Spring-Creek-Medical-Office-Building

PLANO, TEXAS — MYCON General Contractors has broken ground on the Spring Creek Center Medical Office Building (MOB), located near the southwest corner of Spring Creek Parkway and the Dallas North Tollway in Plano. The $5.8 million project consists of site work and shell construction of the two-story, 48,000-square-foot facility. The project team includes owner/developer Haggard Property Group, owner’s representative Bjerke Management Solutions and project architect O’Brien Architects. The Spring Creek Center MOB is scheduled for completion in October.

HILLIARD, OHIO — Spectrum Retirement Communities has opened Hilliard Assisted Living & Memory Care, a 100-unit assisted living and memory care community in the Columbus suburb of Hilliard. The new community features 75 assisted living units, 25 memory care units and a transitional memory care program for seniors with only mild cognitive impairment. The 87,000-square-foot community includes studio, one-bedroom and two-bedroom units. Spectrum currently has three other communities under construction in the Columbus area and another in the planning stages. Based in Denver, Spectrum owns and operates 31 communities in 12 states totaling more than 3,700 units, with eight more communities currently under construction.

STAFFORD, TEXAS — Hilton Worldwide has opened the 91-room Home2 Suites by Hilton Houston Stafford at 11121 Fountain Lake Drive in the Houston suburb of Stafford. The hotel is situated near downtown Houston, Sugar Land Town Square, Fountains Shopping Center and First Colony Mall. Owned and managed by Everwood Stafford LLC, Home2 Suites by Hilton Houston Stafford offers fully equipped kitchens and modular furniture. The pet-friendly hotel also features a pool, free internet access, complimentary breakfast and Spin2 Cycle, a combined laundry and fitness area. The hotel also features an outdoor saline pool and patio with grill area.

Medical-Plaza-1-El-Paso

EL PASO, TEXAS — Medistar Corp. has completed construction on Medical Plaza 1, a four-story, 110,000-square-foot medical office building located in El Paso on The Hospitals of Providence Transmountain Campus. Located at Resler and Transmountain drives, the new campus is anchored by a 108-bed hospital, which can be expanded to 140 beds and will serve as the new teaching hospital for Texas Tech University Health Sciences Center El Paso (TTUHSC). In conjunction with Medistar, TTUHSC El Paso and The Hospitals of Providence are collaborating on the multi-million dollar teaching hospital to open in early 2017 and immediately adjacent to Medical Plaza 1. HKS is the architect for Medical Plaza 1, and Robins & Morton is the general contractor.

SHAKOPEE, MINN. — The Opus Group has broken ground on a 122,400-square-foot speculative industrial building in Shakopee, approximately 25 miles southwest of Minneapolis. The building, which will be located in the 50-acre Valley Park Business Center, is the final phase of the development. The building can accommodate users looking for anywhere between 20,000 square feet and 122,000 square feet and will feature 28-foot clear heights, 193 parking stalls, 24 docks and six drive-in doors. The project is slated for completion by the end of the year. Opus is providing development, design, construction and architectural services, and Colliers International will market the property for lease.

MILWAUKEE — Boston Capital has invested in the construction of a 90-unit apartment community in Milwaukee. Cardinal Capital Management is the general partner in the development. The Germania will feature 44 tax credit units and 46 market rate units. Tenants of the tax credit units must earn 60 percent or less of the area’s median income. The apartments will be located in an eight-story, vacant building that was constructed in 1896 and is listed on the National Register of Historic Places. The project will also include 8,500 square feet of ground-floor commercial space. The Germania will provide 38 one-bedroom units and 52 two-bedroom units ranging from 446 square feet to 1,210 square feet. Unit amenities will include washers and dryers, central air conditioning and dishwashers. Community amenities will include a leasing office, community room with kitchen, fitness center and storage lockers. The Germania will be built with tax credit equity from the Low Income Housing Tax Credit program, as well as federal and state historic tax credit programs.

BATON ROUGE, LA. — Community Development Inc. has opened Cypress Springs, a 144-unit affordable seniors housing community in Baton Rouge. WNC, a California-based real estate investor, provided $6.1 million in low-income housing tax credit (LIHTC) equity to fund the development. Cypress Springs includes three buildings with 76 one-bedroom units and 68 two-bedroom units.

SEBRING, FLA. — Southern Management and Development LP (SMD) has broken ground on a new 43,690-square-foot Publix at Southgate Shopping Center in Sebring. The 101,621-square-foot Southgate Shopping Center is located at 2802-2940 U.S. Highway 27 S. Southgate’s other tenants include Bealls Outlet, Dollar Tree, Bank of America, CVS/pharmacy and additional restaurants and services. Boca Raton-based SMD has selected Cuhaci & Peterson Architects to design the new supermarket. SMD expects to complete the store’s shell and interior build-out this fall.

KNOXVILLE, TENN. — Campus Advantage and Pinecrest Partners have completed the construction of The Knox, a 382-bed student housing community located within walking distance of The University of Tennessee campus in Knoxville. Resident occupancy will begin Aug. 13, with some early move-ins scheduled for the first week of August. The property offers three-, four- and five-bedroom, fully furnished units with 42-inch flat screen TVs, granite countertops, in-unit laundry and cable television and high-speed wireless internet service. Community amenities include an open-air entertainment deck featuring two oversized hot tubs, grills, hammocks and an outdoor theater area; gated garage parking; 24-hour fitness center; coffee bar; and private study rooms.

DENVER — A joint venture between Schnitzer West and J.P. Morgan Asset Management will develop Civica Cherry Creek, a boutique office building in Denver. The seven-story building will feature 100,500 square feet of office space and 11,500 square feet of retail atop a four‐story underground parking garage. The developers broke ground this month with a scheduled completion of December 2017. The building will include amenities including a rooftop terrace with outdoor meeting space, private library, concierge services, conference center, outdoor lounge at street level and locker rooms.
