LAS VEGAS — The University of Nevada Las Vegas (UNLV) and The Midby Cos. have begun construction on a three-phased redevelopment of the University Park Apartments, a garden style apartment community located at the north end of campus. UNLV purchased the property, which will be converted into on-campus student housing, in 2015 and The Midby Cos. have entered into a 40-year ground lease to redevelop and operate the property. The Midby Cos. will invest $76 million into creating the community, called U District. Phase I of development, which is currently underway, includes the demolition of existing structures and the construction of The Degree, a 758-bed housing community expected for completion in fall 2017. The Degree will offer fully furnished two-bedroom double occupancy, two-bedroom single occupancy and four-bedroom single occupancy units with private bathrooms. Each unit features a washer and dryer, kitchen, balconies and air conditioning. Community amenities include fitness centers, study and team rooms, media and social lounges and a 2,000-square-foot resort-style pool with lounge areas, cabanas and grill stations. Cornerstone, Spectrum Properties to Develop 17-Story Kimpton Hotel in Uptown Charlotte

CHARLOTTE, N.C. — Cornerstone Real Estate Advisers, acting on behalf of an institutional client, and Spectrum Properties plan to build a 17-story, 217-room lifestyle hotel at the corner of Third and Church streets in Uptown Charlotte. Kimpton Hotels, which was purchased by Intercontinental Hotels Group in 2015, will manage the hotel. Cornerstone and Spectrum expect to deliver the hotel by October 2017. The asset will feature a fitness center and 9,200 square feet of flexible meeting space, including a 4,000-square-foot ballroom and five conference rooms. The hotel will also include a signature 180-seat restaurant and a partially open-air, 7,500-square-foot, 160-seat rooftop lounge that overlooks Romare Bearden Park. The hotel will complement the previously announced 300 South Tryon, a 25-story, 600,000-square-foot office building at Third and Tryon streets.
OTSEGO, MINN. — Duke Realty Corp. will construct a 220,000-square-foot industrial facility for Wagner SprayTech Corp. in Otsego, approximately 33 miles northwest of Minneapolis. The building will be situated on 12.3 acres within the Gateway North Business Center. Wagner SprayTech, a company that develops and markets paint sprayers, applicators and decorating products, will use the facility as a warehouse and distribution center. Construction on the building will begin in the second quarter and delivery is slated for the fourth quarter of this year. The build-to-suit asset will feature 5,000 square feet of office space, 36-foot clear heights and has the capability to expand by 50,000 square feet. Wagner will relocate from its existing facility in Brooklyn Center once the new project is complete. WEATHERFORD, TEXAS — Imperium Holdings will develop units totaling 18,000 square feet overlooking the Parker County Courthouse in downtown Weatherford. The company is leasing and targeting several regional restaurants and entertainers for the town square redevelopment project. An average of 33,000 cars pass through the square, located at the intersection of US 51 and US 80, each day. Government, office, education and healthcare services are located on and around the square. Imperium expects to complete planning and leasing of the town square project in the coming months.
TULSA, OKLA. — Skanska has signed a contract with Saint Francis Health System for additions and renovations to Saint Francis Hospital in Tulsa. The $62 million project will be managed by Skanska’s Texas operations. It consists of 130,000 square feet of major renovation to the hospital’s existing surgery department, including 28 operating rooms and support spaces, and about 15,000 square feet of horizontal expansion including seven new operating rooms. Additionally, a new 27,000-square-foot mechanical penthouse will be built on the roof of the existing surgery department. Construction is expected to begin in April 2016 and end in March 2020.
FLAGSTAFF, ARIZ. — American Campus Communities has broken ground on its fourth student housing community in partnership with Northern Arizona University in Flagstaff. The 284,982-square-foot residential community, to be named SkyView, will house 626 students in 163 units. The property will comprise three-, four- and five-story buildings with flat and townhome floor plans. The community offers two-, three- and four-bedroom units with bed-to-bath parity. Select two-bedroom units will also feature a half bath. A two-story, 12,602-square-foot community center will be located on the property, and will offer academic amenities including private study rooms, a quiet study loft and an academic success center. The community center will also feature a large community plaza with a fire pit, active gaming and lounge areas, and mail and leasing services. The property will also contain a two-story fitness center with storage lockers and bike parking. The SkyView transaction was structured under ACC’s American Campus Equity program, which gives universities the opportunity to expand their student housing portfolio while taking on the least amount of risk. Under the ACE program, no university financial resources will be used. The development is set to open in fall 2017.
HOUSTON — McCarthy Building Cos. has been awarded the contract to build The High School for the Performing and Visual Arts (HSPVA) located at 790 Austin St. in downtown Houston. The school is designed to house 750 students and focus in several arts disciplines, including acting, writing, music, fine arts and dance. The five-story, 200,000-square-foot high school will include an 800-seat theater, 300-seat black box theater, rehearsal rooms, cafeteria and two floors of underground parking. Located in the middle of downtown Houston, the project will cover an entire city block. The seven-story building, which includes two floors of parking, is scheduled for completion in September 2018.
KENNESAW, GA. — Winter Construction has started the construction of Canterfield Senior Living of Kennesaw, a luxury seniors housing community in the Atlanta suburb of Kennesaw. Atlanta-based Medical Development Corp. (MDC) hired Winter to build the three-story, 74,000-square-foot community. The expected completion date for Phase I of construction is spring 2017. Number of units, continuum of care and development costs were not disclosed. MDC launched the Canterfield brand in 2011. Atlanta-based architecture firm Corcoran Ota Group designed the model. Winter Construction is a general contractor based in Atlanta.
NORTH AURORA, ILL. — The Opus Group and AEW Capital Management have broken ground on a 452,000-square-foot speculative industrial warehouse in North Aurora, approximately 40 miles west of Chicago. The facility will be situated on 25 acres at 1100 Orchard Gateway Blvd. The property features 36-foot clear heights, 48 docks, four drive-in doors, 79 trailer parking spaces and 263 car parking spaces. The facility can accommodate up to two tenants with distribution and light manufacturing needs that are looking to occupy 200,000 square feet of space or more. Completion of the project is slated for July 2016. Opus Development Co. is the developer, Opus Design Build is the design-builder and Opus AE Group is the architect and structural engineer of record. Brendan Kelly and Todd Heine of Avison Young will market the property for lease.
GRAND PRAIRIE, TEXAS — Milestone Electric & Air Inc. has opened an 11,715-square-foot office and training center in the Grand Prairie Tech Center in the Upper Great Southwest Industrial District.
