PORTLAND, ORE. — BPM Real Estate Group has started construction of the Broadway Tower office and hotel project in downtown Portland. The 19-story project will include a 180-room Radisson RED hotel, 175,000 square feet of office space and more than 2,000 square feet of ground-floor retail space. Radisson RED will occupy Broadway Tower’s first eight floors, with Class A office space occupying the top 11 floors. The project is scheduled for completion in the third quarter of 2018. Howard S. Wright, a Balfour Beatty company, is building the project, which GBD Architects designed. Broadway Tower is Howard S. Wright’s second project for BPM Real Estate Group in Portland. The firm delivered the Pearl West office building for the developer earlier this year.

NORTHBROOK, ILL. — Morgan/Harbour Construction has completed an office renovation for Cour Pharma Development Co. Inc. at 2215 Sanders Road in Northbrook. Founded in 2012, Cour Pharma is a nanobiotechnology company that focuses on the development of novel immune therapies. Morgan/Harbour was hired to complete a 4,400-square-foot build-out for Cour Pharma’s space within CVS Health Towers. The interior build-out consisted of the addition of two glass conference rooms and an open office layout for the break area. Morgan/Harbour’s construction team included Joe Zosky as project executive and Erick Hodorowicz as project manager and superintendent. JDJ Architects provided the architectural services for the design.

DALLAS — Trammell Crow Co. (TCC), Alliance Architects and Fast-Track Construction have completed an early childhood center for Park South YMCA in Dallas. The project was built on behalf of In The City For Good, a charitable organization that develops food pantries and early childhood education programs for inner city youth. TCC, Alliance and Fast-Track converted an abandoned 2,000-square-foot laundromat into a preschool building that will serve 145 children. The one-story building, located at 3901 Latimer St., features three classrooms. The development team designed built-in shelves for storage, added windows to allow for natural light and painted all the rooms in bright colors to aid in learning.

SAVANNAH, GA. — Duke Realty Corp. plans to develop a 1.4 million-square-foot, build-to-suit distribution center in Savannah for Floor & Décor, an Atlanta-based retailer that sells hard-surface flooring, countertops, sinks and related accessories. Duke Realty will build the property on 90 acres located within Morgan Business Center between I-16 and I-95. The facility will have truck and rail access to Port of Savannah. Bill Sparks of CBRE represented Floor & Decor in the 1.4 million-square-foot lease transaction, while Duke Realty was represented internally by Brian Sutton. Duke Realty worked with the Savannah Economic Development Authority on the transaction, which represents one of the area’s largest development projects. Duke Realty plans to break ground in November, with Floor & Décor relocating to the new facility in early 2018.

CHARLES, MO. — Orangetheory Fitness has opened at Streets of St. Charles in St. Charles. The 3,000-square-foot studio on Beale Street is owned and operated by St. Charles Studio LLC and is the fourth location in the St. Louis metropolitan area for the fitness franchise. Other tenants at Streets of St. Charles include Firebirds Wood Fired Grill, Think Pink Nail Salon, PF Chang’s and Sole & Blues.

NEW YORK CITY — 60 Guilders, a New York-based real estate investment and operating firm, has partnered with The Carlyle Group to convert three buildings in Midtown South to office condominiums. The three properties include The Corinthian, a 105,640-square-foot medical office building in Midtown South; 20 West 33rd Street, a 176,700-square-foot office building near the Empire State Building; and the adjacent 18 West 33rd Street, a 18,234-square-foot boutique office building. Rudder Property Group is marketing the units at the buildings. The conversions will add 300,000 square feet of available office condominium space to the Midtown South and Penn Plaza submarkets.

HOLMDEL, N.J. — Somerset Development has chosen Structure Tone Inc. to oversee construction plans, renovations and subcontractor management at Bell Works, the complete revitalization of the former Bell Labs campus in Holmdel. Structure Tone will assume management of all ongoing construction projects in the 2 million-square-foot property. Immediate renovations include the implementation of a new safety infrastructure along with a skylight replacement initiative, which will implement photovoltaic panels that will convert solar energy into electricity, reducing Bell Works’ environmental footprint while maximizing the building’s energy efficiency. Earlier this year, the Bell Works team executed a lease with anchor commercial tenant iCIMS, a leading provider of Software-as-a-Service (SaaS) talent acquisition solutions.

SPRINGFIELD, ILL. — Bluffstone Student Housing has opened The Villas Downtown Springfield, a 79-unit student housing development located near the University of Illinois at Springfield campus in Springfield. The development features 4,000 square feet of retail space. The residential portion of the community offers studio, one- and two-bedroom units with bed-to-bath parity. Common amenities at The Villas include a 24-hour recreational area, laundry facilities, community meeting areas, responsive concierge and a TV lounge. Town and Country Bank financed the $8.8 million development, which opened for occupancy on August 13.

OWINGS MILLS, MD. — Wegmans, a supermarket chain, plans to open a 109,000-square-foot store at Foundry Row in Owings Mills on Sunday. Greenberg Gibbons and Vanguard are co-developing Foundry Row, a $140 million, 50-acre redevelopment of the site of the former Solo Cup factory on Reisterstown Road. The store will be Wegmans’ eighth location in Maryland and the second in Baltimore County. One of the first stores to open at Foundry Row, the new Wegmans will feature a Market Café with a seating area and The Burger Bar restaurant. A La-Z-Boy Home Furnishings and Décor store is also opening at Foundry Row this weekend.

FRISCO, TEXAS, and TULSA, OKLA. — Inventure Design, a Houston-based architecture and interior design firm, has opened two new office locations serving Dallas and Tulsa. The metro Dallas office will be located in Frisco. Inventure Design Tulsa will be the first office located outside of Texas for the firm. The new location will bridge design programs for oil and gas, office, healthcare, retail and multifamily clients with offices in both markets. The new office is located just outside of downtown Tulsa. Inventure Design was established in 1997.
