NAPERVILLE, ILL. — DeJames Builders has broken ground on a 15,000-square-foot office for real estate services company Baird & Warner in Naperville. The office, located at 1528 Aurora Ave., is designed to house up to 500 Baird & Warner agents when it opens in 2023. The new office will accommodate all three of Baird & Warner’s business lines — brokerage, mortgage lending and title insurance — under one roof. The project team includes developer RX Health & Science Trust and architect OKW Architects. Baird & Warner’s current Naperville office is located at 836 W. 75th St. The firm maintains several offices throughout Chicagoland.

Ventures, BCDC Break Ground on Southerly at Shipyards Apartments in St. Augustine, Florida

ST. AUGUSTINE, FLA. — A joint venture between Ventures Development and BCDC has broken ground on The Southerly at Shipyards, a 270-unit apartment community in St. Augustine, about 42 miles south of Jacksonville. The project will overlook the San Sebastian River and downtown St. Augustine and will serve as the multifamily component of a larger master-planned development that features single-family homes, a hotel, shops, offices and a restaurant. Planned amenities at The Southerly include a sky lounge, pool, hot tub, outdoor kitchen with a firepit and pizza oven, 24-hour fitness center and a coworking lounge. Other amenities will include a club room, package room, pet park and dog washing station and a structured parking garage accompanied by street-level parking spaces. The design-build team includes architect JHP Architecture & Urban Design and general contractor ARCO Murray. Ameris Bank provided an undisclosed amount of construction financing for the project. The Southerly represents the sixth joint venture project between Ventures and BCDC. The co-developers expect to deliver the first units in the second quarter of 2024.
RALEIGH, N.C. — A partnership between Chartwell Property Group and Jefferson River Capital has begun the redevelopment of the former Martin Marietta corporate headquarters located at 2700 and 2710 Wycliff Road in Raleigh. The project, named The Grove, will feature two office buildings spanning 152,000 square feet of office space and 16,000 square feet of amenity space, including a self-serve café and bar, library, lounge, golf simulator, indoor and outdoor conference rooms and outdoor workspaces. The project will also include a high-end gym and spa that features an indoor pickleball court, Peloton bikes, sauna and a locker room. Chartwell and Jefferson River Capital have tapped John Brewer and Ed Pulliam of CBRE|Raleigh to lease The Grove, which is set for an early 2023 completion.
LAS VEGAS — Matter Real Estate Group is entering the residential real estate market with the planned development of Vestra, a multifamily property situated within its 40-acre UnCommons mixed-use community in southwest Las Vegas. Vestra will feature 352 apartments in a mix of studio, one-bedroom/one-bath, two-bedroom/two-bath and three-bedroom/two-bath layouts spread across three midrise towers. Each residence will offer quartz countertops, modern flat-panel cabinets, walk-in closets, washers/dryers and private lockers for a dry-cleaning service. Onsite amenities will include a pool house; resort-style pool with cabanas; fireplaces and barbecues; indoor/outdoor fitness center; lawn space; pet spa; coworking spaces; flex lounge; and media rooms. The property will also feature a 100 percent controlled access parking garage with electric vehicle charging stations. The community is slated to welcome residents early next year. ORLANDO, FLA. — Urban Network Capital Group (UNCG) plans to break ground on Visions Orlando, a 42-acre residential and hospitality community in Orlando, in the second quarter of 2023. The $170 million project will feature three components: Illusions, Reflections and Inspirations. Illusions will feature 48 single-family homes in seven- and eight-bedroom layouts, with prices beginning at $799,000. Reflections will comprise 132 townhomes featuring five- and six-bedroom layouts. Pricing for the townhomes will start at $629,000. Inspirations will be the condo hotel component of the development, with 181 one- and two-bedroom units. Prices for these units will begin at $235,000. The property will feature the Disney Good Neighbor Program qualification for the condo hotel and the Disney Vacation Home Rental Program qualification for the single-family residences and townhomes. Initial completions are scheduled for the second quarter of 2024. A 12,000-square-foot clubhouse will feature amenities including a gym, Pilates rooms, yoga deck, steam room, sauna, restaurant, bar, lounges, movie theater, kids room, arcade, business center and driving simulators. Outdoor amenities will include a pool with a waterpark, Jacuzzis, hot tubs, cabanas, a playground, croquet lawn, golf putting, a bikeshare and tennis, volleyball and pickleball courts.
Magnus Begins Construction on Two Buildings at 803 Industrial Park in Columbia, South Carolina

COLUMBIA, S.C. — Magnus Development Partners has broken ground on two buildings at 803 Industrial Park, a development in Columbia adjacent to the Columbia Metropolitan Airport. Dubbed Gateway One and Gateway Three, the buildings comprise 252,720 square feet each. Delivery is scheduled for the second quarter of 2023. Magnus will break ground on a third building, the 408,240-square-foot Gateway Two, in the second quarter of 2023. Magnus also plans to develop the Gateway Four building, details of which were not disclosed, at a later date. Colliers manages leasing and marketing at the park on behalf of Magnus.
FaverGray, Chance Partners Break Ground on 288-Unit Apartment Community in Wildwood, Florida

WILDWOOD, FLA. — FaverGray and development partner Chance Partners have broken ground on The Juliette at Wildwood, a 288-unit multifamily development in Wildwood, approximately 50 miles northwest of Orlando. The project marks the second joint venture between the two companies. Situated on a 21.9-acre site, the community will feature amenities including a pool, clubhouse with a fitness room and coworking area, a dog park and dog spa and bocce ball court. Delivery is scheduled for the fourth quarter of 2024.
RIALTO, CALIF. — Houston-based Lovett Industrial has closed on a six-acre parcel in Rialto with plans to develop Renaissance Logistics Center on the site, which is directly on I-210. Construction for the 114,115-square-foot, front-load industrial facility is scheduled to commence in January, with completion slated for September 2023. The building will feature efficient ingress and egress to the adjacent freeway interchange, 36-foot clear heights, a 7-inch reinforced concrete slab, 90 auto stalls, skylights and speculative office space with mezzanine space. HPA is serving as architect, and Westland Engineering is serving as civil engineer of the development. Bill Heim and Alex Heim of Lee & Associates Ontario, Calif., will handle marketing and leasing of the project.
ZION, ILL. — Industrial Outdoor Ventures (IOV) has acquired two parcels totaling 56 acres in Zion, a city in northeast Illinois near the Wisconsin border. Named Trumpet Park Spec Development, the project will consist of a pair of industrial service facilities (ISFs). Project costs are estimated at $35 million. The development will feature up to 1,200 truck trailer parking spaces and more than 26,000 square feet of maintenance and service buildings. ISFs provide supply chain infrastructure solutions to industries such as transportation, bulk material distribution, last-mile logistics, heavy equipment and utilities. The project marks IOV’s first ground-up development in the Chicago market. The design team includes Spaceco, which will provide civil and surveying services, and Arete Design Studio, which will provide architecture, planning and design services. Construction is expected to begin in spring 2023 and be completed in the fourth quarter of 2023. Chris Volkert, Ned Frank and Jeff Devine of Colliers represented the institutional seller in the land sale. Volkert and Frank, along with colleague Pat Hake, will market the project for lease.
Legacy Partners Breaks Ground on 288-Unit Copal Multifamily Property in Bellevue, Washington

BELLEVUE, WASH. — Legacy Partners has broken ground on Copal, an apartment community in Bellevue’s Bel-Red submarket. Located at 1525 132nd Ave., the mid-rise, transit-oriented residential property was formerly known as Bellevue Station. The eight-story property will offer 288 apartments, including 230 market-rate units and 58 below-market Multifamily Tax Exemption units. Community amenities will include a gym with a separate yoga zone, coffee bar, rooftop clubroom with terrace and an indoor/outdoor/games room. The lobby will offer coworking space with separate breakout work booth for residents. Additionally, the asset will feature 10,000 square feet of ground-floor retail space. Completion is slated for second-quarter 2025.
