IOWA CITY, IOWA — A partnership between Grand Living and Ryan Cos. has unveiled plans to develop a 170-unit senior housing community in Iowa City. Grand Living in Iowa City will provide independent, assisted living and memory care services. The complex will offer a variety of floor plans ranging from studios to two-bedroom apartment homes. Construction on the community is scheduled to begin this fall. Amenities at Grand Living in Iowa City will include a variety of dining options, a salon, indoor pool, exercise studio, library, performance theater, chapel, activity and art studios, music practice rooms, pet grooming center and wood working shop.

DAVENPORT, IOWA — Homewood Suites by Hilton has opened a new 102-room hotel in Davenport. Homewood Suites by Hilton Davenport is Hilton Worldwide’s newest property and features studio, one- and two-bedroom suites. Davenport Lodging Group developed and owns the hotel. Amenities at the hotel include complimentary breakfast, Wi-Fi, a basketball court, grocery shopping service, fitness center and indoor swimming pool with hot tub. The hotel is located at 4750 Progress Drive.

RICHARDSON AND DALLAS, TEXAS — JPI, a developer, builder and investment manager of Class A multifamily assets, has sold the 30-acre Jefferson Center development in Richardson. In addition to the sale, JPI has opened another Jefferson project known as South Side Flats by Jefferson. The project is a 290-unit apartment community sitting on 3.9 acres in the South Side neighborhood of Dallas. South Side Flats is a joint venture between JPI and landowner Matthews Southwest, as well as a partnership with the City of Dallas and Dallas County. Residents are within walking distance of the Dallas Farmer’s Market, Alamo Drafthouse, South Side Ballroom and Soda Bar. South Side Flats includes 22 one- and two-bedroom open floor plans as well as live-work studios with views of Downtown Dallas. FORT WORTH, TEXAS — Marcus Paslay, chef and owner of Clay Pigeon, will open his second restaurant, Piattello Italian Kitchen, this fall in Fort Worth’s Waterside mixed-use development. Piattello will feature a seasonal menu. Paslay’s take on Italian fare will include pastas as well as pizzas from a wood-burning oven. In the mornings, part of the restaurant will be open as Piattello Coffee Bar. The restaurant will span 5,300 square feet with a covered patio. Mitchell Garman Architects of Dallas will design the interior.

MISSOURI CITY, TEXAS — Conor Commercial Real Estate and joint venture partner USAA Real Estate Co. have completed Phase I of Gateway Southwest Industrial Park. The multi-building development is located in Missouri City, a southwest suburb of Houston. Situated on 36 acres at the interchange of Beltway 8 and U.S. 90 Alternate, the business park provides visibility along both highways. Phase I includes two Class A, speculative industrial buildings designed to provide warehouse and distribution services for single- or multi-tenant configurations. Building 1 is a 131,560-square-foot facility with 28 dock doors and divisibility to 31,460 square feet. The 217,440-square-foot Building 2 offers a cross-dock design with 66 dock doors and tenant suites from 54,360 square feet. Phase II of Gateway Southwest Industrial Park will consist of Building 3, located on a site that can accommodate up to 176,800 square feet. Edward Bane and Jon Michael of Bridge Commercial Real Estate represented Conor Commercial/USAA Real Estate in the land acquisition, and serve as marketing agents at the new industrial business park. Cadence McShane Construction Co. and Powers Brown Architecture provided the design/build construction services.

MONT BELVIEU, TEXAS — MB Retail Associates has purchased 41 acres for a retail development in Mont Belvieu, 30 miles east of Houston. MB Retail is a joint venture between Houston-based Fidelis Realty Partners and San Antonio-based H-E-B. The site is located at the northwest corner of I-10 and FM 3180 and is within a mixed-use district. The retail development will total 285,000 square feet and will include an 84,000-square-foot H-E-B grocery store. The city of Mont Belvieu was the seller, and Shaw Commercial Properties was the broker of record.

DALLAS — Stream Realty Partners, a real estate investment, development and services company, has hired Victoria Knudson as executive vice president and leader of the company’s national industrial property management division. Knudson will be responsible for expanding and leading the direction and operations of Stream’s industrial property management platform. Prior to joining Stream, Knudson served as senior managing director and national property management leader at Cushman & Wakefield. Prior to her time at Cushman & Wakefield, Knudson was with AMB Property Corp. and Trammell Crow Co. Knudson will be based in Stream Realty Partners’ Dallas office.

JERSEY CITY, N.J. — WinnCompanies has broken ground for the $15.4 million rehabilitation at Brunswick Estates in Jersey City. Slated for completion in early 2017, the top-to-bottom renovation will modernize the 131 apartments, grounds and safety systems at the project. Additionally, the renovation will address substantial deferred maintenance needs, including lingering damage from Hurricane Sandy and ADA compliance issues. The renovation work will modernize the kitchens, bathrooms and interiors of all apartments, as well the exteriors of the 14 buildings on the property. Additionally, the heating and plumbing systems will be upgraded and common areas will be created within an existing central structure and will include a management office, tenant lounge and multimedia area. The Architectural Team is serving as architect and DiMarco Constructors is the general contractor on the project. WinnResidential, the property management arm of WinnCompanies, will manage resident and maintenance services at Brunswick Estates. Public-private partners on the project include Greater Bergen Community Action, Jersey City Division of Community Development, New Jersey Economic Development Authority, New Jersey Housing and Mortgage Finance Agency, U.S. Department of Housing & Urban Development, Citi Community Capital, The Richman Group Affordable Housing Corp., New Jersey Community Capital and Boston Community Capital.

SAYREVILLE, N.J. — O’Neill Properties Group (OPG) has completed brownfield remediation at the 40-acre lagoon at The Pointe, a $2.2 billion mixed-use project in Sayreville. Vertical construction will commence in spring 2016 on a 200,000-square-foot Bass Pro Shops Outdoor World, which will be the largest Bass Pro in the country outside of its original flagship operation. When OPG acquired the 440-acre site in 2008, the company committed to cleaning the massive brownfield contamination, including a 40-acre lagoon that was contaminated with titanium dioxide waste byproducts from the former on-site National Lead manufacturing facility. The cost of the nine-year remediation project was $8 million. Upon build out, The Pointe will bring 725,000 square feet of retail space; 2,000 upscale waterfront townhomes and luxury apartments; 32,000 square feet of Class A office space; and 1,250 hotel rooms. Additional community amenities will include a 45,000-square-foot community and fitness center, a 9,700-square-foot facility for fire and EMS services and a 10,000-square-foot performing arts center, as well as a rooftop solar farm. Project partners include MLP Builders, Maser Consulting and Ripco Real Estate.

LAKEMOOR, ILL. — Woodman’s Food Market Inc. has agreed to acquire a 74-acre parcel of land from Inland for an undisclosed price. Woodman’s Food Market, an employee-owned and-operated grocery company, plans to develop a 240,000-square-foot grocery store on the site located in Lakemoor, approximately 50 miles northwest of Chicago. Woodman’s Food Market also has plans to build a fuel center and automotive station. The deal is expected to close this summer and is slated for completion in late 2017.
