ITHACA, N.Y. — The Kendal Corp. has opened the first phase of the repositioning and expansion of Kendal at Ithaca, a full-service seniors housing community located on a 105-acre campus in Ithaca. The opening marks the completion of a $30 million expansion, which began in 2012. Master planned by Perkins Eastman, the new property features an inviting entrance and reception area, expanded fitness center, new casual dining bistro, 24 new high-end apartments for independent living and a new skilled nursing center, which replaced the original care center. The second phase redevelopment will transform former nursing rooms into an enlarged health clinic for the community. The single-story skilled nursing center was designed on the neighborhood model, which divides the center into three distinct neighborhoods, each with its own kitchen and pantry, dining and living rooms and 16 private resident rooms with sensitively designed outdoor space. The master plan also includes interior and exterior renovations to the main dining room and common areas, as well as passive and active outdoor courtyards and an expansion of the community’s preexisting walking paths.

BURLESON, TEXAS — Golden Chick has opened a new location at Burleson Commons. The property is located at the intersection of Wilshire Boulevard and FM 731 in Burleson. Golden Chick joins the new Kroger, which opened last month. Cullinan Properties, headquartered in Peoria, Ill., owns and manages Burleson Commons. SRS Real Estate’s Dallas/Fort Worth office represented Cullinan in the sales transaction. First opened in the late 1960’s in San Marcos, Golden Chick is a chain of franchise restaurants in the south and southwest United States with more than 150 locations. The chain’s flagship menu item has been its Golden Tenders, which are marinated, hand-battered chicken tenderloins.
PLANO, TEXAS — Yeager has broken ground on a 48,300-square-foot mixed-use development in Plano known as Yeager at Rasor Pointe. The Indiana-based developer expects to complete the project, which includes 39,750 square feet of office suites and 8,550 square feet of retail and restaurant space, by early August. The property will be located on a 3.8-acre lot at the northeast corner of Rasor Boulevard and Ohio Drive.
ATLANTA — Post Properties has announced it will develop Post Centennial Park, a 438-unit, midrise apartment community located in Atlanta’s central business district. Development costs are expected to total $96 million. The luxury apartment project will be located adjacent to Centennial Park and within walking distance of the MARTA Civic Center and Peachtree Center rail stations and the Atlanta Streetcar. The community will include a mix of studio, one-, two- and three-bedroom apartments averaging 808 square feet. Post Properties forecasts market rents to average approximately $1,620 per month. Ten percent of the planned units will be designated as workforce housing, with rents forecast to average approximately $1,090 per month. Atlanta-based Post Properties currently has 2,290 units in six apartment communities under construction with a total estimated development cost of $478.6 million. The company expects to complete Post Centennial Park in mid-2018.
ALBERT LEA, MINN. — Timber Development has broken ground on a $3 million retail center in Albert Lea, approximately 64 miles southwest of Rochester. The 25,000-square-foot project is 90 percent pre-leased to tenants including Maurices, Shoe Sensation, AT&T and Sally Beauty Supply. The development, situated on a three-acre site, is also adjacent to a Walmart Supercenter. PNC Bank financed the development, which is scheduled for completion this fall.
MIDLAND, TEXAS — MCR Development has completed the renovation of Residence Inn by Marriott Midland, a 131-room hotel. The hotel is located near energy, construction and healthcare corporations in Midland, and is in walking distance of Security Bank Ballpark. Renovations included updating all guestrooms and public spaces. The lobby and meeting room were redesigned to provide guests with more space to interact, while the fitness center received new exercise equipment and weights.
HOUSTON — Houston-based Baker Katz, an X Team International partner and full-service commercial real estate brokerage firm, has purchased 30,000 square feet of land and completed a 7,000-square-foot lease on the property on behalf of Advance Auto Parts. Advance Auto Parts will be located at the intersection of FM 1960 and Aldine Westfield Road. Construction will begin in February and opening is slated for May 2016. Traci Holman and Jason Baker of Baker Katz represented Advance Auto Parts. Founded in 1932, Advance Auto Parts has grown to operate more than 5,200 stores in the United States, Puerto Rico, the U.S. Virgin Islands and Canada. The retail store is the largest automotive aftermarket automobile parts provider in North America.
PEARLAND, TEXAS — Robert Loeb, Jeff Bailey and Brian Cisarik of SurePoint Self Storage plan to open a fourth location in the Houston market. The new self-storage property will be located in Pearland near the intersection of Broadway and Kirby drives. Additionally, SurePoint Self Storage is poised to begin construction in the next 60 days on their third facility in the Houston market, a three-story, 119,000-square-foot self-storage facility on Barker Cypress Road in Houston. The SurePoint team is concluding construction on a similar project on Spring Cypress Road just east of Grant Road in Cypress, as well as a four-story self-storage building in Richmond near Highway 59 and the Grand Parkway.
ST. LAWRENCE COUNTY, N.Y. — KeyBank has provided $28.6 million in financing for Cambray Court Apartments, an affordable seniors housing redevelopment in St. Lawrence County. The redevelopment is in partnership with Omni Housing Development LLC and managed by United Helpers. The project will replace 72 flood-threatened, garden-style apartments with one accessible four-story energy-efficient building featuring 71 apartment units. Designated as affordable housing, the community will feature 52 units for residents earning 30 to 50 percent or less of the area median income (AMI); 13 units for residents earning at or below 60 percent of AMI; five units for residents earning 80 percent of AMI; and one unit for residents earning 90 percent of the AMI. On-site amenities include well-lit parking spaces, elevator access to each floor, laundry facilities, walking trails, a patio, a garden and a community room with a kitchen. The redevelopment project team includes Beardsley Architects and Engineers and Bette & Cring Construction Group.
WILLIAMSVILLE, N.Y. — Picone Construction has completed the construction of 12 Gates Brewing Co. at 80 Earhart Drive in Williamsville. The brewery is designed as a production facility and tap room with light fare and snacks. Project work included select demolition, carpentry, millwork, concrete reinforcement and foundations, building insulation and metal roofing, door and frames, storefront, glass and glazing, drywall and acoustic, floor sealing, wall protection, signage, food service equipment, painting, plumbing, process piping systems, cooler installs, HVAC and electrical.
