HOUSTON — A year after first announcing long-term plans for the redevelopment of the former ExxonMobil Chemical headquarters campus in Houston, Third Palm Capital is repurposing existing buildings on the 35-acre energy corridor site. The planned mixed-use district is located at 13501 Katy Freeway and is being renamed Republic Square. Houston-based Boxer Property has been awarded the leasing and management assignment. Preparations are underway to open Republic Square’s grounds with a central lake. Existing amenities include The Event Center at Republic Square, a 20,000-square-foot event and conference facility, plus Republic Square I, a three-story, 320,000-square-foot office building. Improvements include increasing visibility and accessibility off I-10 and Memorial Drive, adding a surface parking lot along Memorial and landscaping.

KATY, TEXAS — Vigavi West Ten has broken ground on a 22,500-square-foot speculative industrial building at West Ten Industrial Park in Katy, a suburb of Houston. The industrial park offers land sites for sale or build-to-suit opportunities, as well as industrial buildings for sale or lease. At completion, West Ten Industrial Park can accommodate 350,000 square feet on 35 acres. In 2015, Parkside Capital partnered with Vigavi Realty to purchase the land within West Ten Business Park for the new facility. Located at 633 Choctaw Lane, the first building underway at West Ten Industrial Park is scheduled to deliver in November 2016. John Simons and Holden Rushing of NAI Partners are marketing the park.
ROMEOVILLE, WOODRIDGE AND NEW LENOX, ILL. — Englewood Construction has broken ground on three projects in Chicago’s west and southwest suburbs. The developments include the ground-up construction of the Chicago area’s first Blain’s Farm & Fleet in Romeoville, the renovation of a Sam’s Club in Woodridge and the interior remodeling of an AMC Theatre in New Lenox. In the first project, Englewood is constructing a 120,690-square-foot Blain’s Farm & Fleet at 451 S. Weber Road in Romeoville. Set to open this fall, the project will be the sporting goods retailer’s 37th location. Charlotte, N.C.-based Little Diversified Architectural Consulting is the project architect. In the second project, the renovated AMC Theatre at 1320 Maple St. in New Lenox is scheduled to open late this summer. The installation of recliners is part of Englewood’s interior remodeling of the venue’s 14 auditoriums. The 51,269-square-foot project also includes renovations to the box office, guest services area, lobby, concessions and restrooms. Kansas City, Mo.-based Lickel Architecture is the project architect. In the third project, Englewood is remodeling the interior of the 139,325-square-foot Sam’s Club at 7300 Woodward Ave. in Woodridge for national client Wal-mart Stores Inc. BOSTON — Trinity Financial has opened One Canal Apartment Homes, an apartment community located in Boston’s Bulfinch Triangle neighborhood. Apartment Investment and Management Co. (Aimco) invested $195 million in the 12-story, 310-unit apartment community. One Canal features a mix of studio, one-, two- and three-bedroom layouts, plus 44 luxury penthouses on the building’s top two floors. On-site amenities include a 2,000-square-foot fitness center and a rooftop social deck with a heated pool, fire pit lounge, outdoor theater and 360-degree panoramic views of the city. Additionally, the project features 21,000 square feet of retail space that will house City Winery, a high-end culinary and cultural destination that will offer concerts, food and wine classes.
DOWNINGTOWN, PA. — Gulph Creek Development has developed its eighth hotel in the Philadelphia suburbs. The 115-suite Home2 Suites by Hilton Downingtown-Route 30 features complimentary breakfast and WiFi, a combination laundry and fitness area, Home2 MKT for grab-and-go snacks and an indoor swimming pool. Additionally, each suite features a full-equipped kitchen and modular furniture. Gulph Creek Hotels will manage the hotel, which is located at 975 E. Lancaster Ave. within Ashbridge Commons.
ARLINGTON, TEXAS — Bob Moore Construction has broken ground on a 610,000-square-foot distribution center for TTI Inc. in Fort Worth’s Mercantile Center Business Park. The new TTI facility will house the company’s North American warehouse, assembly and distribution facilities. The space will feature conveyors, pick modules, racking systems and a three-level carousel platform. The building will provide space for office and employee facilities and will include a gym and multiple break areas. The building will be built with tilt-up construction and the entire facility, including the distribution area, will be heated and air-conditioned by a central plant to maintain consistent temperature throughout the building. The property will also include 500 employee parking spaces.
MEBANE, N.C. — Wal-Mart Stores Inc. has opened a new $100 million distribution center in Mebane, roughly 23 miles west of Durham. The new industrial property is expected to create 550 jobs. The Mebane Walmart Distribution Center will be used to supply and distribute perishable food products for more than 55 Walmart stores in North Carolina and Virginia. This new facility is Wal-Mart’s fourth distribution center in North Carolina. Wal-Mart Stores held a grand opening ceremony on Wed., July 13 attended by North Carolina Gov. Pat McCrory and other local officials.
BARTLETT, ILL. — Meridian Design Build has broken ground on a 67,080-square-foot build-to-suit for Traffic Control & Protection on a 9.5-acre site within Abbott Land & Investment’s Blue Heron Business Park in Bartlett, Ill. Traffic Control & Protection provides traffic signs and other traffic control products. The new facility will include a 10,000-square-foot office/employee facility area, a 13,000-square-foot sign shop/silk screen area, a barricade shop and seven interior vehicle maintenance bays. Construction at the site is underway with occupancy scheduled for the fourth quarter of this year. Harris Architects has been retained by Traffic Control & Protection to provide architectural and structural design services. Mackie Consultants is providing civil design services for the project. Dan Flanagan of Flanagan Realty represented Traffic Control & Protection in the selection and acquisition of the site and coordinated overall planning and approval efforts for the project.
MCKINNEY, TEXAS — A private institutional partnership has proposed The Village at McKinney, a mixed-use development on 76.2 acres in the city of McKinney in Collin County. Chris Burrow and Dillon Cook with Henry S. Miller, a commercial real estate firm based in Dallas, are marketing a proposal for the large mixed-use project, which would be known as The Village at McKinney, to developers. The out-of-state institutional partnership currently owns the property. “We have been working very closely with the City of McKinney and our clients on The Village at McKinney and we are very excited to bring this new development opportunity onto the market,” says Burrow. The final project could include a mix of retail, restaurant, office, hospitality and multifamily uses. The Village at McKinney would be located at the corner of U.S. Highway 75 and Laud Howell Parkway. The 76.2-acre site has been divided into four separate parcels ranging in size from 8.9 acres to 34 acres, but can also be sold to a single developer. GRAND PRAIRIE, TEXAS — United Development Co. has begun redevelopment of the former UA Theater Grand Prairie 10, transforming it into a 60,000-square-foot retail center featuring Starbucks, R Taco and Panera. UDC acquired the site, located on the southeast corner of Westchester Parkway and Carrier Parkway, in March 2015. Sean Strull of Falcon Realty Advisors brokered the transaction. The first tenant will open for business in fall 2016.
