GRAND RAPIDS, MICH. — NAI Wisinski of West Michigan has arranged the sale of two vacant parcels of land in Grand Rapids for the future development of two hotels. West Michigan Investment Properties sold the property, located at 4888 Town Center Drive, to Grand Hospitality Management, which plans to build a Holiday Inn Express on the 5.4-acre site. Grand Hospitality Management also acquired a 2.7-acre land parcel from Mitul Patel and plans to build a Marriot hotel on the site. Construction on both hotels in slated to start next year. Dave Denton of DAR Development represented Grand Hospitality Management in both deals. Rod Alderink of NAI Wisinski represented Wes Michigan Investment Properties in the first transaction, and Bill Tyson and Todd Leinberger of NAI Wisinski represented Mitul Patel in the second deal.

IRVING, TEXAS — KDC and Rubicon Representation will develop a 155,000-square-foot, Class A medical office project in two phases at Gateway Drive and State Highway 161 in Irving’s Las Colinas district. Phase I will break ground this fall and will consist of 95,000 square feet anchored by Healthcare Associates. Phase II will break ground shortly thereafter and will consist of 60,000 square feet. The second phase will house an ambulatory surgery center and medical office. The anchor tenant space is currently available. The development is located near DFW International Airport and is within walking distance of the DART Beltline Station. Rubicon Representation assembled the real estate transaction.
NORMAN, OKLA. — The four-story Best Western Plus Norman has opened at 3100 Medical Park Place. Located adjacent to the Norman Regional HealthPlex, the 116-room hotel includes seven extended-stay suites with kitchenettes. Amenities include a 700-square-foot conference center, fitness center, heated outdoor pool, grilling area and an electric car charging station. Designated as a rider-friendly hotel in Best Western’s national partnership with Harley-Davidson, the hotel also features a bike wash station. Developed and operated by Wichita, Kan.-based Hospitality Management LLC, a Martens Co., the $13 million project employs 25 people. Linsey Kennedy is the hotel’s general manager, and Jodi Helms-Jones is director of sales. This is Hospitality Management’s third Best Western property and its fourth hotel overall. The company operates the Best Western and EconoLodge hotels in Blackwell, Okla., as well as the Best Western Plus in Arkansas City, Kan. Wichita-based Krehbiel Architecture and Conco Construction handled the design and build of the project.
CHICAGO — Amazon is set to open a staffed pickup location on the University of Illinois at Chicago’s campus. The 2,300-square-foot Amazon@UIC will be located in the Student Center East and will provide a place for the campus community to pick up and return Amazon orders. The store is scheduled to open before the end of the year. Amazon Prime members will receive free same-day pickup for orders placed by noon and free one-day pickup for orders placed by 10 p.m. Amazon also plans to open a staffed pickup location at the University of Illinois at Urbana-Champaign by the end of the year.
CENTENNIAL, COLO. — The Opus Group has begun construction on the Glenn, a 306-unit apartment complex in Centennial. The community will be the first project to break ground at the Jones District, a 42-acre master-planned development. The Glenn will be situated west of Interstate 25. The Jones District will eventually contain 1.8 million square feet of mixed-use space, including residential, hotel, office and retail projects, making it Centennial’s largest commercial development. A ceremonial groundbreaking for The Glenn was held Aug. 17. The project is scheduled for completion in December 2017.
MARQUETTE, MICH. — A joint venture between Skanska and Closner Construction will build a new hospital for Duke LifePoint Healthcare for $206 million. The facility will serve as a replacement hospital for UP Health System – Marquette, also known as Marquette General Hospital. The 164,000-square-foot, 243-bed replacement facility includes approximately 46,000 square feet of diagnostic and therapeutic services and 56,000 square feet of patient care services. Additionally, the project will include an adjoining medical office building and a parking structure. The project is slated for completion in October 2018. The city of Marquette is located in Michigan’s Upper Peninsula. With a population of 21,335, it is the UP’s largest community, according to the city’s website.
FORT COLLINS, COLO. — Drever Capital Management has unveiled plans for a new Windsong-branded memory care community in Fort Collins, about 60 miles north of Denver. Vista Pointe Development will assist in the development of the project. Construction is slated to begin in September. Rental rates are expected to range between $4,900 and $5,200, well below the market’s average, according to Drever. Based in California, Drever Capital Management acquires, manages and develops commercial real estate properties.
DETROIT — Wahlburgers has opened a new restaurant at 569 Monroe St. in Detroit’s Greektown neighborhood. The two-story, 4,200-square-foot burger joint includes a full bar and will serve lunch and dinner daily. This is the chain’s first location in Michigan, but there are plans for six more. Wahlburgers also has locations in Florida, Massachusetts, Nevada, New York, Pennsylvania and Canada. Wahlburgers was founded by chef Paul Wahlburg, brother of celebrities Mark and Donnie Wahlburg, who are actors and singers. The trio star in the A&E reality TV show “Wahlburgers”.
FRISCO, TEXAS — Silver Oak Multifamily Capital LLC has broken ground on Emerson Court, the second phase of an apartment development located within Frisco Market Center. The 312-unit Emerson Court was designed to complement the first phase, the 410-unit Emerson at Frisco Market Center, which is 100 percent occupied. The properties are located at the northwest corner of the Dallas North Tollway and Main Street in Frisco. Emerson Court is a four-story building that will wrap around a five-story parking structure. The apartments will feature amenities including kitchens with stainless steel appliances and granite counter tops, a fitness center, two interior courtyards with an outdoor pool, fireplaces, barbecue and picnic areas. The property will have a mix of one-, two- and three-bedroom units with monthly rents ranging from $1,100 to $2,200 per month. Emerson Court’s project team includes CBG Building Co. as the general contractor and BGO Architects as the architect. Frisco Market Center, a 100-acre mixed-use development, has added 12 restaurants since 2014. Main Event Entertainment and LA Fitness anchor the $300 million development, which sits adjacent to Frisco Square. Chief Partners LP is Frisco Market Center’s capital partner, and Hermansen Land Development Inc. is the developer.
NAMPA, IDAHO — CareTrust REIT Inc. has made a $2.2 million preferred equity investment with Cascadia Healthcare LLC to fund the construction of a 99-bed skilled nursing facility in the Boise suburb of Nampa. The investment is the first of its kind between CareTrust and Cascadia, and includes a purchase option that will allow CareTrust to buy the facility once it is stabilized. Construction of the 52,000-square-foot began last week, for scheduled completion in mid-2017. CareTrust is a publicly traded healthcare REIT based in California. Cascadia is a skilled nursing operator based in Idaho.
