REDLANDS, CALIF. — UCR has announced plans to develop the 340-unit the Crossings at Redlands apartment community. The luxury development will be situated at the northeast corner of Lugonia Avenue and Nevada Street in Redlands. It will be positioned directly adjacent to the 306-unit Circa2020 complex. Construction will commence on the Crossings at Redlands this spring. The move-in phase will begin in early 2018. The community will offer layouts ranging from studios to home-style carriage units. First RC Corp. will build the community, which Miller Architectural Corp. designed.

LITHIA SPRINGS, GA. — Z Gallerie, a Los Angeles-based furniture retailer, plans to open a 225,000-square-foot warehouse within Skyview Business Center in Lithia Springs, about 18 miles west of Atlanta via Interstate 20. The property will house the home furnishings retailer’s East Coast presence, as the company currently supports all 68 of its stores and online orders from one warehouse on the West Coast. Z Gallerie operates two stores in the Atlanta area: Atlantic Station and Perimeter Mall. The facility will feature office and warehouse space, 34 loading docks, two drive-in bays, 32-foot clear heights, an ESFR sprinkler system and T5 lighting. The property represents a $3.7 million investment on behalf of Z Gallerie. The company plans to be fully operational in 2019 and create 115 jobs at the new facility. Steve Grable and Barry Hill of JLL represented Z Gallerie in the lease negotiations. Trey Barry, Todd Barton and Greg Haynes of CBRE represented the landlord, Huntington Industrial Partners.

THE WOODLANDS, TEXAS — The Howard Hughes Corp., along with its subsidiary The Woodlands Development Co., is developing Creekside Park Apartments, a multifamily property within Creekside Park Village Center in The Woodlands. Located on Kuykendahl Road, the gated residential property will feature 292 apartment units designed for young families, empty nesters and seniors. Once completed, the property will feature 10 two-story buildings totaling 100 units and two four-story buildings totaling 192 units. Community amenities will include a clubhouse; resort-style pool with outdoor kitchen and grilling areas, cabanas, lounge seating, sundecks and hammocks; a 24/7 fitness center; dog park; bike storage; package delivery lockers; and children’s play area. Designed by Humphreys & Partners Architects, Creekside Park is slated for completion in mid-2018.

MUNDELEIN, ILL. — Evergreen Real Estate Group has begun pre-leasing at Fairhaven Crossing, an affordable housing community in Mundelein, about 35 miles northwest of Chicago. The $13.5 million project is part of a larger initiative to turn downtown Mundelein into a walkable mixed-use district. Located at 407 E. Hawley St., the transit-oriented development consists of 40 units. The site was previously home to an industrial building that was converted into the three-story residential building. The redevelopment was partially funded using $5.6 million in low-income housing tax credit financing secured by Evergreen Real Estate.

LAS VEGAS — Marnell Properties has announced plans to expand Marnell Airport Center at McCarran International Airport in Las Vegas. The expansion will include two buildings totaling more than 133,000 square feet of new light office and industrial space within the master-planned airport development and Foreign Trade Zone. The new buildings will be located off Spencer Street and Russell Road. The expansion is scheduled for completion in the third quarter of 2017. At that time, Marnell Airport Center will span across 14 acres, with two industrial buildings totaling 133,000 square feet, an 80,000-square-foot office building and an additional 6,300-square-foot building.

GULF BREEZE, FLA. — IRC Retail Centers and joint venture partner MAB American Retail Partners LLC have purchased 16 acres along U.S. Highway 98 in the Pensacola suburb of Gulf Breeze for the development of a Publix-anchored shopping center. The 66,000-square-foot property, known as Tiger Point Pavilion, will feature a 45,600-square-foot Publix grocery store, 1,400-square-foot Publix Liquors store, additional inline retailers and three freestanding pad buildings on the site. The development will be situated adjacent to a Lowe’s Home Improvement store and a Walmart Supercenter. The IRC-MAB joint venture has developed other Publix stores in the Southeast, including Shoppes at Rainbow Landing in Rainbow City, Ala., Weaverville Plaza in Weaverville, N.C.; and Midtown Mobile in Mobile, Ala. Construction of Tiger Point Pavilion is expected to kick off in the next few weeks and wrap up in the first quarter of 2018.

JACKSONVILLE, FLA. — Jackson-Shaw has started construction on Jacksonville International Tradeport 3 and 4, two industrial assets located in Jacksonville’s Northside submarket adjacent to Jacksonville International Airport. The properties will total 178,000 square feet and are set for completion in the third quarter. Building 3 will total 124,000 square feet and feature 32-foot clear heights, 37 dock-high doors, 130-foot truck courts, one drive-in ramp, 109 parking spaces and 34 optional trailer storage spaces. Building 4 will total 54,000 square feet and feature 28-foot clear heights, 16 dock-high doors, a 130-foot truck court, 31 parking spaces and 12 optional trailer drops. Jackson-Shaw has selected Tyler Newman of Cushman & Wakefield to lease the facilities. Thackeray Partners is Jackson-Shaw’s investment partner for the project, and BB&T provided construction financing.

HUTCHINS, TEXAS — Core5 Industrial Partners has acquired two adjacent land sites totaling 41.5 acres at 1200 W. Wintergreen Road in Hutchins. The buyer plans to construct a speculative 754,897-square-foot distribution and warehouse facility on the site. The location provides convenient access to interstates 45, 20, 30 and 35E. John Leinbaugh and Matt Elliott of NAI Robert Lynn, along with Brent Wicker and Randy Church of Wicker & Associates, represented the buyer in the deal. The name of the seller and acquisition price were not released.

Located at 2417 Third Ave., the eight-story property features 172,000 square feet of office and light industrial space. With completion of the improvements, the building now offers commercial space for tenants as small as 1,000 square feet to as large as 21,000 square feet. Additionally, the property offers three billboard signage opportunities.

EDMOND, OKLA. — ShowBiz Cinemas has announced plans to open a new family entertainment center in Edmond, Oklahoma. The development — Bowling, Movies and More — will feature 18 boutique bowling lanes, VIP event space, party rooms, 12 movie auditoriums with wall-to-wall curved screens, a café, full bar and modern arcade center. The Edmond development, scheduled to open by Christmas 2017, will mark the company’s first location outside Texas.
