ARLINGTON, TEXAS — NorthStar Energy Services Inc. will relocate and expand to Copeland Tower in Arlington’s Entertainment District, signing a full-floor lease for Class A office space with views of the Dallas Cowboys’ stadium. Houston-based NorthStar is the largest of three new tenants to sign direct deals for office space at 1250 E. Copeland Road. The company will relocate from nearby Grand Prairie. The other new tenants are Lake of Dallas Inc., a structural engineering firm that has leased 1,458 square feet, and Los Angeles-based Apartment Service Management Co., which has leased 1,534 square feet. Both will occupy space in Copeland Tower beginning July 1. Richmond Collinsworth, Erik Blais and Clint Manning of Bradford Commercial represented the Houston-based landlord, Aque Investment Group, in the transactions. The 126,602-square-foot office tower is now 90 percent leased.

DALLAS — InvenTrust Properties Corp. has named Alan Grayson as its director of leasing in the company’s Dallas office. Grayson oversees all retail leasing activities and assists in market expansion efforts for the North Texas and Western regions of the company’s national portfolio. Prior to joining InvenTrust Properties, Grayson spent 10 years at Dallas-based MG Herring Group, most recently as vice president of leasing. Grayson earned his BBA from the University of North Texas and holds the Certified Leasing Specialist (CLS) designation from the International Council of Shopping Centers (ICSC). InvenTrust Properties currently owns and manages 34 centers in North Texas, Oklahoma, Colorado, California, Nevada and Washington, and is seeking acquisitions in Dallas, Oklahoma City, Denver and Phoenix.

LANCASTER, TEXAS — NFI, supply chain solutions provider, will open a distribution center in in Lancaster in partnership with Rent-A-Center. The facility is the first of several distribution centers that will support Rent-A-Center operations across North America. Rent-A-Center offers furniture, electronics, appliances and computers through rental-purchase agreements at over 3,000 retail locations in the United States, Canada, Mexico and Puerto Rico.

HIGHLAND VILLAGE, TEXAS — Trademark Property Co. has begun renovation work on the 389,090-square-foot Shops at Highland Village shopping center. Enhancements will include upgraded building facades, common area and landscaping improvements, public art, new amenities for adults and children, and new signage throughout the property. Located at 1701 Shoal Creek on the corner of FM 2499 and FM 407 in Highland Village, The Shops at Highland Village is anchored by AMC Highland Village 12, Whole Foods Market and Barnes & Noble Booksellers. The center includes 11 restaurants and 60 shops including Banana Republic, White House Black Market, Chico’s and Jos. A. Bank. The center is owned by AEW Capital Management and operated by Trademark Property Co.

Double-Tree-Suites-by-Hilton-Hotel-McAllen

MCALLEN, TEXAS — DoubleTree Suites by Hilton McAllen is now open. The property is a renovated nine-story, 262-room hotel located one mile from the McAllen International Airport. The former Embassy Suites hotel reopens following a $10 million renovation that includes updates to the lobby, atrium, restaurant, lounge, guest rooms, meeting rooms and indoor pool. DoubleTree Suites by Hilton McAllen is owned by Calmac Suites LTD and managed by Phoenix Hospitality Group. The hotel’s guestrooms include new furnishings, a microwave, mini refrigerator, coffee maker and two TVs. The hotel features more than 6,000 square feet of flexible meeting space, including six meeting rooms and one boardroom.

GEORGETOWN, TEXAS —VertsKebap has leased 1,500 square feet of retail space in Republic Square, a shopping center located at 900-930 N. Austin Ave. near IH-35, for a new location. The fast-casual restaurant specializes in kebap, a rotisserie meat served with fresh vegetables in a variety of ways. Republic Square recently underwent a remodel to improve the center’s façade and signage. Brett Maze and Campbell Anderson with the Commercial Retail Division of The Weitzman Group handled negotiations as leasing agents for Republic Square. John Heffington with CBRE handled negotiations for the restaurant.

MCKINNEY, TEXAS — MYCON General Contractors has broken ground on a new industrial warehouse project located at 2639 E. Rosemeade Parkway in Carrollton. The new 70,000-square-foot build-to-suit project for the Workplace Resource Group includes 50,000 square feet of warehouse space and 20,000 square feet of office space. The $3.3 million project is slated for completion in the fall of 2015.

SAN ANTONIO — NAI Partners, a regional commercial real estate services firm based in Houston, has opened an office in San Antonio. Clare Flesher will serve as managing director, and Melissa Crimson will serve as senior client services coordinator. Flesher began his commercial real estate career in Houston working for CBRE in the office tenant representation arena. He then moved to San Antonio and has spent the past eight years focused on office corporate services. Most recently, Flesher served as a director with Travis Commercial Real Estate Services.

Market-at-Crenshaw-Pasadena

PASADENA, TEXAS — Construction is underway for Phase I of the Market at Crenshaw, a 168,924-square-foot, two-phase retail development located on 23.6 acres in Houston’s Pasadena submarket on Beltway 8 between Crenshaw Road and Fairmont Parkway. The developer is a partnership between Ley-Wilson Development LLC and H5 Ventures LLC. More than 90 percent of the first phase of development has been leased. Transwestern will provide property management and construction management services. Tenants that have signed leases at the property include: Burlington Coat Factory (55,000 square feet); Party City (18,000 square feet); Tuesday Morning (12,000 square feet); Mattress One (4,000 square feet); Xfinity by Comcast (4,000 square feet); and MOD Pizza (2,700 square feet). Phase I, totaling 108,924 square feet, is scheduled for delivery in the third quarter of 2015. Phase II, which will include an additional 60,000 square feet, will commence construction in the next 90 days and is slated for delivery in the second quarter of 2016.

DALLAS — BT Global Services, a subsidiary of BT Group, is moving the headquarters for its Americas operations to Cypress Waters in Dallas. Noel Hutcheson and Fernando Araiza of Colliers International were the tenant’s representatives while Kathy Permenter, Moody Younger and Sean Dalton of Younger Partners represented the landlord, Billingsley Co. BT is moving into 28,000 square feet at Cypress Waters with approximately 250 employees. Cypress Waters features restaurants and retail, as well as multifamily housing options. BT decided on the location for its Americas headquarters because of the proximity to DFW International Airport and access to a quality talent pool. BT joins tenants including Cheddars, Nationstar Mortgage, Meritage Homes and 7-Eleven.
