based mixed-use owner and developer expects the apartments to be “move-in ready” by fall 2023. Located directly adjacent to the Atlanta BeltLine at North Avenue, the 162-unit Signal House will feature one-, two- and three-bedroom layouts. Residents will have access to a property app that will allow them to book a suite of services, including housekeeping, plant watering, dry cleaning, food delivery and dining reservations and massage and personal trainer appointments. Amenities will include a pool terrace with a shaded grotto lounge and outdoor shower, a multipurpose fitness room with connected outdoor fitness space, 3,300 square feet of retail space fronting the BeltLine, coworking space, wellness rooms for personal treatments, a clubhouse lounge, onsite lifestyle director and a dining room with a full commercial chef’s kitchen and connected outdoor seating. Other common spaces at Signal House will include a rooftop terrace with outdoor grilling, dining and lounging spaces, as well as community garden plots.

WINCHESTER, VA. — Bank OZK and ACORE Capital have provided $80.5 million in construction financing for One Logistics Park’s building 2, a 1 million-square-foot warehouse in Winchester, about 75 miles west of Washington, D.C. Robert Carey and Drake Greer of JLL arranged the financing on behalf of the borrower, The Meridian Group. Located on 76.6 acres at 1486 Millwood Pike, building 2 will be the first asset delivered within One Logistics Park, a 280-acre business park that is expected to house six or seven industrial buildings totaling 2.7 million square feet and 45,000 square feet of retail space. Once completed, the facility will offer 40-foot clear heights, 100 dock doors, 78 additional knockouts, four drive-in doors, 50- by 56-foot column spacing with 65-foot speed bays, a 190-foot truck court, 770 car parking spaces and additional trailer storage space.

NORTH CHARLESTON, S.C. — Monday Properties, a multifamily developer with offices in New York City and Arlington, Va., and partner Glenmont Capital Management have broken ground on The Willow, a 338-unit apartment community located at 7562 Plantation Road in North Charleston. Monday Properties purchased the site in November 2021 and secured $48 million in construction financing from Sandy Spring Bank. The Class A multifamily community is expected to deliver in late first-quarter 2024. Amenities will include a zero-entry, saltwater pool, grilling cabana, pickleball court, outdoor fitness area, courtyards, 24-hour fitness center and yoga studio, a lounge and game room and a covered patio overlooking the pool, as well as coworking and conference spaces and a community room. The pet-friendly community will also feature a half-acre dog park.

RANCHO DOMINGUEZ, CALIF. — DAUM Commercial Real Estate Services has brokered the sale of a 60,104-square-foot, industrial-zoned land parcel at 1957-2021 E. Del Amo Blvd. in Rancho Dominguez. Private sellers sold the asset to Captiva Partners for an undisclosed price. The property features a freestanding, 9,484-square-foot office and industrial building. Anthony Bergeman, Krishna Shegran and Michael Chase of DAUM Commercial Real Estate Services represented one of the private sellers and the buyer in the deal.
