NEWTON, MASS. — Integrated Builders, on behalf of Two Wells Avenue LLC, has broken ground on an expansion at an office building located at Two Wells Ave. in Newton. The new three-story addition will require extensive demolition on the north and west portions of the existing facility and will increase the building’s total size from 69,000 square feet to 127,000 square feet. The updated facility will feature a modern design with a glass exterior, an expanded parking lot, new utilities and an underground storm water infiltration system. Additionally, a 3,162-square-foot common corridor will connect the new and existing buildings. Spagnolo Gisness & Associates is providing architectural services for the project, which is slated for completion in December.

HASLET, TEXAS — Amazon Inc. plans to open its sixth Texas distribution center in the Dallas suburb of Haslet. The company employs more than 8,000 full-time hourly associates at its Texas fulfillment centers and plans to hire 1,000 more full-time positions in the new Haslet facility. In addition to its existing Haslet facility, which began shipping customer orders in 2013, Amazon’s other Texas fulfillment centers are located in Coppell, southern Dallas and Schertz, with a fifth under construction in San Marcos. Amazon also operates three sortation centers in Texas, located in Irving, Houston and San Antonio.
FORT WORTH, TEXAS — Calcomp Inc., a manufacturer of commercial aircraft engine composites, is moving its manufacturing operations from Santa Fe Springs, Calif., to Fort Worth. The company has selected a 25,000-square-foot manufacturing facility located in north Fort Worth near Loop 820 and Blue Mound Road. Calcomp will relocate to Fort Worth through a phased move from June to December. The company will relocate 15 employees from California and plans to hire between 30 and 35 locally.
AUSTIN, TEXAS — A $23 million transformation initiative is planned for the Hilton Austin hotel. The upgrades will include a full renovation of the hotel’s lobby, public areas and meeting space, as well as the launch of two new restaurant concepts, a Starbucks and a flexible event venue. EDG Interior Architecture + Design has been hired for the project, which will begin in May and continue through the end of the year.
SAN MARCOS, TEXAS — On April 25, fast-casual restaurant chain Newk’s Eatery will open its first location in San Marcos. The brand serves salads, pizzas, sandwiches, soups and desserts seven days a week. Located at 1285 S. I-35 Frontage Road, the restaurant will offer indoor dining for 142 guests and patio dining for 42 more in a 4,405-square-foot space. The San Marcos restaurant will employ about 70 and is the first of five locations planned to open in the Austin metro area by 2019.
BATTLE CREEK, MICH. — Annex Student Living is set to begin the redevelopment of a newly acquired housing property located across the street from Kellogg Community College in Battle Creek. The currently vacant asset will be rebranded as student housing and named The Annex of Battle Creek. Renovations are expected to be completed by this August. The 118-bed community, which is currently accepting leases, will be comprised of 64 one-, two- and three-bedroom apartments and townhomes. The full renovation will include improvements to the exterior and interior, all new furnishings and a fully equipped security system. A new clubhouse will also be built on the property and will feature a fitness center, TV lounge, laundry center and ample study space with computers.
DALLAS — Rob Foster has joined Paradigm Tax Group as executive vice president of sales and marketing. The company has added several key managers following the move of its headquarters to Dallas last year. Foster joins Paradigm from tax advisory firm Altus Group, where he was head of North American sales and marketing and U.S. operations. Foster has built his career in the state and local tax advisory business, gaining experience in leadership roles at Deloitte, Burr Wolf and Marvin Poer & Co.
ELGIN, ILL. — Morgan/Harbour Construction will build a 257,344-square-foot distribution facility in Elgin, approximately 40 miles northwest of Chicago. The speculative development will be located on a 16.8-acre site at 2650 Automall Drive. Morgan/Harbour is expected to break ground on the project this May and complete the facility by the end of the year. Features will include 32-foot clear heights, an ESFR sprinkler system, 24 exterior docks, four drive-in doors and parking. Zilber Property Group is the developer, and Cornerstone Architects Ltd. will provide the architectural services. Pinnacle Engineering Group LLC will provide civil design services.
Welltower, Hines Acquire Midtown Manhattan Site to Develop 15-Story Assisted Living Community

NEW YORK CITY — Welltower Inc. (NYSE: HCN) and Hines have purchased a development site at 139 E. 56th St. in Midtown Manhattan for an undisclosed price. The new owners plan to build a 15-story assisted living and memory care community on the site. Design and development plans are in progress and will be released at a later date. One known detail is that the ground floor will contain retail. Eastern Consolidated represented the sellers, Stephen Meringoff and Dennis Riese, the owners of the two existing properties that comprise the site, in the transaction. The existing buildings will be demolished to make way for the new community. This is the first venture into senior living for Hines, an international real estate development, investment and management company. Although the company is based in Houston, this deal was made through the New York office. Toledo, Ohio-based Welltower, meanwhile, is the largest healthcare REIT in the United States by market cap. Formerly known as Health Care REIT, the company was the third-largest owner of seniors housing properties in the country as of June 1, according to the American Seniors Housing Association.
WACO, TEXAS — Central Tube and Bar will expand its operation into the greater Waco area by adding 20 employees at a 40,000-square-foot facility, making it the largest tube laser operating in Texas. The Conway, Ark.-based company will officially open April 25. Central Tube and Bar has locations in Conway and Tulsa, Okla. The company started in 1997 at the Arkansas location and added the Oklahoma facility in 2003. The Texas location will allow Central Tube and Bar to extend its reach further into the southwest region.
