SOMERS, WIS. — First Industrial Realty Trust Inc. (NYSE: FR) has unveiled plans to develop First Park 94, a master-planned business park in Somers, located eight miles north of the Illinois/Wisconsin border. First Park 94 will be built on 309 acres that First Industrial recently acquired for $13.4 million. Somers is situated in Kenosha, Wis., an industrial submarket of Chicago. The first phase of First Park 94 calls for the commencement of infrastructure work and construction of a 600,000-square-foot cross-dock distribution center featuring 36-foot clear heights, 185-foot truck courts, generous trailer parking, extensive dock-high loading, and an ESFR sprinkler system. In total, First Park 94 can accommodate approximately 4.6 million square feet of development including build-to-suits ranging from 150,000 square feet to 1.5 million square feet. The site is accessible to I-94 from three four-way interchanges and offers frontage along the Canadian Pacific Railway with potential rail access. First Park 94 is located less than one hour from both O’Hare International Airport in Chicago and Mitchell International Airport in Milwaukee. OAKWOOD, GA. — Performance Food Group (PFG) has begun the expansion of its Performance Foodservice – Milton’s food distribution facility in Oakwood, a city in Hall County near Gainesville. PFG’s expansion project includes the construction of a new 174,000-square-foot building located at 3501 Old Oakwood Road. The new facility will feature a freezer, meat cutting operation, maintenance areas and space for fleet operations. The project is scheduled for completion in 2016 to be followed by the conversion of PFG’s existing freezer into a three-zone cooler section.

SUGAR LAND, TEXAS — A report from SmartAsset, a personal finance technology company, ranks Fort Bend County, a county in the Houston metropolitan area, as No. 1 in Texas and No. 5 in the United States as the area with the most incoming investments. The data, aggregated from various sources including the U.S. Census Bureau, showed that the county ranked highly in several further categories including gross domestic product (GDP) growth, new building permits and municipal bonds. The county ranked No. 10 in Texas with a GDP growth of over $3.5 million from 2013 to 2014. Fort Bend also ranked No. 1 in Texas and No. 2 in the United States for the highest number of new building permits granted per 1,000 homes. From 2013 to 2014, the county had a municipal bonds index of 2.13, earning the No. 8 spot in Texas. These bonds have been used to enhance quality of life such as mobility, water and safety, and are responses to the high growth in employment and residential opportunities available in the county.

JOLIET, ILL. — Amazon.com Inc. has unveiled plans to open a nearly 500,000-square-foot fulfillment center in Joliet, Ill., located about 45 miles southwest of Chicago. Baltimore, Md.-based GLP Development Co. is the project developer. The fulfillment center, which is expected to create 1,000 full-time jobs when it opens, will be the company’s first in the state. Amazon employees at the fulfillment center will process smaller items such as books, electronics and consumer goods. “We are thrilled that Amazon has chosen Joliet as the location for its new Illinois fulfillment center,” says Joliet Mayor Bob O’Dekirk. “The company is not only the leader in the e-commerce sector, but it also will create quality jobs for a diverse community throughout Joliet and Will County.” According to the Chicago Tribune, Amazon is already advertising for $13-an-hour and $14.95-an-hour jobs at the facility. The newspaper adds that Amazon has invested heavily in warehouses nationwide during the last three years as it faces increasing competition on speed from Walmart.com, eBay, Google and other online retailers.

Alliance Architects designed the 157-acre master plan, which features Class A building designs with build-to-suit flexibility and direct access to I-20 and I-35 in south Dallas, for Seefried.

WILLOW PARK, TEXAS — Civitas Senior Living LLC began construction in July on Clear Fork Senior living, a seniors housing complex that will offer assisted living and memory care units. The development will be the 13th property in the company’s portfolio. The project is a joint venture between Civitas and Sandlin Capital LLC/2MR Capital LLC. Justin Hitchcock of Community National Bank & Trust of Texas in Weatherford originated construction financing for the project. Donica Construction and Development will be the developer for Clear Fork Assisted Living and Memory Care. Building plans include 38 assisted living suites and one-bedroom units, along with 24 private and semi-private memory care units. Clear Fork Senior Living amenities will include a gym, spa, wellness center, walking trails and a clubhouse. The complex will be owned and managed by Civitas. In addition to Clear Fork Senior Living, Civitas Senior Living operates Cambridge Court Assisted Living and Memory Care Facility in Mesquite, Autumn Wind Assisted Living in Winnsboro, Aria Memory Care in Cedar Park and Midtowne Assisted Living and Memory Care in Midlothian. The company also projects in the pipeline in Burleson, Flower Mound, Frisco, Austin and Allen.

LEWISVILLE, TEXAS —EastGroup Properties has purchased a 28-acre site in Lewisville for the development of four Class A industrial buildings totaling 350,000 square feet. The project will accommodate tenants ranging from 12,750 square feet to 122,000 square feet. The development, CreekView 121, will benefit from the site’s direct access to TX-121 and its proximity to I-35 East, Dallas North Tollway, DFW International Airport, Nebraska Furniture Mart and Toyota’s new headquarters.

NORTHLAKE, TEXAS — Stream Realty Partners has acquired a 28-acre site at the corner of I-35 West and State Highway 114. The land will be the site of Farmer Brothers Cos.’ new headquarters facility in Northlake. Northport 35 is Stream’s three-building, 945,000-square-foot industrial project that broke ground in January. Farmer Brothers’ new headquarters will include corporate office space, a training facility, coffee roasting plant and distribution warehouse. Cannon Green, Albert Jarrell and Bob Hagewood of Stream’s development team will commence construction on the project this month. Green and Hagewood represented Stream Realty Acquisition LLC in the land transaction. The land contract holder, Bill Vaughan, represented himself. Stream will develop the site, Wells Fargo will own it and Farmer Brothers will handle leasing.

WACO, TEXAS — Global packaging company Sonoco plans to expand its Waco location this year, with the project seeing completion in early 2016. Sonoco will install a new rotary die-cut machine, slitter and rotogravure printing press, investing $13.5 million in equipment at the facility and adding an estimated 15 jobs to the area, which is a 27 percent increase to its employment base. Sonoco produces a variety of flexible packaging options, including easy open/reseal packaging systems, bags and pouches. Sonoco’s flexible packaging technologies include roto and flexo printing, high-barrier laminations, precision scoring, integrated open and reclose features, specialty coatings and films, prototyping and graphics management.

ARLINGTON, TEXAS — Jim Turano of Henry S. Miller Brokerage’s office division represented the buyer in the acquisition of a 30,000-square-foot site in Arlington. TNA Realty LP purchased the site, located at 2712 Matlock Road, from an undisclosed seller. The new owners plan to construct an 8,000-square-foot medical office building on the property. Bobby DeRiso of DeRiso Development represented the seller in the transaction.
