COPPELL, TEXAS — Addison-based Biel Partners has brokered a 19,000-square-foot office/warehouse lease for Triathlon Battery Solutions Inc. The company is a United States incorporated entity with investment backing from its German parent, Triathlon Batterien GmbH. The new location will be Triathlon’s headquarters within the United States. Triathlon supplies clients with lead-acid and lithium-ion batteries powering equipment such as electric forklifts and pallet jacks, electric industrial trucks and mobile lifting platforms. Triathlon occupied its new space at 631 Southwestern Blvd., Suite 140 in Coppell earlier this month and will hold a grand opening ceremony in October. Jeremy Kelly of Stream Realty Partners represented the landlord, ML Realty, in the lease deal.

HOUSTON — McCarthy Building Cos. has begun construction on a facility for Texas Children’s Hospital that will house the hospital’s pediatric and residents’ primary care group clinic. The project includes the demolition of existing interior space and construction of a 20,000-square-foot facility. When completed in November, the building will include a waiting area, exam rooms, nurses’ stations, administrative offices, staff lounge, storage, radiology and ultrasound space and a work room. Preston Hodges and Mike Kacal lead McCarthy’s specialized solutions group, which focuses on healthcare, laboratory and higher education interior renovation projects.

BOSTON — Trinity Financial has broken ground on Treadmark, a mixed-income, mixed-use development located in the Ashmont section of Boston’s Dorchester neighborhood. Situated at 1971-1977 Dorchester Ave., the 83-unit property will be comprised of 51 affordable rental units and 32 ownership units, all designed by Boston-based Taniya Nayak Design. Additionally, the project will feature ground-floor retail space. The Architectural Team is providing architectural services for the project. Financing for the development includes more than $3 million in state and federal tax credits that will generate approximately $22 million in equity for the project, $3 million in rental subsidy funds and more than $4 million in funding from the City of Boston.

WASHINGTON, D.C. — Skanska has signed a $60 million contract with the District of Columbia Water and Sewer Authority to construct its new administrative headquarters building in Washington, D.C. Skanska will build the new headquarters over an operating pump station. The 150,694-square-foot building will house roughly 350 D.C. Water and Sewer employees. The project is targeted for LEED Platinum certification. Skanska will break ground on the facility this year with an expected completion for December 2017.

ORLANDO, FLA. — Williams Co. Southeast, an Orlando-based general contractor and construction manager, plans to remodel more than 20 Target stores in Florida and North Carolina. The company recently finished the remodel of three Florida stores in Gainesville, Jacksonville and Wesley Chapel and two North Carolina stores in Durham and Greensboro. Williams expects to wrap up construction of all the remodeled stores by October. The company has previously constructed more than 400 Target projects in 11 states.

NASHVILLE, TENN. — Skanska has signed a $153 million contract to construct the new JW Marriott hotel in Nashville. The 33-story hotel will span a little over 800,000 square feet and will feature 533 guest rooms, 3,770 square feet of ballroom and meeting spaces, a 250-seat restaurant, 200-seat rooftop specialty restaurant, lobby bar and coffee shop and a below-grade parking garage. The hotel will be located on the southwest corner of the intersection of Eighth Avenue South and Demonbreun Street in Nashville’s SoBro district. Skanska plans to complete the new JW Marriott in June 2018.

DALLAS — RED Development has broken ground on The Union Dallas, an 800,000-square-foot office, residential and retail project that is scheduled to be completed in 2018. RED Development, the project developer, is leading the overall design, development and construction of the two-tower, mixed-use project that will offer 417,000 square feet of premier Class A office space, a 309-unit residential high-rise building and 87,000 square feet of retail space. StreetLights Residential, the strategic project partner, is leading the design and development for the 23-floor residential tower. The name of the residential tower will be “The Christopher.” The Union will welcome Dallas’ first restaurant location of The Henry, a Sam Fox Restaurant that will serve breakfast, lunch and dinner. The approximately 10,000 square foot restaurant will be the first location outside Phoenix, where the restaurant group is based. The Henry will be the second Sam Fox restaurant in Dallas, joining True Food Kitchen. Two premier professional services firms previously announced they would be moving to The Union Dallas. One of the nation’s largest law firms, Vinson & Elkins, announced plans late last year to move its firm to the project in 2018. AMHERST, N.Y. — WS Development has commenced construction of the first phase of its redevelopment of Northtown Plaza in Amherst. The first phase will include a 50,000-square-foot Whole Foods Market, which will be the grocer’s first location in Western New York. The store is slated to open in 2017. Picone Construction will serve as general contractor for the building construction. WS Development acquired the 400,000-square-foot Northtown Plaza, located at the intersection of Niagara Falls Boulevard and Sheridan Drive, in 2015.

HENDERSONVILLE, TENN. — Ryan Cos. US Inc. and LCS have announced plans to build Clarendale of Hendersonville, a $40 million independent living, assisted living and memory care community in the Nashville suburb of Hendersonville. Clarendale of Hendersonville will feature 184 total units on an 11-acre site. The community will be the fourth Clarendale-branded property. Life Care Services, an operational subsidiary of LCS, will manage the community once complete. Ryan Cos. will build the property, and Jack Potter of Nashville-based HFR Design will design the community. Marty Cook of Bone McAllester Norton is providing legal services.

ANTIOCH, TENN. — Walker & Dunlop has closed a $35.2 million HUD 221(d)(4) loan for the construction of Vintage Burkitt Station, a 244-unit apartment complex underway in Antioch, a southeastern suburb of Nashville. The garden-style community will feature a clubhouse, cyber café, business center, fitness center, resort-style pool with outdoor entertainment area, game room and a playground for kids. The property will be the only Class A apartment community in the immediate area, according to Walker & Dunlop. The financing features both construction and permanent components, and the permanent financing was structured as a 40-year, fixed-rate loan. David Strange and Keith Melton of Walker & Dunlop’s Nashville office originated the transaction.
