MEDFORD AND BURLINGTON, MASS. — The Davis Companies has selected Margulies Perruzzi Architects to revitalize and reposition two office building properties. The architectural and interior design firm will upgrade the main entrance, lobby and common areas of One Cabot Road in Medford and One Burlington Business Center in Burlington. Constructed in 1989, One Cabot Road is a 400,000-square-foot office building featuring a full-service cafeteria, fitness facility, abundant power and emergency systems and a generous parking ratio, including 170 executive spaces inside the building. The property is currently 94 percent leased, with approximately 30,000 square feet available and 130,000 square feet becoming available in 2017. One Burlington Business Center is a four-story, 176,000-square-foot office building located adjacent to the Lahey Hospital and Medical Center. The building is occupied by Lahey Hospital and Medical Center and Silverink Communications, among others.

JERSEY CITY, N.J. — A joint venture between affiliates of Claremont Properties Inc. and The Hampshire Companies is developing a mixed-use project at the intersection of New Jersey State Highway Route 440 and Stegman Boulevard in Jersey City. The 22-acre urban redevelopment will feature ground-level retail space, including a ShopRite, an LA Fitness, a performing arts center and residential space. The partnership appointed Silbert Realty & Management Co. Inc. as the exclusive marketing and leasing agent for combined Blocks 3 & 2, which will feature approximately 22,000 square feet of ground-level retail, commercial and restaurant space with on-site and metered parking. The first phase (Block 3), which is slated for spring construction, will be a five-story building with 163 apartments and 10,000 square feet of ground-level retail, commercial and restaurant space available for lease. The estimated delivery of the commercial space is April 2017.

AUSTIN, TEXAS — Monogram Residential Trust Inc. has opened SEVEN, a 24-story, 220-unit Class A multifamily community located on W. Seventh Street in downtown Austin. The community was developed in partnership with CWS Capital Partners LLC. Units are equipped with Nest thermostats, and Google Fiber Optics will be fully integrated throughout the community in early 2016. Amenities at SEVEN include electric car charging stations, bike repair services, storage space, a sun deck and infinity pool, valet dry-cleaning and complimentary Whole Foods Market delivery. Units feature full-sized washers and dryers and built-in computer workstations. Monogram and Monogram Residential Master Partnership LLP, a joint venture between Monogram and PGGM Private Real Estate Fund, provided equity for SEVEN.

HOUSTON — Thor Equities has begun construction on the Kirby Collection, a mixed-use development at 3200 Kirby Drive in Houston. The 1 million-square-foot project features a 25-story, 385,000-square-foot residential tower. The residential building includes 199 apartments including seven two-story townhomes, along with seven two-story loft spaces with private yards. The residences will overlook a deck with over an acre of amenities including a pool with cabanas, fire pits and a bar area. The penthouse level will feature a Skyview Suite available to all residents, offering a chef’s kitchen and views of the Houston skyline. Kirby Collection’s will also include a 13-story, 210,000-square-foot Class A office building is near Houston’s central business district, the Galleria/Uptown district, Greenway Plaza and the Texas Medical Center. Two levels of retail space totaling 65,000 square feet are also part of the development, which is scheduled to open in the fourth quarter of 2017. Richard Keating Architecture is the design architect for the Kirby Collection, and Dianna Wong Architecture + Design is the interior designer. Houston-based Kirksey is the architect of record.

FORT WORTH, TEXAS — StreetLevel Investments and ShowBiz Cinemas will open a 65,000-square-foot entertainment complex in the spring of 2017. Located near the intersection of Chisholm Trail Parkway and McPherson, the entertainment center will include 10 cinema auditoriums, 14 bowling lanes and a game room. The auditoriums will feature 70-foot wall-to-wall and floor-to-ceiling screens, surround sound and leather reclining chairs. Showbiz Cinema will also offer special events and provide party facilities for sporting events, college programs, local school programs and community gatherings.

SUMMERVILLE, S.C. — GBT Realty Corp. will develop a new BJ’s Wholesale Club in Summerville, S.C. The $12 million development is situated on a 10.5-acre site at the southeastern corner of Interstate 26 and North Main Street. The 87,800-square-foot membership warehouse club will feature a BJ’s gas station and is expected to open in late 2016. Construction is set to commence immediately following the acquisition of the site in December. Summerville is located 20 miles northwest of Charleston. BJ’s Wholesale Club Inc. currently has more than 200 locations in 15 states with, the closest store located in Charlotte, N.C.

HOUSTON — McCarthy Building Cos. has broken ground on a project to expand the Museum of Fine Arts, Houston, one of the largest museums in the United States and the oldest art museum in Texas. The project is located in Houston’s museum district, which attracts more than 8 million visitors each year. The redevelopment of the 14-acre campus consists of a new exhibition building, art school, below ground, two-level parking garage and a rooftop garden. Phase I of the $350-million campus expansion project includes the construction of the Glassell School of Art. The new facility will replace a building constructed in 1979. Nearly doubling the size of the previous building, the new Glassell School will include 80,000 square feet and will feature space for the junior and adult schools, which serve 7,000 students each year. Features of the new facility include fully digital studios and classrooms, exhibition space, an auditorium and street-level café.

GRAND PRAIRIE, TEXAS — Mohr Capital, a privately held real estate investment firm headquartered in Dallas, has broken ground on a Class A industrial development totaling 430,188 square feet on 20.7 acres, located in Grand Prairie on Bardin Road. Mohr’s development team has the designed the project to accommodate tenants from 100,000 square feet up to 430,188 square feet. Cannon Green and Blake Kendrick of Stream Realty Partner’s Dallas office, along with Sarah Ozanne, senior associate, will oversee the leasing of the project. Other members of the development team include Lisa Swift of GSO Architects, Jared Bratz of RLG Consulting Engineers and Will Pender of Rogers-O’Brien Construction. The project is expected to deliver in the second quarter of 2016.

DALLAS — Co-developers Somervell Commercial Realty and SOHO Realty Partners are set to begin construction on Trinity 161 Trade Center, a 266,450-sqaure-foot industrial facility in Grand Prairie. The pair recently closed on 15 acres located at 3100 State Highway 161 and Trinity Boulevard. Michael Stanzel, Patrick Embry and John Leinbaugh of NAI Robert Lynn will lease the building. Located along the highway frontage road, the property includes 390 car parks. Company signage on the property will be visible from State Highway 161.

INDIANAPOLIS — Trinitas has broken ground on The Collegiate, a 193-unit, 669-bed student housing project that will reside on 2.8 acres of land in downtown Indianapolis and serve students of Indiana University–Purdue University Indianapolis. The project will feature a mix of one-, two-, three- and four-bedroom apartments. Each fully furnished unit will include bedrooms with private bathroom suites, walk-in closets, a washer and dryer unit and high-speed Internet with wireless capabilities. The complex, designed by Ratio Architects, includes two buildings ranging from five to 11 stories and is anticipated to open in August 2017. It will include 3,100 square feet of retail space and 370,000 square feet of amenities, including a five-level parking garage, outdoor courtyard with a basketball court, and resort-style pool and sundeck with water volleyball and grilling stations. Student residents will have access to a 5,196 square foot, all-inclusive clubhouse featuring a fitness center, free tanning, a computer café, private study lounges, gaming stations and large-screen TVs.
