GRAND PRAIRIE, TEXAS — Cabot Properties, a private equity real estate investment firm located in Boston, and Stream Realty Partners, a national real estate services, development and investment firm, have begun construction on Trinity Crossing, a 322,853-square-foot industrial development in Grand Prairie. The two-building, master-planned development is located at the intersection of Roy Orr and Trinity boulevards on an 18.4-acre site. A 144,187-square-foot rear-load building and a 178,655-square-foot front-load building will accommodate tenants from 35,000 to 175,000 square feet. Cannon Green of Stream’s Dallas industrial team will oversee the development of the project. Green will team with Luke Davis, also of Stream, to market and lease the project. Steve Riordan of Stream’s construction division will manage the project through completion. The project is expected to deliver in the second quarter of 2016.

GRAYSLAKE, ILL. — Principle Construction Corp. is nearing completion on two new industrial buildings totaling 70,000 square feet in Grayslake, approximately 50 miles north of Chicago. The facilities will serve as an administrative, maintenance and shipping campus for SAIA LTL Truck Lines and will be located at 2260 S. Midlothian Road. The buildings will be ground-up construction situated on 33 acres. The first building will be a 51,000-square-foot structure that will include 100 truck docks, 16-foot clear heights and 9,560 square feet of office space. The second building will also feature 16-foot clear heights, 19,000 square feet of shop and maintenance space, a fueling facility, six trailer service bays, six tractor service bays and two wash bays. The 33-acre site will also include an automatic snow scraper, truck scale, and parking for 94 cars, 294 trailers, 34 tractors and 30 dollies. Principle broke ground earlier this year and expects construction to be completed in November. Ken Lattanzi of Principle is the project manager. Christian Architects is the project designer. AUSTIN, TEXAS — Casey Development has started construction on Tacara at Steiner Ranch, a 246-unit, Class A apartment community located in the Steiner Ranch master planned community in Austin. Located northwest of downtown Austin, Steiner Ranch sits between Lake Austin and Lake Travis alongside the Balcones Canyon Land Preserve with views of the lakes and the hill country. Exterior materials will include stone and stucco with tile roofs on all amenity buildings. The property will consist of 150 one-bedroom/one-bath units, 80 two-bedroom/two-bath units and 16 three-bedroom/two-bath units. Property amenities will include a pool, outdoor lounge areas with barbecue grills, coffee bar, business center, fitness center, dog park and gated entry. All units will have quartz countertops with under-mount sinks, stainless steel appliances, walk-in closets, washers and dryers and hard surface flooring in kitchens, bathrooms and living areas.
HOUSTON — Whiting Turner has broken ground on Amarillo Terrace, a new 108-unit independent living property at the Eagle’s Trace continuing care retirement community in Houston. Amenities will include stainless steel appliances and granite countertops, while screened-in porches and patios will be options for a number of the residences. Residents will also have access to a new media room, fitness center and additional meeting space. Amarillo Terrace is scheduled to open in the fall of 2016. Texas-based JHP Architecture designed Amarillo Terrace to be connected by a climate-controlled walkway to the main clubhouse of Eagle’s Trace, which houses services such as the medical center, convenience store, salon and bank. Additionally, the continuing care neighborhood provides 112 residences offering assisted living, memory care, post-acute rehabilitation and nursing care services.
DALLAS — Mellow Mushroom is opening a new location at 2326 N. Henderson Ave. in Dallas. The 5,628-square-foot, freestanding pizza restaurant is anticipated to open in spring 2016. Sean Alkek of EDGE Realty Partners represented the tenant, and Drew Downs and Matt Heisley of Open Realty Advisors represented the landlord in the transaction. Founded in 2009, EDGE Realty Partners is a commercial real estate firm providing brokerage, development and investment sales services throughout the Southwest.
DETROIT — McCormack Baron Salazar Development Inc. will break ground on Orleans Landing near Detroit’s central business district this Tuesday, Oct. 20. The new mixed-use community will be situated on approximately eight acres adjacent to the Detroit River Walk and the Dequindre Cut Greenway. The first phase will include 278 apartments — 20 percent of which will be held for “affordable income” residents — and 10,000 square feet of retail, according to the Detroit Free Press. The development will include a mix of one- and two- bedroom homes, flats, lofts and townhomes. The $65 million project was financed through a combination of conventional FHA 221 (d) 4 debt, a two-tier equity structure and public funds. Hamilton Anderson Associates Inc. is the architect. Urban Design Associates is serving as the master planner. O’Brien Edwards and Brinkman Constructors is the general contractor. McCormack Baron Management Inc. will serve as the property manager upon completion. The project is slated for completion in April 2017. According to Crain’s Detroit Business, plans for a second phase of the development call for about 230 more rental units and additional retail space.
ALLEN, TEXAS — Starwood Hotels & Resorts plan to open a new Aloft hotel in the Dallas suburb of Allen. Located within the Watters Creek at Montgomery Farm mixed-used development, Aloft Allen is set to open in March 2018. Watters Creek Hospitality will own the property and Aimbridge Hospitality will manage the hotel. The property will feature 136 rooms. Facilities at Aloft Allen will include an outdoor pool, gym and bar. In addition, the hotel will offer 2,000 square feet of meeting space for business meetings and social gatherings. Guests will also be able to use their smart phone as a key. The technology is available at all Aloft, Element and W hotels.
DALLAS —Shake Shack will open its first location in Dallas at the 11-acre office and retail complex The Crescent in 2016. Shake Shack at The Crescent will be located near a corner park. The Dallas location will also be situated near downtown Dallas, Klyde Warren Park and the Dallas Arts District. The Crescent has earned LEED Silver certification from the U.S. Green Building Council. The Dallas Shake Shack menu will include a selection of local beer and wine, along with and three localized frozen custard flavors starring local bakeries and food purveyors.
HOUSTON — The Boardwalk at Towne Lake, a mixed-use development in Houston, has added MOD Pizza, Nails of America and Orangetheory Fitness to its tenant roster. Other retailers at the center include Texas Children’s Pediatrics, Copper Creek Orthodontics, Massage Heights, Jaxton’s, Taisho, World of Beer and Land of a Thousand Hills Coffee Co. MOD Pizza opened its first location in Seattle in 2008. Its Towne Lake franchise location will be its sixth in Houston. Orangetheory Fitness utilizes a blend of personal training and group settings to help its members reach their fitness goals. This will be its seventh Houston location. Nails of America is a Houston-based company operating more than 14 salons in the greater Houston area. Caldwell Cos. is the developer of the lakeside development.
RICHARDSON, TEXAS — Regency Centers Corp., an owner, operator and developer of grocery-anchored shopping centers, has closed on the land for Phase II of its CityLine Market development in Richardson. The Phase II portion is 100 percent pre-leased and will include a 12,900-square-foot CVS Pharmacy and new restaurants encompassing 9,000 square feet. The newest restaurants to join CityLine Market include Super Chix, Pho is for Lovers and Piada Italian Street Food. Super Chix’s menu includes chicken sandwiches, fries and frozen custard. Pho is For Lovers serves Vietnamese food including beef pho, tofu summer rolls and banh mi sandwiches. Piada serves Italian street. CityLine Market is anchored by Whole Foods Market, contains nearly 102,000 square feet of retail and will serve as the cornerstone of the CityLine mixed-use development. The center is 98 percent leased. The construction of Phase II is expected to start late this year.
