RICHARDSON, TEXAS — Regency Centers has signed several new tenants that will open in 2016 at CityLine Market located in Richardson. Anchored by Whole Foods Market, the new tenant lineup at CityLine includes Taco Diner, Luna Grill, Modmarket, Pei Wei, Smashburger, 18|8 Fine Men’s Salon, Massage Envy Spa, CityLine Dental, The Joint Chiropractic and Luxx Lash’s beauty studio. CityLine Market will serve as the second-largest employment center in the Dallas/Fort Worth metro area with major employers including State Farm Insurance, Raytheon, AT&T, The University of Texas at Dallas, Blue Cross and Blue Shield of Texas, Verizon and Cisco Systems. The mixed-use development will join several million square feet of office space, an Aloft hotel, LOOK Cinema and nearly 4,000 new residential units. The project is located near the George Bush turnpike and within walking distance of the DART light rail stop.

DALLAS — C1S Group, a Dallas-based engineering and construction firm, has restored a historic commercial building in Dallas’ Deep Ellum neighborhood. The property has been renovated to become the Bomb Factory, a new music venue. Clint and Whitney Barlow own the property. Westdale Real Estate Investment and Management is the developer. The venue is designed for live concert audiences from an early 20th century building. Originally an automotive plant and then a munitions factory during World War II, the Bomb Factory can now accommodate as many as 4,300 concert attendees. C1S Group transformed the 50,000-square-foot facility, located on Canton Street near downtown Dallas, by removing and replacing the existing roof structure in order to increase the overall facility height to 38 feet. This provides unobstructed views throughout and also allows for the addition of a mezzanine level for added capacity and to create a VIP area. The building contains a new stage, several bar areas, and artist amenities including including four dressing rooms, on-site laundry and workout facilities. The renovation also includes a new HVAC system as well as a new electrical system. THE WOODLANDS, TEXAS — Cyclone Anaya’s Mexican Kitchen and Nick’s Fish Dive & Oyster Bar will open at 20 Waterway Ave. in The Woodlands. Cyclone Anaya’s Mexican Kitchen has leased 4,222 square feet for a Mexican food restaurant with an expected opening date set for the beginning of April. Nick’s Fish Dive & Oyster Bar has leased 3,568 square feet for its new restaurant. Nick’s is anticipated to open in April. The corporate offices of Cyclone Anaya represented the restaurant in the transaction, while AM Restaurant Inc. and Claudia Leonardo represented Nick’s Fish Dive & Oyster Bar. Rip Reynolds of The Howard Hughes Corp., represented The Woodlands Development Co. in both leases.

DUNCANVILLE, TEXAS — Hospitality Lodging Systems (HLS) has signed an agreement with RevMax Management of Carrollton, Texas to open Haven Hotel in the Dallas suburb of Duncanville. The two-floor property, which is set to open April 1, features 123 rooms, including six suites. Amenities at the property include an outdoor pool, 24-hour fitness center, onsite restaurant and a 6,000-square-foot ballroom with another 700 square feet of meeting room space. The Haven brand was introduced in December as a “soft” companion to HLS’s Budgetel brand. The hotel, formerly a Ramada Inn, is located along I-20. It is 12 miles from downtown Dallas and midway between DFW International Airport and Love Field. HLS, which currently manages a system of 22 Budgetel properties, expects to double its portfolio within six months.

THE WOODLANDS, TEXAS — A 40,000-square-foot Whole Foods Market and a Starbucks are now open in Hughes Landing, a 66-acre mixed-use development in The Woodlands. Whole Foods Market is a natural and organic food retailer, while Starbucks offers a selection of coffee, tea and snacks. Hughes Landing, which is under construction, will feature office buildings, shopping, entertainment and dining at Restaurant Row, an all-suites Embassy Suites hotel and up to 800 multifamily residences at full build-out. The development overlooks 200-acre Lake Woodlands.

DALLAS — Solana Business Park and architecture firm 5G Studio Collaborative have released final architectural design renderings of Solana Business Park’s $50 million campus renovation. Renovations will update campus offerings and facilities. Local graphic design firm 70kft will design a new Solana logo to be displayed throughout the property. 5G’s renovation strategy for Solana includes prairie colors and weathered metal materials. Additionally, a new gateway entrance will be added to the property. Campus buildings have also been renamed to better align with the new property identity. The new names include: The Vista at Solana (formerly 1 E. Kirkwood), The Terrace at Solana (formerly Campus Circle) and The Plaza at Solana (formerly Village Circle). Renovations are underway and should be completed by the end of 2015.

AUSTIN, TEXAS — A new iLoveKickboxing franchise is set to open at 1700 S. Lamar Blvd. in Austin. The franchise is expected to open in the coming months, however, a firm date has not been set. Bryan McMurrey of CBRE represented the landlord, Collier Properties LLC, in the transaction. Nick Boyd of CSA Realty represented iLoveKickboxing franchisee Alejandro Acuna. The iLoveKickboxing location aims to emulate the workouts of professional fighters, while making them accessible to the average man or woman looking to engage in a healthier lifestyle.

FORT WORTH, TEXAS — Adolfson & Peterson has completed a new medical office building and ambulatory surgical center. The Park Hill Medical Office Building and Ambulatory Center is located at the corner of Kimzey Street and Locke Avenue in downtown Fort Worth. LandPlan Development Corp. of Frisco developed the project, which includes a three-story, 51,500-square-foot medical office complex. The first floor houses a 16,946-square-foot ambulatory surgical center that includes five operating rooms, associated post anesthesia care units, pre-ops and OBS rooms. The remaining two floors feature shell space for future clinics. Construction of Park Hill Medical Office Building began in April 2014 and was officially completed in February.
