PLANO, TEXAS — Stream Data Centers has acquired 16 acres at Legacy Business Park, a master-planned, mixed-use development in Plano, to build a data center. The new data center will be a 210,000-square-foot, ground-up development. Additionally, Stream plans to build the data center to LEED Silver standards. This will be Stream’s second data center in Legacy and its fourth development in the Dallas market in the last four years. Stream Data Centers will break ground on the Plano data center in the second quarter of 2016, and the facility will be ready for occupancy in the first quarter of 2017.

FORT WORTH, TEXAS — Hillwood Properties will construct more than 1.8 million square feet of speculative industrial space at AllianceTexas, the 18,000-acre master-planned, mixed-use development in north Fort Worth. The new space includes two industrial buildings in Alliance Westport and a third facility located in Alliance Center North. Alliance Westport 18 and 19 will be located at the entrance to the BNSF Railway Alliance Intermodal Facility at the intersection of FM 156 and Intermodal Parkway. The larger of the two spec buildings, Westport 18, will span 800,000 square feet, with the ability to expand to 1.3 million square feet, while Westport 19 will total 360,000 square feet. Alliance Center North 15 will span 588,000 square feet, and is located at the interchange of I-35W and Eagle Parkway. All three facilities will offer 360-degree, on-site truck circulation and access to adjacent land for additional car and/or trailer parking expansion opportunities. Construction is slated for completion during the second quarter of 2016.
LIBERTY TOWNSHIP, OHIO — Hoar Construction has completed the $146 million construction of Liberty Center, a mixed-use development in Liberty Township, approximately 30 miles north of Cincinnati. The 1.1-million-square-foot development consists of 600,000 square feet of retail space, 100,000 square feet of Class A office space, a 130-room AC Hotel by Marriott, 220 luxury apartment units and a 60,000-square-foot, 14-screen movie theater. Liberty Center was co-developed by Steiner + Associates and Bucksbaum Retail Properties. Retail tenants at Liberty Center include Dillard’s, Forever 21, Kona Grill and Dick’s Sporting Goods.
NEW YORK CITY — New York City-based SGW Properties has completed in excess of $10 million in capital improvements to nine multifamily properties in the East Flatbush and Crown Heights neighborhoods of Brooklyn. The capital improvement program included renovation and upgrades to roofs, sidewalks, brickwork, windows, boilers, lighting, intercom systems and plumbing.
ELGIN, Ill. – Ryan Cos. has completed the construction of a 246,457-square-foot industrial project in Elgin, approximately 40 miles northwest of Chicago. The development, located at 2770 Alft Court within the Randall Crossings Business Park, was constructed on behalf of Molto Properties. Ryan Cos. has owned the master-planned, 70-acre Randall Crossings Business Park since 2005. The facility for Molto Properties is situated on a 13.5-acre site and features 50-foot bays, a 60-foot speed bay, 32-foot clear heights, 40 truck docks, four drive-in doors, parking for 188 vehicles and office space to-suit. Construction on the building began in the spring of 2015. With completion of this building, Randall Crossings Business Park includes more than 1 million square feet of space. There is still a 5.7-acre land parcel remaining for development.
MCKINNEY, TEXAS — KWA Construction has started construction at Post Oak Apartments, a 182-unit affordable housing rental complex in McKinney, on behalf of owner McKinney Millennium II and developer Ground Floor Development. Post Oak Apartments will be financed with tax credit equity from the Low Income Housing Tax Credit (LIHTC) program. The complex will offer 52 units at competitive market rental rates, with the remaining 130 units available to families and individuals earning 60 percent or less of the area median income (AMI). The community is located on seven acres at the southeast quadrant of the McKinney Ranch Parkway and Collin McKinney Parkway intersection. Designed by Architecttura, the six wood-frame buildings will feature a majority masonry exterior using a mix of brick and stone products. The four-story, elevator-served apartments will offer one-, two- and three-bedroom units. Tenant amenities will include a 5,978-square-foot leasing center and clubhouse with a fitness center, business center, laundry facility and resident lounges with a kitchen, as well as individual patios or balconies. The location of the 247,093-square-foot development will provide access to medical centers, schools, employment and recreation facilities. Boston Capital is the investor of the construction of Post Oak Apartments.

Pace Communications leased 3,400 square feet at 2811 McKinney Ave. from 2811 McKinney TT. Blake Shipley and Ashley Curry of JLL represented the landlord in the transaction.
GREENVILLE, TEXAS — Academy Sports + Outdoors and Hobby Lobby will build new locations at Kari Beth Krossing, a retail power center located at the northwest corner of I-30 and State Highway 34 in Greenville. Both stores are slated to open this summer. Developed by The Stainback Organization, a commercial real estate development and brokerage company headquartered in Dallas since 1987, Kari Beth Krossing is anchored by a 138,000-square-foot Lowe’s Home Improvement store and national retailers Cotton Patch Café, Chick-fil-A, Starbucks Coffee and Discount Tire. The additions of the 63,000-square-foot Academy Sport + Outdoors and the 55,000-square-foot Hobby Lobby store, along with additional 12,400-square-foot retail/restaurant space which will include a Chipotle Mexican Grill, brings the total space to nearly 300,000 square feet.
HOUSTON — Hunington Properties has purchased 3.3 acres in Wolff Cos.’ Ten Oaks, an 83-acre master-planned development, for the development of The Shops at Ten Oaks. Construction is expected to begin in the spring on the shopping center, which includes a freestanding quick service restaurant and an additional 20,000 square feet of general retail space. Located at the northwest corner of Barker Cypress Road and Park Row, The Shops at Ten Oaks will be developed next to the newest Hunington Residential multifamily project, The Vic on Park Row. The project will also be adjacent to Western International’s Courtyard by Marriott, which opened in 2015, and Hampton Inn & Suites, which is under construction. The development is also located within the Texas Medical Center’s west campus, where Texas Children’s Hospital and Methodist Houston Hospital are both undergoing expansions.
WOODBRIDGE, N.J. — A joint venture partnership between Advance Realty and F. Greek Development has opened a refrigerated storage and distribution center in Woodbridge. The 190,000-square-foot facility is situated on 9.3 acres at 275 Blair Road. Preferred Freezer Services, a worldwide operator of temperature-controlled warehouses, has leased the built-to-suit facility. The property maintains temperatures between 0 and -5 degrees Fahrenheit, and features a 65-foot high warehouse ceiling and a 35-foot high dock ceiling. The building has a total storage capacity of 10 million cubic feet and can hold 40 million pounds of computer-managed inventory on 27,363 pallets.
