DALLAS — Café Victoria will join a 75-acre mixed-use development in downtown Dallas as its first coffee shop. Owned and operated by Victory Park resident Luciana Gómez, Café Victoria will serve coffee and pastries. The shop is scheduled to open in January 2016 and will be located on Victory Park Lane next to Buda Juice. Victory Park features more than 165,000 square feet of retail, restaurant and entertainment space, including Buda Juice, Chad Rookstool Salon, Classic Pilates, Cook Hall, Hard Rock Café, The Hangar, Havana Social Club, House of Blues, Jimmy John’s, Kenichi, Medina Oven & Bar and Metro Tickets.

HOUSTON — Moviehouse & Eatery, a dine-in cinema company, plans to open its first location in the Houston market. M&E Texas Moviehouse LP has contracted to purchase a 5.9-acre tract in the Cypress Creek Lakes master planned development near the intersection of Fry and Tuckerton roads. Plans are underway for a 10-screen Moviehouse & Eatery, which features reserved seating in recliners and wall-to-wall screens. Construction is expected to start in early 2016 for a spring 2017 opening. The Austin-based dine-in theater company also operates three theaters in the Dallas-Fort Worth area, with more Texas locations in works.

LOS ANGELES — Grocery Outlet Bargain Market plans to open 14 stores throughout the Los Angeles area beginning in December and continuing through 2016. According to the company, shoppers have saved more than $1 billion on products purchased at Grocery Outlet as compared to traditional grocery stores this year alone. The company’s buyers negotiate directly with manufacturers to buy overstock and surplus products at discounts.

CHICAGO — CIM Group has topped out the 34-story, 690-unit apartment tower that sets on top of the Block 37 retail center. The residential property is scheduled to open mid-2016. The Block 37 retail center is located at 108 N. State St. and is 275,000 square feet. The retail portion of the building is five stories and has 340 spaces of parking underground. Block 37 tenants include Anthropologie, Sephora, Disney, Eileen Fisher, Zara, Magnolia Bakery and Puma. The property also has access to Chicago’s Pedway and the CTA Red and Blue Lines. An AMC Theatre and several restuarunts are also under construction and set to open mid-October.

FRISCO, TEXAS — Public Storage has opened its newest facility in Frisco, a suburb north of Dallas. Public Storage is opening more than 1,000 self-storage spaces on five acres in what is its first location in Frisco. Public Storage is located at 8433 Legacy Drive and will serve the community with climate-controlled self-storage units. Additional drive-up and more budget-friendly units without climate control are also available. The facility is located just off the Dallas North Tollway. The new self-storage facility has a brick exterior and the property manager will live at the location.

HOUSTON — Houston-based Baker Katz has completed a four-acre land acquisition on behalf of Momentum Indoor Climbing. This will be Momentum Indoor Climbing’s first Houston location. The property is located at the intersection of Kingsland Boulevard and Katy Mills Parkway. The 36,000-square-foot facility will feature a rock climbing surface with 50-foot climbing walls, as well as fitness and yoga areas. Ben Brown of Baker Katz represented Momentum Indoor Climbing in the transaction. Simpkins Group’s William Stacy represented the seller. The opening is slated for summer 2016.

AUSTIN, TEXAS — GroundFloor Development and Prescott Group have announced plans for Saint Elmo, a mixed-use project set to open in Austin in the first quarter of 2018. Designed by Andersson-Wise Architects and located on South Congress near Ben White Boulevard, Saint Elmo will include 225,000 square feet of office space and a 40,000-square-foot indoor-outdoor marketplace. GroundFloor Development and Prescott Group are the master developers of the $120 million project. In November of last year, the Austin city council approved the rezoning request for the project. Construction is slated to begin in mid-2016. Andersson-Wise Architects is the lead architect of the project, KBGE’s Chad Kimbell is the civil engineer, David Hocker of Hocker Design is the landscape designer, Juice Consulting’s Heather Wagner Reed will oversee public relations and marketing, and Helms Workshop is the strategic brand design studio.

NEW YORK CITY — Devli Group has topped out the construction of a 44,000-square-foot boutique hotel located at 44 W. 29th St. in New York City’s Madison Square Park area. Designed by Gene Kaufman Architect, the 18-story hotel will feature 109 rooms. The property will include a sunken garden, a multi-level restaurant and lounge, a 740-square-foot rooftop salon and a total of 2,700 square feet of bar and lounge space. Studio Mai is designing the hotel’s interior spaces.

MOUNT LAUREL, N.J. — Brandywine Realty Trust plans to develop a 10,000-square-foot retail center at 7000 Midlantic Drive in Mount Laurel. Pre-leased tenants include Anthony’s Coal Fired Pizza, Jimmy John’s Gourmet Sandwiches and Qdoba Mexican Grill. The developer is expected to break ground on the project this month with construction ending in May 2016. The retail property is being paired with an adjacent Springhill Suites Marriott, also developed by Brandywine. MSC Retail is providing site selection representation for the property, as well as pre-development consulting and leasing services.

HOUSTON — McCarthy Building Cos. has begun work on the Houston Methodist Alkek Level 9 Universal Care renovation in the Texas Medical Center. The project is led by McCarthy’s Houston-based specialized solutions group,  which concentrates on the Texas Medical Center and surrounding institutions focused on healthcare, laboratory and higher education projects. The demolition and renovation project will convert level nine of the Houston Methodist Alkek building into a 17,000-square-foot universal care unit/ICU with 19 inpatient beds. The project also includes the demolition and replacement of equipment on level 10 and the roof of the building. Preston Hodges and McCarthy project superintendent Michael Kacal lead the Houston SSG.
