ROSENBERG, TEXAS — Paragon Outlet Partners, a retail real estate development firm headquartered in Baltimore, has finalized plans to develop Paragon Outlets Houston. Upon completion of Phase I, the ground-up project, which sits 30 miles southwest of Houston, will include more than 283,000 square feet of gross leasable area. Located in the city of Rosenberg along I-69 and Reading Road in Fort Bend County, which has been ranked by Forbes as the fifth fastest growing county in the United States, Paragon Outlets Houston is slated to open in November 2016. The outlet mall is expected to bring 400 construction jobs along with up to 1,000 permanent jobs to the marketplace.

AUSTIN, TEXAS — KDC, in a joint venture with SH 71-130 Holdings GP, will develop a 100-acre parcel for build-to-suit office space in southeast Austin. The new office space will be part of a planned 390-acre mixed-use project at the intersection of Texas Highway 71 and State Highway 130. In addition to the office component, the mixed-use project will also include retail, multifamily, industrial and educational elements. It has received the Triple Freeport Designation, which allows schools, cities and counties to exempt business inventory from taxes if goods are shipped out of state within 175 days. Page is coordinating the architectural planning, and Kimley-Horn is the engineer.
HOUSTON — Developer Archway Properties broke ground on Wildwood Corporate Centre II, the second phase of the corporate campus for GeoSouthern Energy, on May 7. Kirksey designed Wildwood I and II with EE Reed as general contractor. Sitting adjacent to Wildwood Corporate Centre I, Corporate Centre II consists of an eight-story, 218,000-square-foot office tower; a five-level, 780-car parking garage; and a two-story, 10,000-square-foot fitness facility. Wildwood Corporate Centre II is seeking LEED Silver certification, and the project is expected to be complete in August 2016.
GRAPEVINE, TEXAS — Kubota Tractor Corp. (KTC) and Kubota Credit Corp. (KCC) will relocate its headquarters to Grapevine. Both companies are U.S. subsidiaries of Kubota Corp., based in Osaka, Japan, and have been planning for increased efficiency on the heels of recent expansions and an aggressive growth strategy. The move will affect about 180 employees and is expected to happen within the next 18 months. The move of Kubota’s entire Torrance, Calif. corporate headquarters to Texas is designed to put Kubota’s leadership and professional staff closer to Kubota’s major markets and its manufacturing, assembly and distribution facilities in Georgia and Kansas. The new headquarters will be large enough to initially accommodate 400 employees with room for expansion.
COLLEYVILLE, TEXAS — Greenbrier Cos. is expanding its product development and quality engineering offices in Colleyville. In 2014, Greenbrier leased 5,993 square feet in 99 Main, Suite 200, in the Village at Colleyville. The company has leased an additional 4,480 square feet, which is all of Suite 300, for a total of just under 10,000 square feet. Martin Graham of Greenbrier Cos. represented the firm in the lease negotiations. Debra Perryman and LeAnn Brown of Silver Oak Commercial Real Estate represented the building owner, Austin-based CCI.
CARROLLTON, TEXAS — Japan-based Daiso will open at NewQuest Properties’ development of Carrollton Town Center. The 11,000-square-foot location will be Daiso’s first store in Texas and will carry dining, kitchen, living, bath and stationery merchandise, 99 percent of which is developed in-house. Daiso operates 3,300 stores worldwide with a total of 44 stores in the United States, and plans to open 20 stores throughout Texas. The Carrollton store is scheduled to open this summer. Carrollton Town Center is located at the intersection of President George Bush Turnpike and Old Denton Road. Carrollton Town Center is undergoing a $7 million facelift and will be anchored by a new 99 Ranch Market. The development will feature Asian restaurants and retailers such as Gen Korean, Kung Fu Tea and Dan Sung Sa.
HOUSTON — SurePoint Self Storage will open a third property in the Houston market. This summer the SurePoint team will begin construction on a Class A, three-story building that will include 123,000 square feet. The two-acre property is located on Barker Cypress Road, south of US 290. In addition, the three San Antonio-based developers are poised to begin construction in the next 60 days on two Class A multi-story facilities in the Houston market, one is a three-story, 110,000-square-foot facility on Spring Cypress Road just east of Grant Road in Cypress, and the other is a four-story building in Richmond near Highway 59 and the Grand Parkway. SurePoint Self Storage has just completed two new projects in San Antonio and a third is under construction.
RICHARDSON, TEXAS — KDC, a real estate development and investment firm, has announced that Good Union Urban Barbeque will open its first location at CityLine, the company’s 186-acre mixed-use project in Richardson. The restaurant will serve Texas barbeque. Meat will be smoked on an indoor fire pit equipped with ventilation to accommodate the building. There will be a patio facing the central plaza where guests can enjoy craft beers and premium cocktails from the full-service bar while listening to live music in the park. The 3,903-square-foot restaurant is scheduled to open in the fall of 2015. It will be located in the base of One CityLine at 1150 State St.
HOUSTON — Lloyd Jones Capital has opened a new office in Houston to serve the Houston and San Antonio markets. Headquartered in Miami, the company specializes in multifamily investment in Florida, Texas and South Carolina. This is the company’s second Texas office. The Dallas/Fort Worth office opened earlier this year. Located at 2929 Allen Parkway, Suite 200 in Houston, the new office will house two vice presidents of investments, Fin Erwin and Fernando Zamarripa, whose responsibilities will be to identify, acquire, underwrite and manage the company’s multifamily investments.
THE WOODLANDS, TEXAS — The Signorelli Co. has broken ground on Valley Ranch Town Center, a 240-acre retail district slated to open in early 2016 inside the 1,400-acre master-planned community of Valley Ranch. Valley Ranch is situated at the intersection of U.S. 59 and the Grand Parkway just north of Kingwood. A 135-acre park called The Grove will border the retail district. Other developments in Valley Ranch include construction of new homes in a variety of price ranges in the new Azalea District, along with several new parks and green spaces throughout the area. At completion, Valley Ranch will include 2,500 homes and townhomes and 1,000 multifamily residences. Valley Ranch Commerce District, a 70-acre corporate office park, and Valley Ranch Medical District, planned to include two acute-care hospitals and a medical village with shopping, dining and multi-family residential, are also slated for development in the future. Valley Ranch is located near Bush Intercontinental Airport, Houston’s Central Business District, The Galleria/Uptown, The Woodlands, and ExxonMobil’s new 385-acre campus in Spring.
