WEBSTER, TEXAS — Bay Area Regional Medical Center and Medistar Corp. are developing a medical office building near the intersection of East Medical Center Boulevard and Highway 3 in Webster. The 60,000-square-foot building will offer medical office space to support the growth of Bay Area Regional. The project is slated to start in the third quarter. The partnership is also developing an ambulatory surgery center at Gemini III, Medistar’s three-building campus in Houston.

CORPUS CHRISTI, TEXAS — Titan Senior Living has started construction on Elan: A Senior Lifestyle, a 109-unit seniors housing community that will be situated at the intersection of Saratoga Boulevard and Staples Street in Corpus Christi. Slated to open in the summer of 2018, the property will feature assisted living and memory support services, chef-prepared meals, a bistro, salon, wellness center and 24/7 concierge services. Civitas Senior Living will operate the property.

HOUSTON — Bay Area Regional Medical Center and Medistar Corp. are developing a new ambulatory surgery center at Gemini III, Medistar’s three-building medical campus in Houston. The facility will feature new medical equipment, two special procedure rooms and four operating suites with future expandability to six operating rooms. Plans are underway now for the surgery center, with construction slated for completion late this year. Located on the same campus, Gemini I and II are fully leased to orthopedic surgeons, pain management and primary care physicians.

GARLAND, TEXAS — Henry S. Miller Cos., dba HSM Hwy 66 Storage LP, is developing a self-storage facility located at 1020 Hebron Drive in Garland. The 77,000-square-foot facility will feature 763 storage units. Construction began in mid-January and units are expected to be available in early fall. The property will offer interior and drive-up units, security and controlled access and an on-site manager. CubeSmart will manage the facility.

ST. PETERS, MO. — Knoebel Construction Inc. has broken ground on the Shoppes at Mid Rivers in St. Peters. The $54 million project consists of 14 buildings within the 270,000-square-foot shopping center located just north of I-70, about 30 miles northwest of St Louis. Completion is slated for this fall. Confirmed tenants include Academy Sports + Outdoors, Burlington, Ross Dress for Less, Marshalls, HomeGoods, ULTA Beauty, Five Below and Famous Footwear. The property is located across from Mid Rivers Mall, the only regional mall in St. Charles County. GBT Realty Corp. is the developer of the project designed by MJM Architects. Knoebel Construction has divided the work into subprojects with separate management teams in order to complete the center in time for the 2017 holiday shopping season.

THE WOODLANDS, TEXAS — The Howard Hughes Corp. and its wholly owned subsidiary The Woodlands Development Co. have opened a self-storage property located on College Park Drive in The Woodlands. The 654-unit property is the company’s initial national venture into self-storage operations. The company is also developing a second self-storage facility along FM 2978 in The Woodlands totaling 784 units. The second facility is set to open in April. CubeSmart will manage both facilities. The properties will feature gated entries, video surveillance and individual entry alarms on each unit.

SHERMAN, TEXAS — J.P. Hart Lumber Co. is developing a lumber and building materials distribution center within Progress Park, a 3,300-acre master-planned business park in the Dallas suburb of Sherman. The company acquired 37.6 acres along Progress Drive to develop the $5.5 million to $6.5 million facility, which will create 37 full-time positions. J.P. Hart Lumber Co. contracted with Sherman Economic Development Corp., represented by Bob Hagewood and Cannon Green of Stream Realty Partners, to acquire the site for an undisclosed price.

CHARLOTTE, N.C. — Haven Campus Communities plans to build an 887-bed student housing community located directly across from the University of North Carolina at Charlotte campus on University City Boulevard. The development will offer fully furnished one-, two-, four- and five-bedroom units with bed-to-bath parity. Community amenities will include a cyber lounge with charging stations; coffee bar; fitness center; tanning room; gaming room; computer center with private study rooms featuring Smart TVs; gathering areas with built-in seating; bocce ball and horseshoes; fire pits; an open courtyard; and a pool area with a large pavilion, TVs, a tanning deck, cabanas and built-in grilling stations. The development will also offer the company’s Smart Apartment technology, created in partnership with Airwave Networks that include voice command technology through Amazon Echo; keyless entry that can be integrated with smartphones through a mobile application; and voice-controlled smart lighting, thermostats and ceiling fans. Haven Campus expects to deliver the student housing property in fall 2018.

PLANO, TEXAS — Stream Data Centers has broken ground on Steam Ready-to-Fit Data Center – DFW VI, a data center within Legacy Business Park in Plano. Situated on 16 acres, the 145,000-square-foot facility is expandable to 265,000 square feet. Completion is slated for October. The facility will be Stream’s 10th data center project in Texas.

WILMER, TEXAS — Medline Industries has opened an 800,000-square-foot distribution center in Wilmer, a suburb of Dallas. The $59 million facility is located at Medline Drive and Interstate 45 within Sunridge Business Center. The facility currently employs 55 people. Medline is a manufacturer and distributor of medical products.
