ALLENTOWN, PA. — City Center Investment Corp. (CCIC) is developing Strata II, a 67-unit residential complex at City Center Lehigh Valley, a mixed-used development in downtown Allentown. Designed by WRT with engineering work by T&M Associates, the five-story, 100,000-square-foot building will feature one- and two-bedroom market-rate apartment units and a variety of amenities, including a game room, movie theater and private courtyard. Additionally, the project will feature eight arts-related retail spaces on the first floor, including a co-op gallery. Slated to open in spring 2017, the $23 million residential property will join the 170-unit Strata Flats residential property that opened in July 2015. The project team includes Cityline Construction as project manager of the building’s commercial portion; T&M Associates as engineer; and Harkins Builders as general contractor.

TACOMA, WASH. — Franke Tobey Jones, a 20-acre, 90-year-old, nonprofit continuing care retirement community in the Point Defiance neighborhood of Tacoma, has announced a three-phase expansion. The community currently serves 190 residents with independent living, assisted living, memory care and skilled nursing services. The nonprofit also operates the Point Defiance Ruston Senior Center, a Senior University Program and the M.J. Wicks Family Wellness center. Between its projects, Franke Tobey Jones provides continuing education, fitness classes and social events to residents and non-residents alike. Initial plans for the community’s expansion include three phases over the next five to eight years. Phase I will include a new health center, memory care community and independent living apartments featuring views of the Puget Sound. Phase II will include new independent living apartment building with an enhanced wellness center, auditorium, bistro, game room, lounge, business/computer room, library and rooftop deck. The building is meant for aging in place, allowing for assisted living services to be delivered without relocation. Phase III will include a renovation of the historic original building and another building on the campus. LATHAM, N.Y. — RD Management LLC, a real estate development and management organization, is redeveloping an existing retail property into a health and wellness plaza in Latham. Situated on New York State Route 2, the site, a former Kmart shopping center, spans 118,863 square feet. Located at 195 Troy Schenedtady Road and Swatling Road, the new health and wellness center will offer alternative and holistic healthcare services, close to Albany Medical School and Albany Pharmacy School, in addition to an existing 22,058-square-foot health and fitness training facility. RD Management owns 42 properties throughout New York and has more than 200 properties in its national portfolio.

CHICAGO — Summit Design + Build LLC has completed an office space build out for The Nerdery, a custom software design and development company. The Nerdery renovated two floors of its seven-story building. The 84,000-square-foot facility is located at 1033 W. Van Buren St. in Chicago’s West Loop. The 24,000-square-foot build out included the addition of natural light, an open concept kitchen and a dining room with built-in bleachers for events. The space also features meeting space that includes over 25 conference rooms, huddle rooms and other informal areas.

HOUSTON — Houston-based Baker Katz has begun construction on an 8,000-square-foot building that is 100 percent preleased to AT&T, Frost Bank and Chipotle. Baker Katz acquired the property in 2015 with plans to renovate it into a multi-tenant retail center. The property is located at the intersection of I-10 East and Haden Road. Construction is slated for completion this July, with tenants slated to open in fall 2016.

HOUSTON — Taeken Ltd., a family limited partnership, has purchased 47 acres at 0 S. Main St. between Hiram Clarke Road and South Post Oak Road from S Main Ltd. The site will be the new campus for Saint Nicholas School and related developments to be announced. Linda Jones of Wilson-Jones Properties represented the seller. Mark Kidd Sr. and Mark Kidd Jr. of M Kidd Properties represented the buyer. Margot Heard founded Saint Nicholas School, currently operating at 1920 N. Braeswood Blvd. Classes at the new campus will begin in Fall 2018.

EL PASO, TEXAS — El Paso-based developer River Oaks Properties plans to build a pedestrian-friendly outdoor retail center in west El Paso. West Towne Marketplace will be an open-air retail and entertainment destination located on the northeast corner of Interstate 10 and Paseo del Norte. The center will feature tree-lined streets and native plants. It will be built to include gathering spaces designed to encourage relaxation. The anticipated completion date for the center is October 2017. West Towne Marketplace spans 63 acres and will include more than 500,000 square feet of retail, restaurants and entertainment. It will feature a grocery anchor, sporting goods and clothing retailers, along with a movie theater, specialty retail stores and restaurants. Phoenix-based Butler Design Group is designing West Towne Marketplace. Richard Amstater of RJL Real Estate Consultants is handling the leasing of the project.

Satellite Cinemas The Gallery at South DeKalb Decatur

DECATUR, GA. — Thor Equities, owner of The Gallery at South DeKalb in Decatur, plans to open a new 12-screen Satellite Cinemas movie theater at the mall in April. The 42,000-square-foot theater will join The Gallery’s more than 100 retailers and community services, including Macy’s, Fallas, Footlocker, DTLR, U.S. Post Office, Georgia Department of Drivers Services and GameStop. Urban Retail Properties manages the 800,000-square-foot mall. The theater, which will replace the former Screenworks theater, will feature in-auditorium dining, concessions, stadium seating and a 3D projection system.

COLUMBUS — A joint venture comprised of CASTO, The Daimler Group and The New Albany Company has unveiled plans to develop a 320-acre, mixed-use project in Columbus. Hamilton Quarter, which will be located at the State Route 161 and Hamilton Road interchange, will include over 700,000 square feet of office space, 1 million square feet of retail, restaurant, and entertainment space, up to 800 multifamily units and 130 senior living units. The development will also include hospitality components. The development team and the City of Columbus will also develop the S-Curve extension, a new roadway that will connect the Hamilton Road exit directly with Hamilton Road to the west. In addition to the S-Curve extension, part of Dublin Granville Road will be rerouted to allow for a Central Boulevard to be constructed. The Central Boulevard will be a walkable, destination space that will feature Main Street-style restaurants and retail spaces. The first wave of development on Hamilton Quarter is expected to begin in late 2016 or early 2017.

DALLAS — INDECT USA, a provider of sensor-based parking guidance systems, has completed ultrasonic parking guidance installation at the Dallas Omni Hotel and Convention Center in downtown Dallas. The Dallas Omni Hotel is the first and only hotel in the United States to offer parking guidance. Installed as part of the $400 million Dallas Convention Center redevelopment, the parking guidance program features the installation of 347 parking sensors, as well as a network of LED signs informing drivers how many open parking spaces are available and where they can be found. The sensors are located above each parking space, offering signals to drivers that are visible from several hundred yards away of where open spaces can be found, and what type of parking is permitted in an individual space. Different colors indicate each space’s status: green for available, red for occupied, blue for Americans with Disabilities Act (ADA) parking and white for one-hour parking. The LED signs at the end of each driving aisle also indicate how many spaces, and what types of spaces, are available in each parking aisle.
