PLANO, TEXAS — A topping out ceremony was held for the One Legacy West project on May 26. During the ceremony, the final beam, painted white for the occasion, was accompanied by the Texas and American flags, which were hoisted to the top of the 14-story structure. Several Plano city officials, Gaedeke Group employees and construction workers signed the beam. Upon completion, One Legacy West will be a 327,856-square-foot office tower located at the southeast corner of Legacy Drive and Sam Rayburn Tollway. The project is set for completion in December. Amenities will include an on-site management and engineering team, 24-hour on-site officer and card key access, a conference center, fitness center, tenant lounge and game area, concierge service and courtesy shuttle to Legacy West’s 300,000 square feet of retail and restaurants. The Gaedeke project will also feature a Wi-Fi-enabled outdoor terrace connected to the parking garage and to the building. There will be electric car charging stations and secure bike storage in the garage. The 14-story One Legacy West boasts a LEED Gold design by Morrison Dilworth + Walls of Dallas. The properties are: Ashler Oaks Apartments, located at 4100 Parkdale St. The complex was built in 1971 and consists of 150 units; Sierra Royale Apartment Homes, located at 6300 Rue Marielyne St. The complex was built in 1984 and consists of 108 units; Veranda Apartments, located at 7918 Jones Maltsburger Road. The complex was built in 1972 and consists of 132 units. Catalyst Multifamily specializes in Class B and C multifamily property management. Initiatives include traditional and grassroots marketing efforts targeting desired tenants, along with a $4.5 million renovation that will include curing deferred maintenance, new signage, landscaping, updating unit interiors and pool upgrades across all three properties.
COLCHESTER, CONN. — Kennedy Funding Financial (KFF) has closed a $1.6 million loan for a 16-acre development site in Colchester. The two-year, interest-only funding was provided to Settlers Greene LLC, an affiliate of J Healy Builders LLC, and will be serviced by KFF. Situated at 312 Lebanon Ave., the property, known as Settlers Greene, is approved for a mixed-use residential and commercial condominium development. When complete, the 162,000-square-foot property will feature 43 townhouse units, 20 live/work units and four apartments. Kevin Wolfer of KFF arranged the financing for the borrower.
BROOKFIELD, WIS. — Embassy Suites by Hilton has opened a 203-room hotel following a $10 million renovation. The Embassy Suites by Hilton Milwaukee Brookfield, formerly the Brookfield Suites Hotel and Convention Center, is located 13 miles west of downtown Milwaukee. Brookfield Hotel Limited Partnership owns the property, and Aimbridge Hospitality manages it. Amenities at the hotel include made-to-order breakfast, complimentary evening receptions, a restaurant and bar, more than 6,000 square feet of meeting space, an indoor pool with whirlpool and sauna, business center, convenience store and fitness center. The Embassy Suites by Hilton Milwaukee Brookfield is located at 1200 S. Moorland Ave.
DIXON, ILL. — Evergreen Real Estate Group has completed a $3.3 million renovation of Dixon Square Apartments, a 72-unit affordable housing community in Dixon, approximately 90 miles north of Peoria. Evergreen teamed up with HUD, the Illinois Housing Development Authority (IHDA) and City Real Estate Advisors to complete the project. The three-building property had not been significantly upgraded since it was completed in 1980. Evergreen made improvements to the laundry facilities, on-site playground, community garden and replaced the roof on each building. Renovations were also made to the units and included new flooring, appliances, cabinetry, countertops, plumbing fixtures, air conditioners and television hookups. The rehabilitation project, which started last spring, also included a 20-year extension of the community’s Section 8 Housing Assistance Payment contract, preserving the affordability of the residences through 2036. PEARLAND, TEXAS — Robert Loeb, Jeff Bailey and Brian Cisarik of SurePoint Self Storage have received approval from the Pearland city council to construct their fourth location in the greater Houston market. The new self-storage property will be located in Pearland just south of the intersection of Broadway Street and Kirby Drive. The project will be a three-story, climate-controlled facility. The San Antonio-based developers recently began construction on their third facility in the Houston market, a three-story, 119,000-square-foot facility on Barker Cypress Road in Houston. The SurePoint team is concluding construction on a similar project on Spring Cypress Road just east of Grant Road in Cypress, as well as a four-story self-storage building in Richmond near Highway 59 and the Grand Parkway.
NEWARK, N.J. — Rutgers University-Newark has partnered with RBH Group to develop a 400-bed learning and residence facility with dining, recreational and academic spaces in downtown Newark. The $70 million Honors Living-Learning Community will feature residences, classrooms/work spaces, street-level retail and parking, as well as open space for students and the surrounding community. Designed by Perkins Eastman, the 320,000-square-foot property will include 30,000 square feet of retail space. Construction is slated to begin late this year, with completion scheduled for 2018.
SMITHTOWN, N.Y. — MIDI, an international medical research, design and engineering firm, has opened its new 6,500-square-foot headquarters and innovation center in the Village of The Branch, a part of Smithtown on Long Island. Stalco Construction served as general contractor for the new $5 million medical and life sciences facility, which is located at 226 E. Main St. Whitetop Mountain Professional Properties developed the17,300-square-foot building, which also houses a 10,800-square-foot diagnostic imaging center operated by Northwell Health, formerly North Shore-LIJ Health System. Featuring an open-space layout, the facility features a collaborative workspace, an engineering and design lab, a manufacturing shop, and a conference room with teleconferencing system, as well as executive and administrative offices.
MUNSTER, IND. — Homewood Suites by Hilton has opened a new hotel in Munster, approximately 11 miles west of Gary. Homewood Suites by Hilton Munster is a 99-room hotel that features complimentary breakfast, Wi-Fi, a grocery shopping service, heated indoor pool, outdoor sports court, fitness center and a meeting room that can accommodate 80 people. The property is located at 9120 Calumet Ave. General Hotels Corp., which co-owns the property with Simborg Development Inc., also manages the Homewood Suites by Hilton Munster.
KANSAS CITY, MO. — LANE4 Property Group Inc. is remodeling and renovating the Red Bridge Shopping Center, a 150,000-square-foot retail property in Kansas City. The center is anchored by Lipari’s Sun Fresh Grocery Market and will see the return of tenant Euston Hardware. Since purchasing the center six months ago, LANE4 has secured leases and commitments for over one-third of the existing vacant space. Others tenants at the center include Blue Bicycle Fitness Center and Sofi Cucina Italiana Restaurant. The renovation is expected to be complete by this October and includes an extensive overhaul of the façade, new roofs and parking lots, two large tower elements that will open and bring natural light into restaurant spaces and new landscaping.
