MCKINNEY, TEXAS — KWA Construction, a general contractor specializing in multifamily developments, has completed the Millennium, a 162,440-square-foot affordable housing project, on behalf of GroundFloor Development. Located in McKinney, 130 of the 164 residences will be reserved for low-income residents as an affordable housing option. The Millennium is KWA’s third construction assignment completed for GroundFloor Development. The four-story multifamily rental development features one-, two- and three-bedroom units that offer nine-foot ceilings, patios and balconies and high-end appliances. Amenities in the Millennium include a community center with a swimming pool, library, business and fitness centers, a porch and cookout area. The location allows for children living in the Millennium to attend schools in the Frisco Independent School District and adults to have access to financial planning and health and nutrition classes. The Millennium affordable housing project is a joint effort between not-for-profit organization Inclusive Communities Project, which works to create and expand affordable housing opportunities, and McKinney’s Housing Authority, whose mission is to serve the housing needs of low to moderate-income families in the authority’s jurisdiction.

QUINCY, MASS. — CBRE/New England’s Multifamily Debt & Structured Finance group has arranged $14 million in construction financing for Liberty Place in Quincy. BP Liberty LLC, an affiliate of Boston Property Development, is developing a 53-unit apartment community, which has already broken ground. Located at 999 Hancock St., the property will feature 67 garage parking spaces, a fitness center, a 2,000-square-foot roof deck, a private function room and a patio/barbecue area overlooking a lawn and dog park. The residential units will feature stainless steel appliances, hardwood flooring, granite countertops, private balconies, in-unit washers and dryers, and oversized windows. John Kelly and Sam Dylan of CBRE/NE procured the financing for the borrower.

MOUNT PLEASANT, MICH. — A $10.8 million renovation and expansion of Grawn Hall at Central Michigan University in Mount Pleasant is in the preliminary stages. Exterior preparations for a two-story addition and renovation of the college’s business administration building began this past summer. The building was built in 1915 and is the oldest facility on campus. Recent renovation work included relocating an electrical transformer and adding a receiving space and dumpster enclosure. In summer 2016, work will start on the 6,600-square-foot, two-story addition. A new main entry and multifunctional space will be added. The renovation of 16,200 square feet of existing space will include updated corridors, the addition of a fire suppression system, window replacements as well as new student service and collaboration spaces. The project is slated for completion in 2017.

FORT WORTH, TEXAS — Trademark Property Co. is launching a micro-restaurant program dedicated to attracting unique restaurant concepts to Waterside, a 63-acre mixed-use development under construction at Bryant Irvin Road and Arborlawn Drive in Fort Worth. Trademark will lease three or four micro-restaurant spaces ranging between 600 and 1,000 square feet to local and regional businesses. The micro-restaurants will be located around The Grove, Waterside’s central public space. The Grove will serve as the heart of the development, featuring outdoor seating for restaurants, public art and the re-use of existing playground and amusement ride equipment. Waterside broke ground on its first phase of development in 2014 and later announced its first anchor tenant, a 45,000-square-foot Whole Foods Market, the first in Fort Worth. The Grove and the first 383 multifamily units will be substantially complete by spring 2016 when the retail and restaurants are projected to open.

LEWISVILLE, TEXAS — Bright Realty is developing an Aldi-anchored retail project in the Dallas suburb of Lewisville. The 13-acre parcel, owned by Bright Realty, includes a total of seven commercial pad sites to be developed by the company. Aldi is the first retailer to close within the development. The Aldi site, located on the southeast corner of Josey Lane and Windhaven Parkway, spans 1.8 acres. Two other tenants are under contract at two lots totaling 3.9 acres. Aldi plans to begin work on the Lewisville site in the first quarter of 2016. The new Aldi will be near Nebraska Furniture Mart’s Grandscape development and other Bright Realty developments including Crown Centre, a 150-acre office park, and Discovery at The Realm, a 4,000-unit multifamily project, both currently under construction.

CYPRESS, TEXAS — Star Cinema Grill will build a 45,000-square-foot theater at Miramesa Town Center, located at the intersection of West and Fry roads in Cypress, a suburb of Houston. The Houston-based company is under construction on the new theater adjacent to Baybrook Mall, with plans to open its fourth location in Richmond near the intersection of Grand Parkway (Hwy 99) and Westpark Toll Road (FM 1093) in the spring of 2016. The dine-in theater concept provides guests with a full-service restaurant experience delivered seat side. Its menu features dishes paired with a selection of cocktails, local craft beers and wine. Kristen Barker with Wulfe & Co., a commercial retail real estate brokerage and property management firm, represented Star Cinema Grill in the lease transaction. Christie Amezquita and Jeanie Gibbs represented Read King, which will develop the Cypress location as part of the 50-acre, master-planned Miramesa Town Center.

ST. PAUL — The Opus Group has broken ground on a six-story, mixed-use luxury apartment and retail development located on West Seventh Street in St. Paul. The redevelopment replaces an 80-year-old former Seven Corners Hardware store as well as an adjacent church. Demolition work has already occurred. The property will include a combination of 191 studio, one- and two-bedroom units and three-bedroom townhouse-style residences, as well as 11,500 square feet of ground-level retail space. The residential development will include an outdoor courtyard featuring a pool, hot tub, bocce ball and grill areas, as well as a terrace-level patio and club room with river views. Opus Development Company LLC is the developer, Opus Design Build LLC is the design builder and Opus AE Group LLC is the architect and structural engineer. Elness Swenson Graham Architects Inc. is the design architect. The project is scheduled for completion in January 2017.

MINNEAPOLIS — Doran Construction has completed construction on Latitude 45, a luxury apartment building located at 301 Washington Ave. South for Alatus LLC. The building is 13 stories and contains 319 units, with 10,000 square feet of retail on the ground floor. The facility came in under budget and ahead of schedule. Alatus is a real estate developer with expertise in residential high-rise development, office redevelopment, parking management and single-family home redevelopment. The Doran Cos. offer commercial development, general contracting and management of multifamily residential and commercial properties.

NEW YORK CITY — Soundview Real Estate Partners and Chartwell Hospitality are developing a two-building Marriott hotel at New York City’s John. F. Kennedy International Airport. The partnership has tapped Gene Kaufman Architect to design the 260,000-square-foot project, which Soundview and Chartwell plan to break ground on in 2016.

GREENFIELD, MASS. — Integrated Builders has topped off the new Greenfield Toyota and Ford joint car dealership in Greenfield. Located at 1 Main St., the 32,000-square-foot facility will replace the previous dealership located on the site. The facility will offer a combined 30,000 square feet of dealership space and a 2,000-square-foot system parts mezzanine area. The new facility is slated for completion in November 2016. Integrated Builders is providing construction management services for the project. The project team includes The Curtis Architectural Group, SVE Associates, Flood Consulting and Environmental Design Engineering Inc.
