ST. PAUL, MINN. — Stahl Construction has begun interior demolition for a planned 149-room, five-story Hyatt Place hotel located at 180 Kellogg Boulevard East in the historic United States Post Office and Custom House building in the Lowertown neighborhood of St. Paul. The $19.7 million project will include remodeling of approximately 145,000 square feet on the first five floors. The hotel will be completed in spring 2016. Nelson Construction & Development hired Stahl to complete the hotel portion of the mixed-use redevelopment. The new Custom House will also include 202 luxury apartments on the upper floors as well as retail and commercial components. LodgeWorks Partners LP will operate the Hyatt Place upon completion.

EDINA, MINN. — Pentagon Revival LLC has selected Cushman & Wakefield | NorthMarq (CWN) to market a 42-acre future multi-use redevelopment in Edina. The site, formerly known as Pentagon Park, is located at the northeast intersection of Highway 100 and I-494. The proposed redevelopment plan, named The Link, will include 1.4 million square feet of Class A office and medical space and 60,000 square feet of retail, alongside a new hotel and structured parking. The city of Edina approved the redevelopment in May 2014. CWN’s Bob Revoir, Peter Fitzgerald and Tate Krosschell will be in charge of leasing at The Link.

BATH, MAINE — JHR Development of Marblehead, Mass., recently completed Mid Coast Hospital’s new medical practice in downtown Bath. The 20,000-square-foot, two-story healthcare center is valued at $6 million. The property is located at 108 Centre Street and will provide preventive and chronic disease care as well as integrated behavioral health counseling. JHR Development is also in the planning process for a 40-unit condominium community on the Kennebec River in Bath.

CYPRESS, TEXAS — The Howard Hughes Corp., along with Bridgeland and The Woodlands Development Co., have begun construction on Lakeland Village Center, in which CVS/pharmacy will be the anchor retail tenant. Lakeland Village Center is the first commercial development in Bridgeland, a master-planned community in Cypress. Set on 20 acres along Fry Road, Phase I of Lakeland Village Center will include 84,000 square feet of retail, restaurants, and professional and medical offices. The center will also feature landscaping, views of two bordering lakes and sidewalks. The contractor for the project is VCC LLC. Completion of Phase I is slated for spring 2016. Lakeland Village Center is within walking distance of Lakeland Heights, a traditional neighborhood development in Bridgeland. The 15,300-square-foot CVS/pharmacy will feature a drive-thru pharmacy, along with health, beauty and personal care products. Construction is expected to begin in mid-July, and the store is scheduled to open in early 2016. Genesis Design Group is the architect for CVS/pharmacy. Rip Reynolds of The Howard Hughes Corp. and the J. Beard Real Estate Co. represented Bridgeland in the lease transaction.

7-Eleven-Corporate-Headquarters

IRVING AND DALLAS, TEXAS — HFF has secured a $41.5 million construction-to-permanent loan for the 325,000-square-foot corporate headquarters of 7-Eleven, which is under construction in the Cypress Waters master-planned community in Irving and Dallas. HFF worked on behalf of Billingsley Co. to secure the 12-year loan through Pacific Life Insurance Co. The new mid-rise office campus for 7-Eleven’s corporate headquarters is within Billingsley’s Cypress Waters master-planned community, a 1,000-acre waterfront development with office, multifamily and retail space in the central part of the Dallas-Fort Worth Metroplex. The campus will be situated on 21.6 acres at Beltline and I-635 in Irving. Cullen Aderhold, Trey Morsbach and Chad Russell led the HFF team in arranging the loan.

LEAGUE CITY, TEXAS — Public Storage has opened a new self-storage facility in League City. The facility is located on Highway 96 and the Gulf Freeway at 1250 W. League City Parkway. The 716-unit storage facility was acquired from High Point Storage. Self-storage options at the location include covered parking spaces and climate-controlled storage on-site.

DALLAS — Hillwood, a privately owned real estate developer, is set to form Hillwood Urban, a new real estate division. Hillwood Urban will focus on large corporate office developments and mixed-use projects on core urban land sites, as well as suburban land opportunities in North Texas. Hillwood Urban will be led by Mike Berry, president of Hillwood Properties, along with existing Hillwood leadership such as Ken Reese, executive vice president of Hillwood Investments; Walt Zartman, senior vice president for Hillwood Development; Jacob Walter, vice president for Hillwood Development; and Bill Burton and Russell Laughlin, executive vice presidents of Hillwood Properties.

MCKINNEY, TEXAS — Love Funding (LFC) has secured a $16.4 million loan for the construction and financing of a new seniors housing community in McKinney. This is the second loan LFC and its local Dallas associate, Warsaw Realty Group, have provided in this community to partners David Brooks and George Fuller. St. Paul’s Square Senior Living will open in Adriatica Village. Work began eight years ago on the initial stages of the development, which included structured parking, a chapel surrounded by water, single-family homes and condominiums, retail stores, restaurants, medical offices and a weekly farmer’s market under a 128-foot tall bell tower. The village was designed so that residents can leave their cars at home on evenings and weekends. The new apartment addition, which is being funded by FHA financing secured by Love Funding senior director Laura Saull-Smith, will be a four-story, mid-rise apartment community with 121 units, all restricted to those aged 62 and older.

DALLAS — Edgemere, a seniors housing community in Dallas, will soon undergo a large-scale renovation and expansion project to address the growing demand for senior living options in the local area. Financing for the project was completed through the sale of $36 million in Series 2015 bonds. When complete, the project will add between 30 and 40 new jobs to the local economy. The renovation project is designed to bridge the gap between the Italian style that Edgemere is known for and the modern luxuries that current and future retirees are seeking. A 6,000-square-foot performing arts center will be built to provide a larger abundance of entertainment options. An extensive renovation is planned for the two dining venues aimed at giving them the look and feel of authentic restaurants in Italy. The Plaza at Edgemere will also be undergoing an expansion that will add eight new assisted living apartment homes, 12 new memory support suites and 15 new skilled nursing private suites. The Plaza commons areas will also be updated with indoor/outdoor courtyards and renovated dining areas. An underground parking garage will be added.

Crosby Trade Center, a two-building development in Carrollton, has leased 90,705 square feet to Cashion Home Services LLC, Gunder Associates Inc., Pacific Coast Transportation Inc. and East Penn Manufacturing Co. Park West Crossing, a four-building development located in Coppell, has leased 92,056 square feet to JAS Forwarding Inc., Southwestern Carpets Ltd. and J.C. Ehrlich Co.
