ROSSFORD, OHIO — NAI Harmon Group has unveiled plans to develop the Rossford Entertainment District, an upscale hotel and retail complex that will be connected to the Hollywood Casino in Toledo via an aerial gondola. The project will cost between $75 million and $85 million, according to The Toledo Blade, and will contain 100,000 square feet of retail space and a 150-room hotel with conference space and an outdoor pool. The project, to contain about 25 shops, will be situated on roughly 20 acres. Construction will start in the fall of 2017.

FRISCO, TEXAS — A 38,000-square-foot LA Fitness has opened in Frisco Market Center, a 100-acre mixed-use development located at the northwest corner of the Dallas North Tollway and Main Street in Frisco. Earlier this year, a grocery store chain purchased 19 acres along the eastern portion of Frisco Market Center for a future 100,000-square-foot store. Hermansen Development is the owner and developer for Frisco Market Center. The LA Fitness building, located at 5080 Main St., is situated on 5.1 acres. Ridgemont was the general contractor for the project and LegacyTexas was the lender. Chief Partners LP, a real estate investment firm based in Dallas, is the capital partner for Frisco Market Center. Upon completion, Frisco Market Center will include nearly 500,000 square feet of entertainment space, restaurants and retail, 250 hotel rooms and over 1,500 residences. Anchored by Main Event Entertainment and LA Fitness, the project also includes The Emerson, a 410-unit apartment community, and several restaurants. Other developments located at the intersection include Toyota Stadium and Soccer Center, a 145-acre multipurpose sports and entertainment facility consisting of the soon-to-open National Soccer Hall of Fame plus a 20,500-seat pro soccer stadium and 17 fields.
DALLAS — Corvette Warehouse LLC is expanding its headquarters, sales center and showroom in Northwest Crossing, signging a long-term lease for 19,639 square feet in north Dallas. The business is adding 6,450 square feet of showroom space in Building Four at 2158 W. Northwest Highway in Dallas’s Stemmons Corridor. The four-building, 126,894-square-foot property is 90 percent occupied. Corvette Warehouse occupies end cap space, which is visible from the freeway. The 6.6-acre Northwest Crossing is located near I-35W and I-635. The company negotiated its new lease directly with the landlord’s brokerage team. Jason Miller and Brian Pafford of Dallas-based Bradford Commercial Real Estate Services represented the landlord, AF-1 Northwest Crossing LLC, in the transaction.
HOUSTON — G&A Partners, a professional employer organization and HR services provider, has relocated its corporate headquarters to Houston’s energy corridor. The new office, located in the Westgate complex at 17220 Katy Freeway, will allow the company to increase its operational capacity by providing additional square footage and modern amenities. With many of its more than 150 Houston-based employees living on the north and west sides of the city, G&A decided that moving to the energy corridor would decrease commute times for its employees. G&A partnered with CBRE’s Kevin Kushner for tenant representation services, including site selection and lease negotiations. The building’s layout, designed by Ziegler Cooper Architects, features breakout and conference rooms and an open floor plan. The company moved into the new space this month.
NEW YORK CITY — Gotham Organization is converting a schoolhouse into a condominium property called Inkwell in the Hell’s Kitchen neighborhood of Manhattan. Located at 520 W. 45th St., the five-story building will feature 18 residences and is the first New York City condominium project designed by AvroKO. The design incorporates features of the former elementary school with blackboards in the kitchens and powder rooms. Additionally, the property features AvroKO-designed custom lighting and furniture throughout, a custom cage light fixture in the gym, entry closets in each unit, and bespoke light fixtures in the kitchens and bathrooms. Slated for completion this fall, the building will feature 16 two-bedroom residences ranging in size from 1,200 square feet to 1,400 square feet and starting at $1.78 million, and two three-bedroom, 1,900-square-foot residences with private gardens starting at $2.75 million. On-site amenities will include a gym with an outdoor lounge, and bike and tenant storage.
BEDFORD, TEXAS — Adam Smith’s Texas Harley-Davidson has opened a new dealership in Bedford. In March 2015, design/build contractor Bob Moore Construction broke ground on the new home for Texas Harley-Davidson, intended to consolidate the company’s operations into one facility and give it room to expand in the future. The new dealership features 71,000 square feet of retail, office and service department space. A large metal awning with black trim spans the front and side of the building, with metal panels and sections of glass curtain wall showcase the motorcycles within. The building is fronted with 100,000 square feet of customer parking and paved motorcycle display space. Behind the building is a driver’s training space to support the safety classes provided by Texas Harley-Davidson. The interior retail space was designed to provide a dynamic blend of old style warehouse and industrial styles. Stained finish concrete accented with wood taken from old wine and whiskey barrels accent the showroom. The walls feature Harley-Davidson artwork along with sections of old brick.
ATLANTA — HD Supply has broken ground on its Leadership Development Center, an eight-story, 222,500-square-foot office building located at 3400 Cumberland Blvd. in the Atlanta portion of Cobb County. Set to open in early 2018, the property will house 900 HD Supply employees and feature a leadership training and customer support center. The project team includes Atlanta-based developer Greenstone Properties, broker Colliers International and architects HLG Studio and Wakefield Beasley & Associates. HD Supply is an industrial distribution company with 13,000 associates operating in 500 locations across 48 states and six Canadian provinces.
WARMINSTER, PA. — J.G. Petrucci Co. is developing Jackson Station, an eight-building, 151-unit residential complex located at 375 Jacksonville Road in Warminster. Slated to open in spring 2017, the property will feature 74 one-bedroom and 77 two-bedroom apartments with modern amenities, including stainless steel kitchen appliances, quartz countertops and full-size washers and dryers. Situated on 10 acres, the complex will also feature on-site surface parking, a fitness center, swimming pool and clubhouse. Minno & Wasko designed the project.
LOS ANGELES — Bridge Development Partners has announced plans to build a 429,840-square-foot warehouse and office facility in the City of Industry, a submarket of Los Angeles. The facility will be located near the 60 Freeway. The Class A property is scheduled for completion on Dec. 1. A 260,000-square-foot warehouse on the site will be demolished to make way for the new facility. Bridge Development is targeting high-tech tenants. Premier Design + Build will build the facility. HSA & Associates will provide engineering services, while HPA will deliver architectural services. Stuart Milligan of Cushman & Wakefield and Tony Phu of Colliers International will act as the building’s leasing agents. JP Morgan Chase Bank provided financing.
FRISCO, TEXAS — American Newland Communities and joint venture partner North America Sekisui House (NASH) have acquired 729 acres for a master-planned community in Frisco. The property is located north of the Sam Rayburn Tollway, about 30 miles north of downtown Dallas and five miles east of the Dallas North Tollway. Newland and NASH have completed a due-diligence period with the previous landowners and closed on the purchase June 15. When fully complete, the community will include 1,800 single-family homes and up to 1,400 apartment units, along with retail and office space. Construction will begin later this year, with plans to make the first 253 home sites available for purchase by builders in 2017 with a grand opening in 2018.
